No heat
I have been renting here since August and do not have heat or air conditioning. They gave me two big bulky AC units that was supposed to be temporary. It is now January and I still don’t have heat. I’m ready to call L&I. I have started an escrow account. I keep seeing roaches in the bathroom sink. I wish I could get out of my lease???????

Horrible place to live
Please, please save yourself the agony and trouble by not moving into this horribly managed property. The building structure is not safe, walk up the front steps and you will see the foundation is uneven. Look at the building exterior everything is lopsided. I won’t be surprised when the building just caves in one day soon and I pray no one is hurt. The trash rooms are always dirty, the alarm system is always disabled or going off. The property manager Oscar is lazy, doesn’t address issues as they arises, and could care less about the concerns of the tenants. He will do his best to lease you a unit he knows has issues and the minute you sign your lease he will do his best to avoid you once you bring your concerns to him. The building has mice, roaches, missing fire extinguishers, cameras that don’t work so your packages will get stolen, the grounds are unkept and full of dog ----, and should you need to utilize the loading zone to unpack your groceries, shopping etc. the maintenance staff, Oscar or his company cars will be parked out there blocking you as a tenant access. Please don’t move here, it’s NOTHING luxury about this place!!!!!!

Stay Far Away!!!
They should be SHUT DOWN, FINED, AND ALL THEIR PROPERTIES KNOCKED DOWN!! THE WORST RENTAL MANAGEMENT COMPANY I EVER CAME ACROSS!!! I’m upset that I have to even give them one star! DO NOT RENT FROM THEM! DO NOT RENT FROM THEM!!! I rented at Del Mar Morris in Philly. This management company put me through hell! Living there was a nightmare that I could not get out of due to health reason brought upon them and also due to the pandemic. They give ZERO F( sorry to be unprofessional but this is how I feel) about the residents, the property or for that matter their investment. For 2 years I did not have heating/cooling, no water for close to a year( had to beg for a new water heater), I had black mold( inwhich they told there maintenance lady to clean with Dawn soap), my plumbing was horrible living room sink leaking, toilet running. All this needed to be repair they do not want to repair them or they come and do temporary fixes that last for the next week. You can never speak to a manager or a supervisor. They lie and say a lady by the name of Josline is the supervisor. They have people playing roles they are not capable of handling. They don’t know the rental laws of the state of PA/NJ. This management company seems fake. It’s tan by -------- who acts like they can’t speak English. They are money hungry. I had a neighbor with PSTD destroy the building, walking around the building naked and was manic. WOH did absolutely nothing about it. There is in home theft on Del Mar Morris property. The employees are stealing from the residents and WOH reply to it is that they can’t believe “ He say She say” even with camera proof. I CAN GO ON FOR DAYS!! ALL I ASK IS THAT YOU DO NOT RENT FROM WEST OF HUDSON PROPERTY STAY FAR AWAY FROM AND THEIR APARTMENTS/LOFT THEY ARE ALL FALLING APART!!!!! I HAVE PHOTOS AND BIDEOS FOR PROOF

West Of Hudson Properties is a scam. Do not rent from this company.
Since we've begun our lease here, we've noticed a lot of issues and problems, all of which were brought up with relevant onsite staff. We were told by Oscar Mejia, an employee of West Of Hudson Properties, upon pointing these problems out (cosmetic and apparent structural damage along the walls and ceilings, open nail holes and impact marks on walls, baseboards and window sills, a skewed and damaged wall outlet, nails and 3M adhesive hooks in the walls, dirt and debris throughout the entire apartment, a missing remote for the in-unit AC, a closet door that was improperly installed) during our initial walkthrough that these issues would be taken care of and fixed by the time our move-in date arrived. Later, my partner began working with one Alejandro Herrera (another West Of Hudson employee) to complete our application to move in, and here is where the gaps in communication while working with this company appeared; messages required multiple days to get a response; questions about how to get the keys to the unit, requirements for insurance, etc. took multiple prompts to get answers for, with our move-out deadline of for our previous residence looming. Our welcome letter was eventually sent a week ahead of the move-in date, referencing incorrect utility companies, and showing a lack of knowledge of the property in question. We provided the costs and paperwork to complete the process well ahead of time, and were held up by slow correspondence times, leaving us to make plans for the move ahead of them, not sure if everything would work out. We began to move our things into the unit, having received the keys under a week prior, and seeing that nothing had been done to address the damage; in fact, it was worse. The promised washer/dryer combo was lacking a washing machine, and the bathroom now was missing a head for the shower unit. New damage on the walls and floors was present, and a used couch had been left in the room. Shortly after we began bringing our things in, a man who provided no name (but said he handled maintenance) walked into our apartment unprompted and asked to take the couch. He mentioned how he wasn't told anyone would be moving in, took the couch and left, with another man's help. He seemed to be more concerned with speed than care, as he left more damage on the floor as he dragged the couch out of the room. With our family's help, we finished getting our stuff into the apartment. More problems appeared, including a broken refrigerator drawer, a damaged and leaky kitchen faucet, a clogged sink in the kitchen, and clogged sink and shower drains in the bathroom, and a dead light bulb for one of the closets, along with the other issues. My partner and I had to plunge the sinks ourselves to make them usable, and the water from the bathroom sink had a disgusting taste and smell also. We were assured by Oscar noise would not be an issue, only for our first night here to be punctuated with a next-door neighbor who blasts their sound system well into midnight. We were asked to provide the first month's rent before moving in, only to be charged for the first month again according to the web portal. We've attempted to communicate with Oscar about these issues, even on-site at his office, only to get no response and not find him on site. No attempts have been made to address these problems, or provide a timetable for doing so. We were met at almost every step with incompetence and disregard from the relevant parties capable of fixing this. Along with this grift we've been subjected to, the total lack of communication since we've moved in is outright criminal. We were lied to by Oscar Mejia, a representative of West Of Hudson Properties, and were pulled into a deal under false pretenses to sign a lease for a unit uninhabitable by any decent standards. Avoid living here at all costs. This building is a scam, and it's owners know it, as they've had all their employees scrub their social media to avoid being accountable for pulling people into this money pit.

Horrible place! Apartments are okay but the management company is horrible. Very unprofessional and they have no idea about managing a property. It was better with the post brothers was the management company. They also have mold issues on the basement level . So many people have moved out and I see why

HORRIBLE EXPERIENCE!!!! The new management company, West of Hudson Properties, do not care for the residents at all. They only want to text and email. Also, I have been fighting with them about a maintenance emergency with my sink hemorrhaging water everytime it rains. They kept ignoring my problem until my neighbors' sinks did it too and now they're being made to send a plumber. The fire alarms go off all the time and they can't seem to figure out that the rain water that's making the fire alarms go off and what's happening with my sink is connected. Jocelyn at the main office will not answer my emails asking, no begging, for resolution. You could not pay me any amount of money to renew this lease. DO NOT MOVE HERE!!!!

I have lived in Delmar for almost a year and it is coming time to renew soon. Anita, one of the resident relations managers, is absolutely fantastic at her job. After almost a year of working with her, I am happy to say that she is knowledgable, helpful, personable, and more than happy to help out the residents both at Delmar and Rittenhouse Hill down the street. Aside from my satisfaction with my apartment itself, Anita is one of the reasons I will be happy to renew my lease or transfer over to Rittenhouse Hill so I can continue working with her. Highly recommend these apartments and Anita!
