This place is a nice slice of mayfair, quiet and peaceful apartment living with 95 5 minutes away, and the food and shopping of mayfair 1 block away. I have 2 pools, 2 sprinkler parks and 4 playgrounds within walking distance that is great for kids.

Your maintenance is terrible. You constantly ignore my request for exterminator and kitchen floor tiles which were promised when I moved in. Mice and roaches are terrible. Roaches getting much worse. They were here since I moved in

The apartment seen was disappointing ! The hall and carpet was filthy, the walls in the apt especially the bathroom was plastered armature job, plaster droppings we’re all over! There was a dirty ring around the base of the toilet. Both knobs to the tub leak. There is a gap between the front door. the sink and counter was not connected to the base! It was also a large amount showing roach infestation! I wonder does the actual owner know who is doing the maintenance and cleaning at this property it is piss poor!

I rode past this place a few times after looking at the reviews thinking maybe people was just trying to scare people with the horrible reviews but no it's actually all true I can't wait to move put after my lease is up might even have to try breaking the lease..I work too hard to pay the high rent here it's not worth a dime.. They keep the outside looking good with two grass cut but it's horrible inside roaches and mice.. They need to tear the whole building down and rebuild it!

THIS PLACE SUCKS YOUR BETTER OFF AT THE PROJECTS!!!
first of all i only stayed there for a year, thats how bad it was. My car window was busted by a drug addict, and he also scratched up a few other cars parked there. Never any parking because our neighbors down stairs constantly have people sleeping over. People constantly yelling out of the window, the laundry area looks haunted, drug dealers are always trafficing, people from NJ are always getting high in our parking lot. I even discovered a large scratch on my passenger side door! Joe slacks on fixing things, the shower was horrible i wasn't sure if i was taking a bath and/or shower because it filled up like it was a bath! I had to purchase a cat because we noticed mice running throughout the apartments coming from the laundry room. Roaches everywhere I never in my entire life did i ever had a roach problem until i lived there. The doors are loud and annoying sound like it needed some WD40. You can literally hear everything and everyone because the walls and floors were so thin. There is this guy who lived directly across from me who gets wasted and high off coke, talks to himself climbed our building before and fell and broke a leg. He tried to grab my lil sister by her arms and take her in his apartment, who wants to live in fear?!? always had a hard time pulling in the parking lot because the spanish lady who drove the buick constantly blocked the entrance for everyone to move around groceries but fail to pull over enough for people who actually LIVED there to pull in/out. But she always yelled and screamed when we hunk at her as if we're in the wrong! One day they decided to test out the alarm system without any noticed for us and i woke up with my ear drums almost blown out from the result of it! this place is below trashy, i felt like i was at lindenfield projects for a year!!! btw the rent isn't the same some people paid less/more than others. I found out one lady was on section 8 paid not even closed to what most of us paid. OVER PRICED as well.... never live hear unless you like the ------, ignorant, drugs, and loudness!

