Hell would be better
If zero stars were an option, I would choose that. Renters beware. Bucks Run may look like a cheap option, but you will absolutely pay for it in other ways. In the winter, expect electric bills around $400 for a small apartment kept at 62 degrees, and you will still be cold. We lived here for five years, and during that time we witnessed multiple evictions, squatters, drug use, and severely overcrowded units, including up to six adults living in a one-bedroom. We also dealt with bed bugs, roaches, mice, and other ongoing issues. There are only eight washers and dryers for the entire complex, and they are frequently broken. It was not unusual to find cigarettes, tampons, or bandages mixed in with our laundry. Maintenance is the bare minimum, if that. The buildings are in serious disrepair, with constant temporary fixes using tape, glue, and other quick patches instead of proper repairs. The original single-pane aluminum windows let cold air pour in, and you can literally feel drafts throughout the apartment. The walls are extremely thin. We could hear our upstairs neighbor using the bathroom from our bedroom. While there has been new management over the past year, and they are somewhat more responsive, the overall condition of the property has not meaningfully improved. Photos are included so you can see exactly what you are getting. Areas that appear to be painted over rather than properly addressed, questionable black spots in walls, and poor-quality repairs throughout. If you are considering living here, please take this as a serious warning.

Maintenance is spotty at best. Onsight property management questionable and deliberately difficult to deal with most of the time. Management company ( Affiliated Mgmt) is based in NJ and is EXTREMELY ( take it as being forewarned) unprofessional. As the other reviewer also stated, potential for much stress if you do not bow to their demands. You'll be left wondering why you are paying the amount of rent for what you get, and don't get, in return.

Let me begin by saying Susan is the rudest miserable person you will ever meet. She is extremely unprofessional and unkind. I don’t understand how she is a property manager. She reminds me of a disrespectful teenager that never grew up being taught manners or shown respect. Do not bother emailing this lady, she will not respond to any questions or concerns residents have. I should have known to stay away from this property after reading numerous negative reviews about this lady. I’ve learned my lesson. Let me not forget to mention that the trash cans are right outside of the property and aren’t gated so depending on what unit you have that will be your outdoor view. What a lovely thing to wake up to every morning. Neighbors are loud during the late hours of the night and there is no ventilation in the apartments which makes for drafty apartment in the winter and you can hear your neighbors every conversation. I would have thought that after some years the property would be in better condition, but they have not seemed to fix the big concerns on the property. They have only done minor renovations. Let me say that I have warned you. Look elsewhere for a home, this place will stress you out to the max and you can find better for your money.

I have lived here with my husband for 2 years now, and while there have not been any major issues (aside from the tub being clogged when we moved in, and drywall tape falling on our heads), any issue is usually addressed pretty quickly but is done very cheaply. All appliances need updating, big time. Most of them are old and very cheap. The biggest drawback is the $15 raise in rent for every year you stay, and the difference in pricing they charge for the same exact units. I referred a friend to move in, and his rent upon signing was about $20 cheaper than ours ( same, two bedroom, one bath upstairs unit). We have a neighbor who smokes heavily and slams his door at ungodly hours of the night and makes our whole apartment shake. But other than those things, it's not terrible here. My biggest complaint is just the large jump in rent every year with no regard to good tenants who've never had issues or paid rent late. Will not be here for another year. I don't recommend it since you'll be paying $45 more than when you first moved in if you stay for three years. It's cheap to move in, but expensive to stay. It seems they do not value long-term tenants.

