HORRIBLE MANAGEMENT
Issues are brought up to management office and all they do is ignore the complaints and issues happening. Murders can happen here and they will not bat an eye to try to make the community safe. Someone was just STABBED TO THEIR DEATH! This is not a safe place to lease from!

The facility promises two hot tubs, two pools, as well as a 24 hour weight room. They are currently offering only one hot tub with none of the other amenities that were promised and still currently advertised on the website do not move here it is a scam. You will be paying for amenities that you do not get to use almost annually. The only help that I received the entire time living here was from the maintenance man he was good at his job the only one

20 hours ago We moved in the apartment complex in August 2018. Gave the vacating notice to management one month before our lease maturity, cleaned spotless our unit. Weeks later they call us that we owned them money for utilities. I was shocked that we owed them for utilities since I called all utilities ahead of our move out day to get all bills. When I called management to clarify they said we still own them money and it's more than our security deposit which was $500. How is it possible to owe that much money in utilities if all utility companies confirm that we don't owe them anything? Management told us to send them an email with our explanations why we believe we should not owe that much. I did send them an email and never heard from them back. I was ready to get over not receiving our security deposit back and only 4 months later we received a bill from collection agency to collect our debt with "Twincreeks apartments". Dangerous company and naughty people who can ruin your credit score.

The staff are so nice and helpful. They answered all my questions, they were very knowledgeable. Sandra was very welcoming and friendly. I would definitely move here. I love how quiet it is and the area feels peaceful.

The staff is very easy to work with and friendly. Sandra has been most helpful in helping us complete our move across country. The environment is very quiet and clean. We are looking forward to the installation of the new gym. This is a nice place to live - close to the mall and other entertainment. 33

Mailboxes were broken into FOUR WEEKS AGO! And nothing, absolutely nothing has been done to prevent this from happening again and/or no steps have been taken to protect the safety of our mail! I mean it's been four weeks and no one has even fixed the mailboxes! (See photo) Management could care less about the people who are spending $1000+ a month to live here and they make that very very clear! Residents are suppose to pick up mail in office during office hours but I have gone three separate days now during "office hours" and all three times there were signs saying "be back at.." DOES ANYONE WORK HERE?! Not to mention when I finally got my mail I had a pile of someone else's mail in with mine... me wonder where my mail is going...

Absolutely terrible experience here at TwinCreeks! Our upstairs neighbors have straight up told us they're trying to get us evicted because they don't like us so they complain every single day. And today we came home to not one, not two, but THREE complaints on our door and WE WERENT EVEN HOME! So clearly they don't even follow up on these complaints, they just write you up without any investigation. Not to mention, we put in a request for a new dishwashers four weeks ago on Thursday and was originally told it will be here in two days. We waited a week and called again and was told that our maintenance guy forgot to put in the request for a new dishwasher so we would have to put in ANOTHER one, which we did that day. And here we are still washing our dishes like pilgrims, FOUR WEEKS later. They couldn't care less about their residents here and their inexperienced staff makes that very very clear.

So there are two pools. Every Sunday and most saturdays one of the pools are closed and the other one is full of people hosting private party's. The water is disgusting, cloudy and can't even see the bottom of the pool. The leasing office is always closed. Work orders takes weeks. Dog poop all over the place! They redecorate the leasing office every month. Why waist the money and put in a dog park. Once my lease is up I am out of here. One good note my apartment is quiet and has ac.

I lived at Twin Creeks for 10 years when they have me a 60 day No Cause Termination of Lease. They never gave me a reason why, but I believe it was to update my apartment and to charge more for rent. Over the 10 years I lived there I had issues with upstairs neighbors all the time. Office staff never imposed the quiet hours. After hours security tried their best but their hands were tied in what they could and could not do. The office staff would lose rent checks and then give 72 hour eviction notices all the time. Very poor customer service from the office staff, but the maintenance staff were very nice when they came for repairs. I would never recommend this apartment complex to anyone. They let anyone in and do not take care of their long term residents.

