Great Place
I highly recommend these apartments nice and clean, Hope the manager will take good care of you. No issues at all. Small community, great location. I enjoy walking my dog by the creek, he loves it. The apartments are big and upgraded.

Amazing Community
I am so happy to be the resident of the Livingstone Apartments. I am thankful and grateful for Hope, who consulted and helped me to find a unit, which best fit my wishes. From the start of an application until the move-in date, Hope was always in touch with me regarding the documents submission and payment procedures. Thanks to her professionalism, everything was perfect. My second impression after the move-in is Community Team. The most wonderful and Kind people, I have ever met. On the first days, I had some maintenance issues in my apartment, but within one week the maintenance Team dealt with everything properly and on time. I highly appreciate it. I would like to thank Hope and Miro. They are the great Managers. Thanks to Hope, I could find all necessary furniture for my apartment. I feel like I am at home. I do highly recommend these Apartments, because the most wonderful people and professionals work here. All members of team are committed to their job. My third impression is the location, transportation and safeties.

Amazed On the What the New Managment Is doing.
I just want to say I leave here 6 years and they are importing so much. I have seen the property manager Hope clean the dumper area herself the trash was a problem but no longer she is on it. Plus, they just install all new lights all over the property. It's so bright. I work crazy hours so that make me feel safe. When you call or text Hope is on it. I highly recommend living here. Hatboro is a wonder town.

The place to live
This is a great community to live! Hope, the property manager is always keeping the place to clean and nice. You can tell the staff really cares about the community. Also, the location is great, and you can't beat the price!

Good Team
I am so impressed with the new team that took over last year. They so on the ball the property has never look so clean. When you call in a service call, they come out right away. I was going to move out but after seeing improvements I just renewed. I do recommend this property. Hope is a great.

Clean Apartments
So clean apartments. I just tour with Hope Fishman and I was very impress with the apartment and I am place deposit. I recommend you stopping by to see them. Looking at several apartments all day I finally found the one I wanted at Livingstone Apartments.

Just finished my tour!!
Just finished my tour!! I just finished touring Livingstone and I wanted to talk about how amazing of an experience it was. Every single thing I saw in the apartment made me fall more and more in love with the idea of living there. I think it might be a done deal and I really think I'm going to love it there.

Highly recommended these apartments. Mark is the best!
I live here for 2 year and my apartment is very comfortable. We just got new management company. WOW there are really cleaning up the place. New lights shutter and my stove was very old and just got new one. Mark is a nice Property Manager that take of his resident. Highly recommended these apartments.

Here is just a small taste of what you'll have to look forward to if you should choose to let these people scam you out of your money. We moved into Livingstone in July of 2018. The basements in all of the buildings, which was promised to us for storage (it says it in the lease), are RIDDLED with mold, old sewage, roaches, and God knows what else. While we lived there, we had a flood (13 inches of water) within the first week. We called emergency maintenance and they did NOTHING other than get the water out. They then left it there, in pools of water, to dry. That created even more mold which created a smell that permeated throughout all 6 units in the building. We then had a sewage backup for DAYS. Emergency maintenance completely ignored it, so we had no choice but to call the fire marshal. The fire marshal of Hatboro, Erick Myers, was NOT happy. They were cited again for this because they planned to let it go until after the weekend, which could have resulted in us all being exposed to methane gas poisoning. The fire marshal had to spend 12 hours overnight at Livingstone to make sure that the maintenance people took care of it. We went OVER A MONTH with no trash pickup (it was in the newspaper- public record). This happened on several occasions. There was also a roach infestation that I discovered after I saw the first one walk right under my front door as well as a leak in my ceiling that just "magically" showed up after a roofer went up there. The maintenance guy stuck a bucket under it and said "I hope it doesn't cave in on you." The final straw was at the end of October. We realized in the beginning of October that our heat wasn't working. They said they were "waiting on a part that was on back order" and that "it should be in by the end of October." It then got to the point where only half of our apartment had heat coming out, and it was not coming out hot whatsoever. They THEN decided to give everyone FORCED heat! So you cannot control the temperature of your apartment. It will either be freezing or extremely hot. We vacated the property on October 31st as I have a 10 year old daughter, and i absolutely will not allow her to live in an apartment with no heat (or heat that I have no control over). EVERYONE is moving out. When Aion Management bought that property, it completely went to ----. They spend all of their time and money paving the driveway, putting a cheap --- wooden fence around the creek that overflows and floods every time it rains, putting new letters on each building, etc. Need something fixed? GOOD LUCK! Another thing: When I moved in (it was still owned by the Galman Group), it was $1,110 for a 2 bedroom, less than 1,000 square foot apartment. We were responsible for electric and gas. Now, with Aion Management, you can get a ------, bug-infested, mold-riddled apartment for roughly $1,500 a month, AND you're responsible for ALL utilities! EVEN TRASH! And just an FYI: Your water bill and gas bill are NOT yours. They combine the usage of everyone in the building and split it! They wanted $120 from me for a water bill for ONE MONTH. But now that I've moved, my QUARTERLY water bill is only $50. Imagine that! DO. NOT. MOVE. IN. HERE. And if you'd like to see video footage of the sewage backup, the flood, the trash that wasn't collected for over a month (they were fined and it was in the newspaper), roaches, the fire department having to come out multiple times due to faulty carbon monoxide detectors, email me. . UPDATE! A YEAR AFTER WE MOVED OUT, I see a hit on my credit report. They NEVER sent me ANYTHING saying that I owed a $207 "late fee" for the month of November, 2018. WE LEFT ON HALLOWEEN. So we took them to court. They thought they won! LOL! I didn't care whether we won or lost! It cost me about $100 to take them to court. It cost them A LOT MORE THAN THAT to hire their clown of an attorney! I asked him if we supposedly "broke the lease," why weren't we taken to court? His response was, "I don't have to answer that." STAY. FAR. AWAY. OH! And now, you have to PAY THEM to MOVE OUT! That's right! A "move-out" fee when you decide you've had enough! It shouldn't take long - our building had all 6 units rented out. They're now down to 2 being rented. EVERYONE is leaving).

