I&#39;ve been living here since January of 2007. Me and my husband are not renewing the end of this month (January 2009). The rent is too high and is being raised another $30 this upcoming year. The two bedroom is nice which we now would need since I am expecting in the spring. Basically its the same thing as the one bedroom except there is a door on the den&#44; not worth it.
The parking is horrible&#44; there are so many cars that are out of state that never leave for weeks and some tenants have 3 and 4 cars. If you go out past 8 good luck finding a parking spot near your apartment&#44; you&#39;ll be walking from 3 or 4 buildings down. The condition of the sidewalks and parking lot in the winter is horrible. No salt at all. It takes someone getting hurt for them to do something. God for bid it gets icy or snows on a weekend&#44; forget it. 
Its nice that they allow pets but some tenants don&#39;t know how to pick up after them&#44; and you have to be careful if you walk in the grass.
I do have to say that it&#39;s very quiet here and barely know that there are people next to you.

I&#39;m currently resident at the Bensalem location and CAN&#39;T WAIT TO MOVE OUT! This is the worst place I have ever lived! Whenever we have a maintenance issue&#44; talking to the management office is worse than talking to a wall. At least the wall won&#39;t talk down to you like your a child and then proceed to call your wife to complain to her about how rude you were to the maintenance man (even though you have explained to them 4 times&#44; that you don&#39;t want anyone in the apartment when no one is home). My wife and I were sleeping when we woke up to our door creaking open and someone shouting &#34;hello.&#34; My wife and I were both sleeping at 7:45am and I should mention... sleeping NAKED&#44; b/c our air conditioning wasn&#39;t working. I had to quick jump out of bed&#44; put shorts on and run to the door (which we place a side table with a lamp on it right in front of the door - just in case an event like this happened). The maintenance man was still trying to push his way in after I repeatedly asked him to stop. I told him he was not allowed in and he needed to come back later AND that we have told the management office 4 times about not coming in our apartment when we are not here or do not answer the door. He just stood there looking confused and I had to ask him to leave twice. Ever since then&#44; I will only allow them in when I am home. My wife is very concerned for her safety and our 2 year old daughter&#39;s. Another episode happened after that. We can&#39;t begin to count how many maintenance issues we have had with this apartment! (We have only lived here for a little over a year.) About 3 months ago we had a horrible leak from our roof&#44; coming into the bathroom. Apparently they hired an autistic man to do EMERGENCY maintenance work. I was at work and my wife and daughter were home while this happened and unfortunately&#44; this guy came to &#34;temporarily fix&#34; the leak. (He had no idea what he was doing and was &#39;slower&#39; - not discriminating&#44; but he was obviously unfit for this job. He didn&#39;t know what dry wall was&#44; he thought ply wood was supposed to be used to fix the leak. lol) He was trying to show my wife something in the bathroom&#44; then shut the door for about 2 minutes&#44; locking our daughter out while she screamed and banged on the door. My wife said she was trying to get around him while being as polite as possible&#44; but he ignored her when she asked him to move 3 times. She had to literally PUSH him out of her way to get out of the bathroom! After doing what any person could have done.... cutting open the pouch of water on the ceiling and putting a bucket down&#44; he thought it would be a good idea to have some &#39;small talk&#39; with my wife about what she does on a daily basis&#44; if she takes our daughter to the pool&#44; does she go to the gym&#44; and does she go to the pool too! After asking him to leave several times&#44; he tells her that he is the  maintenance man on the weekends&#44; the hours he works and she should call him if she ever needs anything. He then stood in the doorway and proceeded to stare at her for an extremely uncomfortable 30 - 40 seconds. According to management&#44; I&#39;m rude and unreasonable. haha **Sorry for the long story&#44; but thought you should know WHY we do not like this place and would NEVER RECOMMEND THIS PLACE TO ANYONE!!! Also... there is never any parking at night&#44; they are extremely over-priced&#44; you can&#39;t choose your own electric company (and how convenient is it that we go on vacation for 2 weeks and our bill is close to $200!) and lastly.... they are so money hungry that they charge you for trash. lol You might as well rent a nice house for what your going to pay for over here.