So far, so good! -- Have lived here since October and am enjoying my apartment here. I think the negative reviews really depend on "where" your apt. is in the complex, and of course who your neighbors are! I am in the back away from traffic and it is beautiful back here! It is also very quiet! I have found the staff to be very responsive and quick to act. My apartment was clean and the floor plan is a step above average. The rent is a bit spendy however, and if I relocate that will be the reason (I really would like to stay!). It feels safe to me --- I had to call one time regarding noise and immediately a "security" person came to tell the neighbors to be quiet. I would recommend this complex (just be aware WHERE your apt is) -- plenty of parking (covered for tenants). There is a charge for water which can be spendy ($50.00/month)! --- Pets are allowed for a rent fee -- carport at no charge. I like it here, but is a bit high in rent.

The apartment complex looks dated and dirty. The pavement, stairs and vinyl siding leading up to the apartment entrance were filthy and remained so even after pressure-washing had been done. The apartment itself was clean. I have no complaints about the space. The fixtures and appliances were old and noisy. The apartment was near Sunnyside Road; I could hear every vehicle that drove by, which became quite loud during rush hours. The walls transmit sound fairly easily. I had a horrible upstairs neighbor who would bang on their floor at all hours. This isn't the fault of the complex, but the office wasn't able to do anything about the problem. If you have an inconsiderate or noisy neighbor you're going to have a bad time. The downstairs neighbors didn't clean up after their dog's messes, so there were always piles of crap all over the back yard. To be fair, the office staff were professional and as accommodating as possible.

We were three guys who moved in together for a short period of time. We are all polite and considerate and we always paid our rent early. From pretty much the time that we walked into our apartment the management was very rude to us and acted as if we were terrible tenants. I would never recommend that anyone live here. Too much money for such a cheesy block of apartments and the management treats you as if they don't like the $1000 a month that you are giving them.

This is the worst apartment we have ever lived in. Our neighbors upstairs were LOUD all night long. The walls of this place are thin and you can hear everything anyways. We complained multiple times and nothing was EVER done. It got to the point where we felt the benefits of breaking our lease outweighed the cons. Kids are aloud to run around without any supervision and throw trash everywhere, which never gets cleaned. Maintenance does come, but replacements are used and you need to call them back a few times before getting something that actually works. The ladies in the office do absolutely nothing to work with you and are generally hands off. Also, when you move out they will make sure to ding you on everything they can, down to light bulbs...no joke. We were charged a cleaning fee and for a clean apartment among a plethora of other things. My advice, STEER CLEAR of this place and go up the road. Nicer management as well as better area, minus the thin walls of this hell hole.

If you are thinking of moving here, make sure you do a thorough inspection of the place. I'm renting D30 and the floor is unleveled. Most noticeable in the kitchen. Counter tops slant towards center of kitchen. The refrigerator door doesn't shut good because of this. I have to either slam it or observe it for a few seconds after shutting before walking away, making sure it doesn't come back open. Came home a few times with it ajar. Had to put in a maintenance request twice for the washing machine. Put in several requests complaining of lack of hot water..finally remedied after over a month of complaining and maintenance requests. I would not rent here. I'm here only because I'm a travel healthcare worker and my agency put me here.

I am a single parent, just trying to make it by from month to month. Even though I thought the rent was a little high, I wanted my daughter in this school district, so I payed and it has been hard what with the water, sewer and garbage being an extra 70.00 a month,(which I was told would be about 40.00. never been under 60.00) but now, if I dont sign the new lease, my rent jumps up 128.00 more a month. This is crazy high. Ive never caused a disturbance, never paid rent or utilities late, never had a parking violation and yet, they make it impossible to stay unless you promise them a year of your life. I expected 40.00 to 60.00 dollars, but 128.00? On the plus side, the office staff is very nice and helpful.

Not Helpful
I have Very noisy neighbors. The apartment complex told me, there is nothing the can do, I have to call the police. The police said, tehre is nothing they can do, that I have to talk with the office. It is a VICIOUS circle! Not okay. They have their music on from about 8-9PM until 6-8 AM.