JAIL is PROBABLY better then LIVING HERE! TOTAL NIGHTMARE!
Hello, I lived at this property for 2 1/2 yrs. I must say that I rather live in the street cause living here is the same thing. When I first moved in I thought wow I'm moving to a great neighborhood. After a couple months this place turn into my worst nightmare. Loud music, cars racing up and down the parking lot, cars coming from New Jersey and smoking weed and selling drugs. There where people coming and even transporting drugs. I had to call the cops many times. There was a cop the moved in for like 4 months and left because the apartment building was just horrible. I still don't understand why I was hear for so long, I cry all the time. I had no where else to go. My first year there, they stole my car, it was stolen for almost a month. The people that stoled it actually lived in one of the apartments. Then someone came and broke one of my neighbors car window just for fun. I mean you can't live in piece. There was a time that a kid broke a window and was living in the laundry room for a couple months. So guy was trying to climb to the 3 story window and fell and broke his legs, but do you think that Liss Property group kick him out...NO They don't care about people they are very greedy for money. I just finish talking to them on the phone. They told me about a month in a half ago that I was gonna get my security deposit back, and so I wanted. NOTHING...I called them today and they said sorry we had to replace the rugs so you get no money. COME AGAIN. I bought a shampooer just for the apartment. I shampoo the rugs every month while living there and I shampooed it 3 times before I left. I took picture of everything and they still said no. Not just that but she hung up the phone on me too. Isn't the rude. They need people that have class, cause all the people that work for the company are very rude and must not be educated. I read many reviews on the company LISS PROPERTY GROUP and many people say that they keep your money. Look man if you guys are looking for a great place don't spend your money on this place, be the way every body is moving out. The only people that live there are the ones that been there for 20-30 yrs. Also some lady sued them to times, one cause they didn't clean the parking lot and she fell and the other cause they never fix the bathroom and it fell on her, breaking her leg and knocking her out. This place is not good for kids, I will recommend a place that I heard is very nice and management is great and fixs things very fast, maybe even the same day. Its call HOLME CIRCLE APARTMENTS. There rate is cheaper and there in a better neighbor then this place. Also try HEATHER WOODS, my friend lives there and when I go over the guard stops me and checks me in first and takes down my license plate number. There security is very nice and they are there all day til I believe 12am or 1. So if your looking for a place with security this is a great day for you, and there prices are good too. Also Liss Property is making people pay water and that is illegal. This is the first time I hear of paying water in an apartment cause not even rating a house you pay water. I wish you guys the best of luck in finding a great place, I hope this helps you in making your decision and I guess thats it. P.S if you have animals its $200 deposit and $25 a month.

Horrible!
Well I wouldn't recommend this place to anyone and I will tell you a couple reasons why I wouldn't recommend this. Don't get me wrong parking is good cause your parking in a parking lot. But sometime there isn't any parking. People that don't live here park here. They talk about about security but they don't have any. The manager Joe is an ok guy, but he takes to long to fix things. Every once in a while I would say like 4-5 times a week there's loud music. If you have kids there is on place for them to play at. You might think that parking lot right? Well all the cars that drive up it are driving so fast that I almost got hit more then 5 times. I don't think that Mayfair Gardens would be the best place to be in. Also they charge you for water, and no other Apartment place charges you for that. Alot of people are moving out like crazy. It gets to be expensive. There are many other reasons why I wouldn't recommend this apartment but I really don't want to get personal with somethings that I know, so I'll leave it just like this. Also read the other reviews, everything that other people wrote is true, I just didn't want to repeat what there are writing.

Good Place
Anybody who said something bad about Joe is just a ------- he is a nice man who takes care of 2 prop. for the Liss group. I never had a problem nobody, anyone pretty much keeps to them self. This place is good for One person. But someone hit my car in the parking lot when I was away and did not own up to it

NO WAY, JOSE!
The person that actually wrote a good review, is a lie. The owners are paying people to write a good review. Which I think it's sick, so what if your rent goes down by acouple bucks. But you think about it, even the owners know that this place sucks, that they have people write good reviews. I don't care about the money, cause I would went the best for you and your kids. Drug dealers out side, people come from the outside that don't live here to smoke and stuff. The manager doesn't fix anything, I think he should be fired. The owners and mangement are rude. Acouple days ago, I walk outside my apartment and saw a bullet shell on the floor and the cops outside cause people were smoking weed outside. This is the worst place to live. I do not recoomend this place to no one. P.S The parking lot is an ok size, but there's never parking, cause people family park there. It's noise cause the walls are thin, good shopping area, that's all I can say.

Quiet Place - Had No Problems
I moved here approximately one year ago. I've never had a bad experience and have found that everyone in the apartment complex is basically great. It is quiet at night and I feel secure here. I'm very happy with the place and intend to continue to live here. Joe quickly fixes things that need to be fixed and I've found the management to be courteous and helpful. It is close to transportation and shopping and could'nt ask for a better place. I would recommend to anyone.