**UPDATED**  The only issue for the longest time that I had with this apartment complex was the exorbitant electric bills.  In the summer&#44; it could reach as high as $360 per month for a two bedroom apartment.  I have only had to deal with the management the past month&#44; and they have been horrendous.  Apparently&#44; there was a sewage line back up&#44; and they repeatedly had people out&#44; but it was never fixed.  I come home one night from work&#44; and the sewage line had backed up all over the front of our courtyard.  With multiple calls to emergency maintenance&#44;  we finally received a call back.  The maintenance guy came out and tried flushing the pipe and the next day it was overflowing again.  Again&#44; nothing from the management company.  After talking to them repeatedly about this issue&#44; and them ignoring us&#44; we decided to move out.  Since&#44; we decided to move out&#44; they feel they no longer have to talk to us about this issue&#44; and we should just deal with it.  I do have picture evidence backing up this claim&#44; and highly recommend you find somewhere else to call home&#44; that will leave you with less stress.  ****UPDATE**** To respond to the managers response:  Five weeks with no communication&#44; is not as quickly as possible.  Also&#44; I posted two new pictures&#44; which shows the problem is still not taken care of because of sunken dirt around the sidewalks.  This poses a real issue&#44; especially since you have children that play in this courtyard.  The dirt has been like this since July 5&#44; 2013&#44; when they &#34;finished&#34; the work.  I went to the office on July 15&#44; 2013&#44; and I was told that they still haven&#39;t heard back from the landscaper&#44; so we just have to wait.  Wait until someone gets injured&#44; and then maybe they will actually care about their tenants&#44; I wouldn&#39;t hold my breath though.

This place seems fine at first&#44; until there&#39;s a maintenance issue&#44; or something that goes wrong&#44; or you have to park&#44; or deal with management... you get where this is going; then it becomes the absolute worst place you could ever live.

The parking situation is terrible.. there aren&#39;t enough spaces for all the apartments&#44; and the layouts are terrible. There are abandoned vehicles used as storage lockers in the closest spaces that don&#39;t move and take years to get towed away&#44; and there are spaces still marked as handicapped with apartment numbers on them that have new residents that are not handicapped... so they just remain empty spaces. Don&#39;t get back after 8 pm or you won&#39;t even have a chance of parking near your apartment.

If you have/like pets&#44; don&#39;t move in here. They make up random rules about how much it will cost you to have a pet... one person on my block paid a $100 up-front fee for a cat&#44; another was overcharged $250 up-front&#44; and we got told it was $50 / mo. There&#39;s no consistency here&#44; and that&#39;s pretty shady...

You can&#39;t pay rent online like other places that have embraced modern technology.

The appliances are old&#44; poorly maintained and break down frequently. Don&#39;t ever rent a first floor apartment&#44; because all the problems with water leaks from washers&#44; dishwashers&#44; toilets&#44; showers&#44; etc will destroy everything below.

Side note: the dryer in the unit vents NOT outside... but right back into the bathroom! What?! I&#39;m pretty sure that&#39;s terrible to breath in and also a fire-hazard.

Our washing machine overflowed 3 times in one year&#44; and rather than replace it they just kept &#34;fixing it&#34;... well good job on that one.. seeing as it wasn&#39;t fixed.

Most recently our toilet feed line broke (because it was a cheap&#44; plastic fitting&#44; not metal... they couldn&#39;t spare the extra $1 for that one) while I was at work&#44; flooding the entire bathroom&#44; washroom&#44; hallway&#44; and part of the den&#44; living room and bedroom. When the maintenance team was there they were making comments like &#34;oh it was a plastic fitting? yup&#44; saw that one coming.&#34; Note&#44; that the den and bedroom were separated from the bathroom by walls... so that just goes to show how poorly sealed everything was. The downstairs neighbor had her entire apartment destroyed by this 2 hour long water leak. When maintenance showed up they vacuumed the water&#44; told me they had no towels and then recommended that I (yes... me&#44; not them) dry the bathroom real well so I don&#39;t get mold... The walls were scuffed up by their carelessness and there was dirt left everywhere in my tub and sink.

After going against my recommendation of removing the padding from the soggy carpet they just put fans in overnight... now everything reeks of mildew and is stained. They went on to tell me that the stains were from a dog... funny because we don&#39;t have a dog&#44; which means they chose not to replace it 3 years ago when we moved in&#44; but lied to us in telling us the carpet was &#34;brand new&#34; when we arrived. They refused to put new carpet in&#44; and wanted me to continue to pay them an overpriced amount for rent and allow them to just shampoo the carpet. The property manager and most of the maintenance staff are careless&#44; disrespectful&#44; and will do anything they can to save a buck rather than save a resident. Terrible&#44; terrible&#44; terrible.. DO NOT MOVE IN HERE!