My boyfriend and I have been living here for 5 months now, and don't have too many issues. We like our unit, and they handle rent very fairly. I have loud neighbors, but thats not really their fault. The huge perk to moving here (and why we did) is the move in cost is cheap...when we moved in there was a first month free special going on, and everything was waived except the security deposit so we moved in for $500 and didn't pay anything else until our rent next month.. a way sweeter deal than the normal first,last, and security needed. PROS: Cheap to move in. Great Maintenance guys... always come within a few hours and are super nice. Comparatively cheap rent. Super cat friendly.. everyone has cats here. They say indoor only, but most people let their cats out and are friendly with yours. No bug problems. No hot water or sewage issues. CONS: You might live next to loud people... but thats anywhere. You usually have to buy your own mail key when you move in... $30 Some units are way nicer than others... our unit has a lot of stains on the carpet from the previous tenant, but our neighbors is way better, and her whole apartment just looks nicer. Laundry can get super crowded and you have to wait a while. Plus it gets expensive paying almost $2.00 every wash and 1.50 every dry if you have a lot of clothes. If you want to move our you have to give a LOT of prior notice. Overall its a good place to live. Its very safe.. some police officers even live here. Theres a mix of young families, college aged people, and a large amount of elderly people. But everyone pretty much keeps to their own.

Decent place to live. It's not anything special but if you're looking for a safe, quiet place within walking distance of shopping then this is perfect! I walk home after closing almost every night and I feel perfectly safe as a young female. It's not pretty but maintenance is wonderful. They respond promptly and I've never had to call a second time. They've actually startled me a few times. I was out back and he shows up not 10minutes after I called with a minor issue. The one issue is the parking. It's fine if you have one car and don't have many guests. They do have a tiny guest lot but a lot of residents use that for their second cars. There's a lot of college students staying here and thank God they are quiet. I didn't even know college girls lived above me until they told me! I can see myself living here for many years.

Have resided here for a while....most apparent issues are poor parking, crumbling asphalt in driving/parking area, and at best poor to apathetic attitudes from landlady Susan and management company in New Jersey. At the current time, there ARE suspicions of drug activity in one of the units, along with safety issues that would arise from such. This has been reported and response was negligible. Why would anyone wish to pay ANY amount of rent only to be putting up with that??

Awesome place!
Ok my family and I have been here for 3 months. And so far so go. I'm guessing these people that put this place is trash are spoiled brats and don't know what it's like to live in a really crapy Appartment. I lived in festerville before and if you want trash move there. Now I will say the main lady that runs this place and whistle wood has a attitude problem. But anyway the maintenance guy is really good and fast and the people here are really nice. There's a cop that lives in the complex ( so it can't be that bad ) if you would like to know more please dont be shy and e-mail me @ vsgiovinazzo@yahoo.com. And no I don't work for them. I'm just sick of seeing these crapy reviews when there not deserved. Let's face it no Appartment is perfect but this is pretty damn close

Average place
My roommate and I have been living here for about 3 months now. Overall, I think it is a good bargain for the cost, although there are several drawbacks. Like others have mentioned in their reviews, this place IS definitely drafty, to say the least. The heating/cooling efficiency leaves much to be desired. Every heating or cooling vent is located right next to a window or door and you can tell the windows and doors were installed poorly and cheaply, and do not hold warmth in at all. Our electric bills have been pretty hefty this winter, and that is with us bundling up in layers so we don't have to turn the heat above 65 degrees. Another negative thing worth mention is the water temperature. Hot water is very limited, and I can't imagine how more than two people in an apartment could get ready around the same time, there just wouldn't be enough hot water for everyone. I also do agree with other reviewers that the walls are thin... our downstairs neighbor is a smoker, we are not and sometimes her smoke infiltrates our apartment to the extent that you would think someone was smoking in here. Other than that, we have been quite happy here. The grounds are clean, we have no problems with any pests, our neighbors seem respectful, etc..Marie, the leasing agent we dealt with when deciding to rent here, is a delightful woman. She was wonderful to deal with and when my roommate called about some problems, she had someone right over to fix them promptly.