Run away this place is NO GOOD!!!
I use to live here but didn't get to write a review. I moved in with my wife, and move out last yr. I told the manager that I was moving and didn't want to renew my lease. They give you a time period too move. I have about 3 days left or maybe more. I come one night with a moving truck. I go upstair and open the door and everything in my apartment was gonna. The Manager which goes by the name Joe. Trash all my stuff. I mean everything. I had sofa that were given to me as a house warming gift, expersive stuff. Stero, tv's everything gone. I go outside to where the trash is and I see my sofa and lil stuff, pictures, cups...ETC. But I don't see my stero, my tv. It's about 11pm I call Joe, you know and ask him what happen. He tells me he through everything away. I ask why, he says cause you said you were moving. Ok but damn I have acouple days beforemy lease is up. We argue. Let me tell you that I lost everything. I had to start all over. So I tell you before you move in read this and I hope you change your mind. Just run and keep running, cause once your in here your gonna wish you listen to me and too all the other people that had something to say. Funny thing I have a friend that lives there and there trying to give people money to write something nice about this place. But I think money can't by me or other people. Cause we are trying to help all the other people that are trying to move in.

THE WORST PLACE EVER!
Wow, I have so much to say. Well one thing for sure is that the last reviewer was telling the truth about MAYFAIR GARDENS. You can hear everything from upstair, downstairs and across from you. These walls are very thin. You might think that mayfair is a very good place to live, but not these apartments. Live here is very ------, they let anybody move in, even section 8. If your looking for a good place to live MayFair Gardens is not the place. (2) The parking lot, every night there's people from NJ that come here and get high, they even do drugs from like 12am-maybe 3-4am. So all you here at night is cars going back and forth. They say they have a cop living here, and the manager already knows about the other people coming for durgs and smoking and they do nothing about it. And the parking lot is big but go ahead try looking for parking, good luck finding one. Everybody families and friends park there. (3) The manager Joe is the worst, tell him to fix something for you, and he will forget. Listen to this: Some older lady told him to fix the bathroom becuz it was leaking. Joe said I will when I get time. OK. The lady waits weeks and weeks. One day she goes take a shower and the ceiling falls down all over her, and on top of she broken leg. She was rush to the ER and she had bruise all over. Which she said that shes gonna sew, and she had sew them once before. COME ON THAT'S TWICE. These people don't care about no body but there self. FYI this is not a great place your people to live, and please don't move in with kids, cause even though you might see that the parking lot is big cars zoom in and out like it's a race or something and might run over your kids. And I know you guys don't want that. And me either this is the reason why I tell you. Anyways I tell you and everything body else, don't move here, it's horrible. Oh yea the manager Joe goes in peoples house, when there not home. And someone told me he went to someone apartment to get something to drink and walk in on them while they were in the shower, well coming out. Now don't you think, that he has no business going into an apartment for something to drink. I RATE THIS PLACE A ZERO, OH YEA THE FUNNY THING. MANAGER COMES AROUND WITH A PIECE OH PAPER THAT SAYS, AND THIS WAS LIKE ACOUPLE DAYS AGO. IT SAYS: each resident who shares thier positive experience on this website will receive a $15.00 credit towars your rent. Simply send a copy of your comment to the leasing office. NOW DON'T YOU THINK THAT $15.00 IS ALIL, BUT NOT JUST THAT, PEOPLE ARE GOING TO WRITE GOOD COMMENTS FOR MONEY. DON'T BELIEVE WHAT PEOPLE HAVE TO SAY, CAUSE IT'S THERE FOR A REASON, WHICH IS 15 BUCKS. GOOD LUCK!