My boyfriend and I just moved into this complex after touring many other places in and outside of the Philadelphia area. On our first tour&#44; we noticed how well kept the grounds were and how nice the office staff was. The fitness center is modern&#44; clean and never seems too busy&#44; which is important for us because we&#39;re very active&#44; and most other complexes charge a fee or don&#39;t have enough machines available. We rented a 1 bedroom apartment&#44; which is perfect for a couple&#44; because it comes with a den (office space) that can double as a guest bedroom. The bedrooms look very similar to the model shown on the tour except our apartment does not have a washer/dryer (we didn&#39;t want one) and has pink bathroom appliances. Upon move in&#44; we noticed we had brand new carpets&#44; and we just asked the maintenance staff to fix minor things&#44; which the office staff assured us would be fixed. From moving out of the city&#44; a huge advantage is the lack of noise here-- you can hear birds instead of street noise all day! Parking is also easy and close to the apartment.

My worst experience in 10 years of renting. My wife moved temporarily to PA and we had to rent something near to her work since she was pregnant. Signed a one year lease. When we moved into the apartment&#44; it was extremely unclean. Leftover food in the dishwasher&#44; cobwebs everywhere&#44; unclean commode. The only reason I decided to stay was because of my pregnant wife. They came in a few days later and fixed some of the things. But still this apartment was not ready for someone to move in. The property manager then refused to honor the move in referal since he had to pay rent.com a fee. Five months after we moved in&#44; the apartment was infested with mice. We had to wait a couple of days for the exterminator to come in. We were lucky that we moved out of the apartment within 6 months. 

I just got my check of my deposit amount. And guess what? There is a deduction for $150 since the bath tub was unclean and I was told I should have let the maintenance staff know about missing caulk. Had a fight with Valarie Maier&#44; the property manager and she is someone who just wouldn&#39;t help you with anything. Overall&#44; an experience worth forgetting. 

Pros: Nothing
Cons: &#34;Catch by your balls&#34; policy from the management&#44; maintenance staff is lousy&#44; management are blood suckers&#44; there are better apartments in nearby towns. 

STAY AWAY FROM IT. Else&#44; be ready to lost some money from your deposit and to live with spiders/mice and some other insects.

We love our apartment. The option to have a smoke-free unit was great. No second-hand smoke to make our baby sick. Many amenities to boot...

I moved out of Village Square over the summer and it was the best decision I ever made.  I am paying less owning a house.  My mortgage is lower than the rent and the electric bill is half of what it is at Village Square.  My bill in the summer peaked at $230.  I have a 3 bedroom row home now with 3 floors and haven&#39;t paid even close to that in electric.  Something fishy going on there. Also&#44; they charged me a pet fee when I got my dog of 400 dollars then proceeded to keep my $500 security deposit and charged me another $160 after that.  I shampooed the carpeting prior to leaving and cleaned up&#44; I took pictures.  I also never had central air that worked in 2 1/2 summers&#44; even after contacting the Better Business Bureau.  Stay Far&#44; Far&#44; Away from this place.  

Good:
pool&#44; courtyard set up for dog walks is nice&#44; close to homes for longer walks

BAD: 
Parking after 9pm is like winning the lottery. Maybe you will get lucky and get a spot. There are also a ton of unused handicap spaces in certain courts. I know who they used to be for and they have since moved out and no longer need the space and yet the signs have remained. 
Snow Removal is terrible - had to dig ourselves out to get to work because maintenance does not come out to shovel until the storm is over&#44; and plows push all the snow back onto your nicely dug out space..
Electric - $$$$$$$ unless you can never use heat or a/c EMS charges a base of 120 a month&#44; you have no choice in the matter&#44; forget doing laundry your bill goes even higher and they ridiculously small and the dryer runs for hours and things are still damp
Old old old - all original not energy efficient units; a/c&#44; appliances&#44; etc. unless you get the modernized kitchen which is more expensive to live in
Office manager/person in charge- we had water problems for the past 3 years and they do the same thing over and over. (see long paragraph below and pictures). 
Dog park - pitiful condition&#44; no one cleans it up&#44; the fence is curling up so if you have a small adventurous dog they will be able to get into the pool area near the big pine trees - we have complained numerous times and it&#39;s never been touched. 
** House centipedes are the common bug that inhabit all the apartments after talking to my neighbors&#44; and cicada bees come out in the summer and are a nuisance since they live in holes in the ground and do not like to be disturbed&#44; they often dig one right near a door or main walkway. 