Better than a cardboard box
It's great. I have lived at Bucks Run for almost a year & a half and picture the luxury... It is so drafty, there is top-of-the line plastic over my bedroom window so I don't freeze to death in my sleep in the winter. If we divided the rent with the spiders living here, we would pay about $2.00 per month each. The crappy hot water heater lets you choose your day... wash the dishes or take a 5 minute shower. Or you could do both, as long as you like cold water!!! Puffs Plus tissues are thicker than the walls, if my neighbors upstairs walk around it sounds like an African elephant safari overhead. The doors stick, so in order to close one you have to slam it, which adds to the ambiance. The lovely dumpster is outside our bedroom window, so when the garbage truck comes around at an ungodly hour in the morning you cannot imagine a more lovely way to wake up. The refrigerator is broken and there is a soothing river of dripping leakage in and around it all the time. Management is wonderful also. I don't like to work or dealing with people, and responsibility turns me off. I think I would make the perfect incumbant to Susan, who neither answers tenant calls, follows up on problems or acknowledges any issues whatsoever. She's great, ask for her by name. Oh, lest I forget, there seems to be an unofficial "Assisted Living" side-rental going on around here, so there are creepy people in wheelchairs rolling around the parking lot all the time. Maintenance people are very nice, do their best (no sarcasm.) Unfortunately, they don't seem to have the resources to do more than put a band-aid on major problems, requiring multiple SOS calls for something that could be done right in the first place when ancient systems begin to fail. No question, this is rental living at its very best! Come on over!

JUST HEARD MY NEIGHBOR HAVING SEX !!!!
Well I think my summary just about says everything. I have a single mom who lives downstairs. I just got to hear her have VERY LOUD sex!!! I don't care what anyone does, but at least put the radio on. This just lets you know how extremely poor the insulation is!!!!<br><br>

SPEND YOUR HARD EARNED MONEY ELSEWHERE!!!!
This place sucks! Have been here for less than one year and cannot wait until my lease is up! Neighbor below me is loud and obnoxious! Leasing agent and Affiliated Management refuse to deal with the situation. <br><br>Outside of the complex look really bad. They have certainly let this place go down hill. <br><br>Management does not care who they let live here. No one seems to have respect for their neighbors. <br><br>This is certainly not a good living environment. I work hard for my money and for what I pay a month....not worth it!

I AGREE-DO NOT RENT HERE!!!!!
Leasing agent and maintenance are lazy and rude! If you have a problem it will be fixed in about a month-or whenever they feel like fixing it. Came home one day and a maintenance man-not wearing any I.D.-was standing in my apartment for no reason. He was in the wrong apartment! Maybe it was because he can barely speak any English!<br>No apology was ever given although I was scared out of my mind!<br><br>New renters below us have no common courtesy or respect. They forget that they live in an apartment. Their children-yes two of them-are extrememly loud and not disciplined. Makes for a fun living environment!!!<br><br>Outside of the apartments are a mess. Parking lot is mud and gravel. Easy to fall on. I have fallen at least three times! Dumpsters are visible and unattractive. Shutters on buildings are have holes in them and are discolored. This place needs a lot of work on the outside!<br><br>Do not spend top dollar to live in a run down, shabby apartment. You will only end up frustrated and unhappy!!!!!<br>

LEASING AGENT AND MANAGEMENT COMPANY-WASTE OF TIME!!!
We have been living here for about 3 years. If we would have know how much of a nightmare it has been....we would have never moved here. <br><br>Since the first day we have moved in there has been nothing but problems. The leasing agent, Susan, refuses to work with us. She is rudest, most unprofessional person we have ever met. Don't bother calling her for any kind of problem....you will either get ignored or you will have to fight for resolution. <br><br>We have written the management company several times with no response. For some reason they feel they can charge a decent amount for rent without maintaining their property. The outside of the property is a mess. The inside of the apartments are out dated. <br><br>Do yourself a favor and go somewhere else to live!!! We are!!!

The on site leasing agent is rude and offensive. Talking to her is a waste of time and energy. If she is the go between the management company and the tenants, they should be ashamed. Apparently all they care about is that the rent is paid.