Dissatisfied tenant
I have lived here for a year, my husband for 5 years and since affinity property management has taken over we r not happy. They r more concerned about taking out an oregonian food day stand than they are about cleaning gutters, fixing pavement and sidewalks, making sure the "gym" is in working condition or updating it. And overcharging people for water/ sewer/ garbage and charging an arm and leg for a garage. You are better off renting or buying a house for this price. I owned a house once before and NEVER paid this much for water/ sewer/garbage! My husband has fallen on the sidewalk where the sidewalk is uneven and had not been fixed after complaining! The property managenent also had a bright idea to replace all walkways leading to our doors with sone sort of material that when the temperature drops the walkways freezes more and becomes slick more than if it had been left concrete!

Nice, but a little spendy
The price of units are ridiculously expensive, and the appliances need updated. The floorplans are spacious and set up nicely. There's plenty of parking. This is a large comples, so there are alot of people and activity. It's pretty quiet at night for being on Sunnyside. The elementary school in this location is GREAT! I'd say I do recommend these apartments. Also, if needing section 8, they really do work with you to get you into a unit.

don"t rent here
no manager or ast lives here-so they really don't care. Built very very cheaply although they look nice- you can hear everything with neighbors(if you get my drift) vehicle was dinged and scratched repeatedly and on purpose- so unsafe for your car. Management just does not care. To many units for managers to oversee and they are not concerned with loud music or noise. Big problem is pool-open 24 hours and neighborhood uses it as their own. Simply much nicer places to rent in clackamas especially for the money and care by the management.

Nice place to live
We lived at Twin Creeks for the past year while we were temporarily in the Portland area. The management and staff were very friendly. They have recently gone through a change in ownership but the managers are still the same. A lot of things have been fixed up around the property and the maintenance requests we put in, although we indicated were low priority were taken care of very quickly. We did have an issue with a neighbor but the management was very professional in helping us deal with it. Overall we thought the complex was quiet and peaceful. We had a great view out the back of the park reserve. The apartment was clean and had a large living area. We also thought the price was very affordable. While living there I visited many other apartment complexes in the area and felt very lucky to be in the one we picked.

Overcharging move outs
I know the owner of the apartments. The main office dictates the move out charges. No one ever can contact the main office or Judy the one that dictates the the charges. She never even goes to the apartments, just orders management what to do. Their phone number is 503-658-3777 ask for Judy she is the boss.

Please, don't move here!!!
My daughters and I moved into Twin Creeks in 2005. I have to agree that the review about management was correct. They are very nice to you before you move in. We had numerous problems with our neighbor upstairs. And management was not helpful whatsoever! All they said was that they cannot tell my neighbor to keep the noise down. What kind of garbage is this? If you are management and your tenants do not comply with the rules, you contact them and make them quiet down. And the neighbors downstairs were obviously doing drugs, their place reeked of weed mixed with cigarette smoke. And their kid always peed in the grass whenever he was taking their dog out. I complained and management did what? Nothing. We recently had a family emergency and had to move out of Twin Creeks and in with family. The long list of things to clean before leaving was totally laughable! I lived on the second floor and they expected me to clean the OUTSIDE of the windows' These were things they just set people up for loosing their deposit. Hope you don't move here
My family moved into Twin Creeks in 06' we lived there until recently. After the first 3 months it was very apparent we had made a huge mistake. The review about management was correct. They are very nice to you before you move in. We had numerous problems with our neighbors upstairs (things I cannot type on the internet). And management was not helpful whatsoever! They wanted their rent and that was about all. We had been home owners for years and had sold our house. This was a rude awakening to us how apartment life has gone so downhill! The neighbor upstairs from us was a felon (we found this out just looking online). Obviously this isn't ever really cked out. So beware, who knows who you might have for neighbors. And if you are a felon...well this might be the place you end up without any troubles. When we found a place and were ready to move, the long list of things to clean before leaving was almost laughable! I thought, whomever cleans inside a light shade?