***WATER/MOLD***
Our apartment was a mini dream come true. Affordable&#44; spacious for a newly married couple - 1 bd&#44; den apt. BUT - EVERY year we have torrential rain in PA&#44; the corner in the front of our apartment since we are on an end gets SOAKED. The entire padding under the carpet gets saturated&#44; and the carpet gets wet&#44; the wood tack strips absorb the water like a sponge - and all they have done is bring in a big noisy fan to &#34;dry&#34; the exterior wetness&#44; cut out the wet padding&#44; put in new padding and put the now dry carpet back on top. Consecutively for 3 years this has happened. Recently after Irene - again more water seeped in&#44; we pulled up the carpet to reveal BLACK MOLD everywhere that was growing from the moistness. Maintenance could not get it off&#44; try as they might the black stain survived their cleaning attempts. And it took them all of winter to replace the exterior lighting in order to see to walk to your car&#44; so if there was ice you could not see it until it was too late. Problem after problem&#44; and they were not easy to work. Once this last rain came back they finally dug 6 inches in to &#34;seal&#34; the foundation and again it still got wet inside. We are now rent free since we are moving anyway and were terminating our lease. I just feel bad for whoever will move in to our apartment after we leave because they will just make the outside look nice and probably not really fix it since we are now leaving. ****Peel up the carpet when you walk through on the outer edges and look for signs of water damage and mold stains! And the rent has steadily increased each time you have to renew your lease. **Our kitchen is the original too all the appliances are old and not renovated like in the models. Our oven was not consistent with heating and I hated cooking in it because half of everything I made would burn or be ruined. 

OK at First Glance

Korman Residential is the safest apartment community I&#39;ve ever lived in. and who else offers smoke-free apartments? I totally agree with Kelley. The service here is amazing.  There&#39;s a private off-leash dog park called the Woof-Woof club. The property manager is very professional and treats us with lots of respect. and the business center is convenient if I ever need to access my email or print something as i&#39;m heading out the door. and it&#39;s all free. I love the fact that there&#39;s free Wi-Fi by the pool!&#8206;&#8206;&#8206;  The fitness center in the clubhouse is great&#44; so it&#39;s sooooo easy to work out when i get home from the office.

I love the Korman Residential&#39;s Smoke-Free apartments

I think Village Square is great! It is a clean community&#44; the service is great&#44; and the location is perfect (close to 95 and Rt 1). When I moved in two years ago&#44; I thought everything was really nice&#44; and the staff there has kept it that way. They even started putting in high end looking kitchens&#44; which I was able to transfer to not too long ago. Do yourself a favor and go see it for yourself.

avoid at all costs! trash and snow removal are terrible, staff are rude and snotty, electric bill is insanely high especially in summer, pool is only open during peak time in the day so don&apos;t count on using after work, parking is atrocious, neighbors are trashy, the gym is a joke, rent is way higher than they have posted on any websites, landscaping is done at the most inconvenient times and rarely done at all, maintenance is extremely shoddy, overall bad place to live.

Wonderful staff.Maintenance is prompt when needed.Beautiful apartments and grounds.Weekly landscaping in warmer months Quiet and peaceful enviorment. Close to all areas of Philadelphia and New Jersey.

Very quiet and nice. I feel relaxed do to so much quietness. I love how everyone is respectful and how peaceful it is in this community. Apartment is very cozy and great place to relax due to the quietness. Maintenance very nice clean and gets the job done in a timely matter and they clean up after.

I feel as long as you look, and decide to get an apartment here , I suggest go for the upgrade, we are very happy here . Yes things change allover, price overall is very important!  They care about their apartment and having happy renters ..

Since I moved in the village square, I got so many good experiences ??
First, I went to get a tough day as a moving day and I was impressed by the leasing office staff, Ajah giving me small welcome gifts.
There were some bottles of water, snacks, an oven glove, a nice key-holder and free pizza coupon!
Also some cold water in my refrigerator. 