TOO MANY PROBLEMS
Outside:<br><br>Landscaping looks good. Shutters need to be replaced. Parking lot needs to be repaved. Lines on parking lot need to be repainted. Dumpsters do not have a fence around them. This is an eye sore. Tenants leave garbage bags and toys on porches and balconies. Rules need to be reinforced by management about maintaining balconies and porches.<br><br>Inside:<br><br>Kitchens are outdated. Dark wood laminate on cabinets. Floors need to be replaced in kitchens. I was told for a new kitchen it would be $25 more a month. High fee for an acceptable kitchen.<br><br>Bathrooms are small and outdated, too. Avocado green tiles can be disguised, but are ugly.<br><br>Bedrooms are good size, but not overly big. <br><br>Living room is nice because there are sliding glass door that go onto a balcony or porch. <br><br>Moving in day:<br><br>My moving in day was a bad experience. Property manager was on vacation. I went to my apartment to see if anyone could help me only to be yelled at by the maintnance man. He told me since I did not sign the lease yet that I was not legally allowed into the apartment. I went to Whistlewood Commons, which is another apartment complex in Dublin the property manager handles. I found her son who then helped me. Meanwhile I have friends helping me move out of my old apartment who are hanging out waiting on me. If that was a mover I would have had to pay them 2 hours extra. Property managers son called the property manager to let her know the carpeting was unacceptable. Urine stains and cigarette burns covered the steps, living room area and hallway. Bedroom carpets were okay. Not great, but okay. After arguing with his mother for 15 minutes, the property manager finally agreed to let me have new carpets. This was after I told her that I was not going to move in until I was able to have new carpets. Two days later carpets were replaced. Huge inconvenience to move everything I own into two bedrooms. I had to work two days after I moved in so it was very difficult to find anything I needed for work that day.<br><br>Neighbors:<br><br>Pretty much keep to themselves which is nice. The only problem I have found is with kids. Some couples have one and two children. A lot of the children are loud. I think it may be because they do not have a backyard to play in. Parents do not seem to get that they live in an apartment and not a single family house. Respect for other tenants seems to be forgotten.<br><br>Some handicapped people live in apartments in an assisted living kind of community. These tenants are friendly but tend to congregate on the porches and balconies early in the morning and late at night to smoke and talk very loud.<br><br>Summary:<br><br>Property manager cannot handle two properties. Only two maintnance men for both properties. Property manager is not helpful or nice. Property has a lot of potential, but unfortunately, not enough TLC from Affiliated Management or property manager.

Clean quiet aparments.
We've been living here for about 10 months and are very happy with the apartment and the area. Management is flakey, but so far have taken care of the necessary fixes in a timely manner. The outdoor area is well maintained (lawn mowed, flowers planted). Laundry rooms are cleaned and maintained. The residents are mostly quiet and friendly.<br><br>The apartments are very poorly insulated and can be drafty and expensive to heat. Otherwise a good value for the area. Definitely the best in Dublin borough.

DO NOT RENT HERE!
These apartments could have potential, they are basically open floor plans with either a deck or a patio on lower levels. Since beginning to rent here the Office Staff (Susan Corbin-Brandt) has been nothing but a waste of time. On move in day she was nowhere to be found, and we had 4 trucks loaded and sitting for two hours until we could sign a lease and get the keys. Later that same year the roof began to leak from heavy snowfall. A call was again placed to the incompetant landlord, with no return. The leaky roof destroyed a $400 kitchen hutch, and a table. Only when threatened with placing rent money in an escrow account, were the repairs finally recognized. Furthermore, the carpet was stained and very worn when we moved in, when a call was placed to have the rugs replaced, there was no repair and no return phone call. The system of management at Bucks Run is set up so that the useless landlord has to do as little work as possible to achieve the bare minimum. If you decide to call, good luck getting a person on the line, and dont bother leaving a message, it will not be returned