I highly recommend you look else where this place moving to this apartment has been nothing but short of a nightmare. I have had problems from utilities to insects. Flood and mold. This place should not be in business. You can do better

I live here and I am not rude or ignorant.:) I think everyone here is very pleasant. Inside of my apartment is really nice and I always get compliments from visitors. Any time I have had a problem, I call the office and management comes within the hour. We really enjoy it here, of course there is the fighting neighbors but we just close the windows. ;)

This place is a crap hole. Everyone that lives here are rude and ignorant. The management sucks and don't care about anything that happens. This place is nothing but trouble. People have tried to break into my house, there is no security to this place what so ever. FIND A DIFFERENT PLACE!

This place is a JOKE! Find another complex. I can't wait for my lease to end. The police have been here at least 10 times in the year that I've been here. My apartment has electrical issues so bad that an outside electrician came in to fix something and it still isn't fixed. The only positive asspect of this dump is the people are friendly.

overpriced, crap staff, put together very very poorly. dont let them fool you.
overpriced, gross, awful staff support, mean landlords, put together extremely poor. bad paint, laundry facilities, unsafe basements, no locks on basement doors leading outside, broken heaters, an inch of space underneath apt doors, letting out heat, mold issues like crazy.

Over Priced DUMP
This place just takes the rent money and doesn´t want to maintain the property. SLUM LORD!!!!! <br>Promises of improvement never kept. Call with a problem and never gets fixed or you get charged for the problem you reported after you leave. Carpets are a disaster. Flooding a problem major problems. Especially when it rains. Toilets tend to back up after heavy rains. <br>They never want to fix anything. Attitude given by managing company tenants are at fault when something breaks. Apartments never cleaned before new occupants move in, but you are charged a cleaning fee when you leave. <br>Maintance is a joke. Maintance does try to do what they can. ( Pretty bad when the mainance guy´s paycheck bounces and he is in charge of 5 complexes. )The heat goes out and you wait and wait. Some times days. Then you are told somebody came into the building turned off the boiler. Hot water is a joke. You either get burnt trying to shower or have an ice cold one. Told they can´t fix the hot water problem, since it is a boiler system. <br>2 cars allowed per apartment, but several apartments had 6 tenants and they each had a car. ( 2 bedroom apartment with 6 guys living in it) This is not enforced by management. <br>Gutters clogged with years worth of leaves and debris. Promises of gutters being cleaned never kept. <br>They vacant apartments are being broken into by junkies. Would help if the main dooors had locks.

worst possible living conditions
this place is nasty a@$ dirty.The maintenance man "sammy" is an ugly flirting no nothing piece of you know what."Tom the manager knows nothing about good bussiness which is probally why he was kicked off the condo association board.The apartments smell like crap and attract the kind of people who smell the same.Also extreamly overpriced.