Secondly, there are friendly neighbors.
They were willing to help me throw boxes away after I moved.

Finally, it is almost perfect maintenance. 
When I needed something, They (thanks to Darwin, Jim and Mamet) came to my apartment so quickly. And handled right. Also very friendly. 
They change the filter of air conditioning and smoke alarm every three month. 

They throw a bbq pool party four times an year. 

I'm a housewife and I'm in this community all day. So far so good!!

Neighbors are great, maintenence staff is knowledgeable. Down side is residents get charged double electricity since it goes through a 3rd party company for billing. Also you can only use Comcast for TV and internet

Berger community is very nice to   apartment location is on street road everything near by our   maintained and   year they planned several   Friday breakfast in   short I Love to stay in this apartment and i recommendation to other people to move our community

Community great.Rent increases too high. Maintenance  excellent. They go way beyond.Neighbors nice.Grounds well kept.Well kept.The only improvement I would like is carpeting.My carpets were 3 years old when I moved in.I have been here this July 5 years.Even though we get them professionally cleaned twice a year they are getting matted down from wear.

My neighbors are the best.  They are very helpful and very friendly.  They are really nice people.  They are always willing to "offer" a hand if something is awry and alert me as to any concerns in the community.They are quiet and nice to talk to.

The community is good place to live. The facilities and maintenance is nice and good. The request are resolved in a days time. The gym has equipment's which are more than any other apartment complex around. The management people were nice to me at least. There is a breakfast sponsored by apartment every Friday at club house. The surrounding has all the things you need. NO need to take  a car around at the time. Everything is in walking proximity. The place is clean and I did not see any crime happening around or drug issues. Good nice people living here.

I'm happy with amenities and neighborhood.  The community garden and the pool are an added plus.  The gym is a very nice feature.  Grounds are well maintained and manicured. Neighborhood close to shopping and schools

Just moved in but so far the experience has been excellent. I very much look forward to my experience here at Village Square. Especially in the summer with the awesome looking pool. Thanks for everything so far

My experience thus far very positive. I feel safe and the area is extremely quiet. One downside all the dogs. But I've honestly witnessed neighbors cleaning up behind them so it's okay. The gym is kept clean. And I can't wait to relax by the pool area

The staff was very friendly and helpful during the entire moving process (before and after). I also love that animals are allowed in this community. The grounds are well kept up and the location is very convenient.

My experience living here has been great, it is a mostly quiet and clean community close to some good restaurants and grocery stores.  The landscaping is well maintained and the pool and fitness center are a welcome bonus. My favorite included amenity is the community garden, spots are limited but if you're able to get one of the plots you are provided with all of the tools to set up and maintain a basic garden just bring your own plants.

I have had nothing but positive experiences since the day I moved in. I absolutely love it here. The staff is very knowledgeable. The property is maintained very well. The maintenance team is fast and efficient.

Very nice community only one problem is that one bathroom only otherwise this the best place to leave in Bensalem and good price also we really appreciate the staff and office people that thet try to do so much activity on each festival

Village Square is a wonderful place to live. The neighbors are friendly, the apartment is spacious, and one very important thing is there are no bugs!! The grounds are well kept, snow is always removed!

Yes we would love to live in a prefect world , or live in the perfect community, but we don't , there are ups&  downs , here too ... Nothing that can't be fixed , its safe !!! The 1 thing i( we) don't like is that they have a GARBAGE FEE , THAT WE DONT NEED !! we take out our own garbage everyday !! That fee goes on the rent !!! We should have an option to choose yes or no ! With everything going up $$$ . that would be the only thing I wish they would let us choose, I feel that people take Advantage of it , and some of us, suffer !!! With the summer time & the Sun beating on garbage, left outside is not fair for the ppl. Living here, smelling that !!.yuck .but we are happy here ...

Awesome experience so far. I am only one month in, but I love it. A very quiet community. This is one of my pet peeves. No noise. I like the well kept grounds and awesome management office team. Great.

I love it here. My apartment is beautiful. If anything were to go wrong maintenance is there in no time to take care of it.The stuff of leasing office is amazing always take care of your convenience. Good location, close to groceries stores.I wouldn't want to be anywhere else!