Poorly Managed, but Quiet and Safe
This is a aging, poorly managed apartment complex. However, the community is quiet and safe. It is owned by Affiliated Management. The rent is reasonable for the complex, and rent increases have been modest each year. Typically increasing around $15/mo. each year. The facility itself is aging, and sediment has built up in the pipes and water heaters. The high calcium an sediment in the water makes bottled water a must (the water is very tough on coffee pots and all water using appliances over time). Over time, white calcium deposits will build on fish tanks, shower heads and other items. My water heater was replaced in the past few years. The plumbing in the complex is out of date. I am on the first floor and a drainage pipe burst above my restroom due to decay. This required the entire ceiling to be replaced. Additional steps were not taken to see the extent of water damage beyond my ceiling. The maintenance department worked tirelessly to change my ceiling, but I am concerned about any water build up that could cause mold growth in the walls. I also had an incident where sewage backed up into my bath tub. Shop vacuums were required to remove the dirty water to avoid overflow while the issue was fixed. The windows and complex are not energy efficient. The windows and doors allow heat to escape to the outside, causing heat loss. I also clean the window frames at time to remove mold that is caused by condensation around the windows. In the winter, new tenants should consider buying window sealers to conserve heat and electricity. The apartments have electric heat that can get expensive depending on the location of an apartment. For instance, an end unit is typically more expensive due to the extra wall to heat. $300 electric bills in the winter time are not uncommon. PECO recently cut its discounts for electric heat, which will cause these expenses to increase more in the future. Maintenance calls are hit or miss for service, sometimes a call is answered within a day or two. At other times, you can wait for weeks. There is no process at this complex to notify tenants when to expect service. For example, if there are emergency issues that require attention first, there is no courtesy call to let you know that there is acknowledgement of your issue and when to expect service. As a tenant, you will must be diligent regarding your requests and follow up every few days if your service request is not completed. There is also an emergency number, answered directly by the service staff, that I use for my service calls that go unanswered or are urgent before recalling the office. The main office for this complex is located in Whistlewood Commons, another apartment complex in Dublin. In the past year, I noticed there is a staff member on site at Bucks Run's office, but I believe their job responsibilities are related to leasing apartments. There is not automatic billing or direct payment options available for this complex. Rent statements are scotch taped to each apartment 2 to 3 business days before the end of each month. These statements must be mailed to their remittance center with a check. The processing center cashed my check and lost my remittance one month. To avoid this, I recommend that a new tenant write the check number associated with the rent statement on the bill, write a clear memo with the apartment number and the month's rent being payed on the memo area of the check, and keep copies of all cashed checks (online copies are OK). For laundry, there are two newly renovated laundry rooms with 4 washers and dryers in each room. Current prices are $1.25 to wash and $1.00 to dry (quarters only). There are no change machines on site. If a larger facility is needed, the Village Laundromat is a short drive away in Dublin. The complex has Verizon Fios and Comcast available for television, internet, & telephone service. The community itself is quiet and isn't prone to many issues (that aren't extremely out of the ordinary). A police officer lives in the complex parks his cruiser here, which makes the community feel more safe. Each apartment has a patio that are pleasant in the summertime. Grills are allowed on the first floor, but must be pulled away from the building for use. Parking at the development is free. In the late evenings, parking spaces near your apartment may be more difficult to find, but I have never found myself without a space in the complex. If you are looking at this apartment complex, please take the necessary steps to ask appropriate questions regarding the apartments. There are several necessary updates required in many of the units, and it never hurts to ask questions about the complex and the equipment in each unit before signing your lease.

Worst Shower I´ve ever had!
The water pressure sucks, it fluctuates throughout the day so you usually get sprinkled in the shower. Major cold WIND comes through the bedroom windows which means you are freezing and your winter electric bill is VERY high. The Manager is never around. You can call or go directly to the office and no one is ever there. There is no filter in our AC/heat intake vent nor any way to put one in. The patio decking is rotted and the nails are rusty and protruding. Our carpet was not even Vacuumed before we moved in so it was not even shampooed either (lots of stains). Water leaks through the ceiling when it rains and although they have been told, nothing has ever been done about it. <br>That said, it is very quiet and in a cute small town, people mostly just keep to themselves (sometimes good, sometimes not) and the apartments are pretty spacious for the price.

Quiet Country Apartment
Bucks Run is located in rural Dublin. The apartments are roomy, clean, modern and attractive. There is tons of closet space, and all the tennants are very quiet, yet not very friendly. The problem with Bucks run is that the windows are poor, causing VERY high electric bills in the winter (electric heat), there is not much to do at night, as everything in Doylestown closes by 10PM, and the Management is horrible. The manager is unfriendly and sometimes downright nasty, and forget about getting anyone to come out to make any repairs, i´m still waiting, and it has been 10 months! If you can overlook those few problems, it is an inexpensive, attractive, comfortable, quiet place to live.