Mayfair Gardens
I'm not going to tell you that you should or should not move here, but I am going to tell you my experiences, which generally are not good. First of all, I hear every single thing my upstairs neighbors--the ones above me--do and say. I hear every single step the make, I hear virtually every word they say. They're talking about what to watch on tv right now. This irritates me to no end. I can't stand it. Seriously. I'm not exaggerating at all. I bought a couch for my work so I can sleep there sometimes, which is becoming more frequent. I'm 100% serious. It's not music or loud tv (although that's frequently the case, they're just extremely loud. I even hear the mattress squeak, followed by loud walking to the bathroom frequently. Second of all, the apartment had new carpet and some new fixtures when I moved in, yet there were shaving razors and trash left next to the sink on the floor from the previous renters. Naturally, I bleached everything upon moving in just to feel safe--it took me five days to work up the nerve to use the shower. They neighbors are running back and forth now--something they do regularly. I can't stand it. Third, I signed a six month lease which strangely is 7.5 months long. They year lease is 13 months long. Not sure why. Fourth, I was over billed when I moved in and the lady who helped me sign the lease told me when I called her about it that it was hard for her to explain why they were charging me and that I should call back. I did. Four times. With no help whatsoever from her. At one point she told me that I wasn't a priority and that she was leaving her job at the end of the week. It took four calls before she finally told me this. Eventually, I called a gentleman who got everything settled in less than five minutes. I appreciated that and apologized for the miscalculation. Fifth, Joe, the property manager is excellent and respectful. You may have to remind him of things, but he'll be the first to tell you that. He's helpful and friendly and always calls you by name and says hi. Of the few issues I've had with the place, he's taken care of them quickly. Sixth, (the people upstairs are know are laughing and walking, both of which echo throughout my apartment) the neighborhood is fairly decent, it's a gritty, working class neighborhood and as a male, I've never felt unsafe. The location is fairly ideal--there's two grocery stores are well within walking distance. Now, I've got to tell you that even tying these last two sentences how much noise there is going on, it's infuriating. Seventh, if you're handicapped don't expect to be able to park in the one handicap spot. Regardless, there's always been parking spots open. Eighth, the entryways are rather small and you'd have to be a magician to get a large couch or and large furniture up to your apartment. Ninth, there are three lights in the kitchen (all within two feet of one another) but not one in living room or bedroom. Tenth, a cop lives here (I believe) but there are always those very small ziplock bags everywhere--either there's some coin collectors living around here or someone's dealing. That or someone eats some tiny tiny sandwiches. (Still unbearable noise upstairs although it did stop for about a minute). Also, because of the layout of the parking lot, kids can park in the corner of the parking lot (so they can't be seen and get high. I've parked next to them once and got out and was pleasantly surprised. I've seen several people do this. Lastly, working the shower takes some skill. It's a very, very, very fine line between freezing cold and burning hot water. Even if you're able to find that line, the water changes from hot to cold and back, but the nice thing is that it does it on a pattern so if you can figure it out, it's easy to just get out of the shower and wait until the water returns to the normal temperature. Due to the pain of being burned and freezing, you'll learn fairly quickly to do this. So, that's what I have to say. I've told you my experiences and you can decide for yourself. I for one can't stand it and am looking for another place to stay right now. While the fee to break the lease is exhorbatant, I'm just going to keep paying rent while living elsewhere. I can't say my experience is typical or not, but I can tell you how much I've grown so unhappy and angry in the few months I've been here. On the plus side, if you fill out a rating here, they knock off $15 of your next rent.

Ok, where do I start. The apartment is very nice, the manager still hasn't fix my apartment. One good thing that it has is parking. But some nights it's hard to find parking because people are throughing party and there friends park in your parking area. Let me tell you that they have a laundry room, which a kid has broken the window 3 times and sleeps there. I believe thats not safe. They have a lot of drug addicts in almost every apartment. They people with loud cars, making a lot of noise. When taking a shower water barely comes out. The water changes from hot to cold, so you can't enjoy a bath. There's spiders all over the place. And there webs grow all over your car. I manager is not a good person and takes to long to fix things. People zoom in and out the parking lot. They stole someone car, that I heard of, and this was about 1 month ago. I don't even park in the lot only cause I scared they might steal my car. This apartment has been the worst experince that I ever had. But I can say that shopping is close by, which is good, besides that it's a night mare. I do not recommend this place to no one. Not even a homeless person, cause they might get rob too. Please don't stay hear you will regret it so much. And the funny thing is that everyone is moving out, and no one moving in. On top of that the Owner is the worst and tht people that work for him and horrible. There so rude and could care less about you. DO NOT RENT MAYFAIR GARDENS OR COTTAGE APARTMENTS, THERE RUNNED BY THE SAME PEOPLE. Good luck in finding a great apartment!
