It is convenient place, near to bus stop, orchard park if one likes to walk, jog or run, right behind the community we have the connecting route to bike as well. Overall the place is good to stay as home!

A great space to leave in, except the electric bill is crazy. Maintenance with Tom was very professional, quick and respectful. I hope it continues that way. If you work from home, be prepared to be interfered with the "maintenance" sound.

Have been living at this apartment for going on our 3rd year. We have had barley any issues living here while obtaining our degrees. We find the parking convenient, the location is perfect for going to classes, and the community is kind and willing to help each other out when in need.

It's in a great community. Nice place to walk around?parks, tennis/pickleball courts, skate park, grocery store, restaurants and places?all in walking distance. The bus route is really helpful and picks up right outside. There's A/C and heat through the whole place and the balcony is a nice touch. My unit was decently big. The only thing I wish was better is the hot water. You only get about 10 minutes and it goes cold.

Very unprofessional office and maintenance staff. Hand written letters posted on doors with no privacy of the issues. Professionalism is letterhead and typed correspondence. Apparently one doesn't communicate with the other as harassment is rampant. The move in process was horrible as the apt wasn't even cleaned. The dust in the bathroom ceiling fan hung out of the cover and looked not to have been cleaned in years. There is no professionalism at this complex in any form and the Owner should be ashamed of himself for allowing this unprofessional that has transpired since Peggy left. Many renters have expressed their notice of these issues amidst our personal conversations. This complex has gone down hill and I don't see it improving as the office manager is often heard complaining about her job and she can't stand working here. I did not renew and will not recommend Imperial Towers to anyone as the neighbors have better rates and cleaner buildings. There isn't any incentive to remain here. We miss you Peggy. Normally I post my name but have done this anonymously as vindictiveness rules these buildings tremendously. Mr. Stevan Mallow if you care you need to address these issues as there are a couple of us leaving because of these horrible changes.

Previous apartment manager, Peggy, was fantastic! Always there to help tenants in a pleasant manner. The entire demeanor of the building changed when Peggy retired. The new manager does not enjoy her job and it shows. Most of the time she can be heard groaning in her office about how difficult her job is, and how she is not paid enough to do her job, or writing extremely nasty and unprofessional letters to post across the building. I honestly don't think I have ever seen her dressed professionally or doing any actual work, as it seems her assistant does most of the actual office work. The building has become increasingly noisy over time, where it was once serene and peaceful. And rent has gone UP every year. They are now pricing themselves similarly to neighboring complexes, ignoring that these buildings provide far better features (allowing dogs, private gyms, etc.). First it was under the guise of adding internet to the building, yet somehow the rent has continued to creep up year after year even after they removed cable television as a feature. If they could bring back the imperial towers of five years ago, this place would be a renters paradise in a sea of terrible state college rentals. But at its current pace, it aims to join the sea of terribly managed and overpriced apartments.

My name is Ethan and I lived at apt 511 from 09/06/2013 to 08/12/2013. I am here to telling you a truth. you never ever can find a apt better than Imperial Tower, and you will love all the staff there. You are all friendly and nice. Good Neighbor, Good Maintenance people, such as Fred, Dean, and Jim. The cleaning women Jean say hello and smile to everyone anywhere. Manager Peggy is so warm and she is ready to help you when you ask her a favor. She respond your email immediately. I love my apt and them so much. The building are closed to Weis Market and Petes' Used Furniture Store, which you can find your furniture there. I hope I can help you make a decision.

My husband and I had lived in this apartment for five years and really love this place. We moved out because he found a job at California. Their staff are really nice and working hard. They really take very good care of this place and fix things in timely manner. They always have someone on call for the emergency situation (ex. leaking from the roof, broken water pipe, etc.) even during the weekend. It s really hard to find a rental place with such a great maintenance team! It s a quite complex as well and they have regulation of quite time (11 pm to 8 am). If your neighbor is noisy between 11 pm to 8 am, you could report it to the manager and she would give them a warning and help you with that. If you have some issues about your unit, you could always send an email to the manager and she would get back to you with a solution very soon. You don t need to worry about finding a parking lot because it has a lot of parking spaces. We really recommend this place to live.

I had lived in this apartment for four years. It was a very enjoyable stay. I moved out because I graduated and left the town. The apartment and facilities are in good condition. The management team is extremely nice and helpful. The staff are friendly and efficient. I would highly recommend this place if you plan to find a place and live there for long.

If you like living back with your strict parents....
The apartment itself is not a really bad place just the Maintenance staff and the manager of the complex are the only really items you need to worry about. Peggy is the type of manager who is friendly up front until she finds your flaws out and or if you tell her information about your personal life or work life, then she is the town mouth of the apartment complex and everyone will know, judgement from there on out will be passed in anything you do. Now to the Maintenance staff, let's start out with the youngest of their whole work force,"Mike" he is the youngest out of this whole staff and seems but what i can tell gets pushed to his limits and beyond, but somehow manages to treat the tenants around him with respect and a smile. He also is the first person i would call on if you have any issues in your apartment or around the area, he seems to be the only one around to help or fix anything. Be sure if he has the pager to call him or knock on his door because if "Fred" the so-called Head Maintenance doesn't answer the pager or he tends to forget and has a smart butt attitude. The only thing left really to say about Mike is, he needs to be more open to knew situations that arise to him, but i really hope they pay him well or keep him around, because the other workers they had was nothing close to Mike. Now to "Fred": Fred has been here the longest out of everyone, he seems to have the know how but doesn't want to work whatsoever, he has this I'm to good attitude and can run the show. I can go on and on and on about Fred but I would be just wasting my breath and life. If you want a close up of him just live here for about a month. I must say, I surely throw pity to the owner or the apartment complex, because he probably pay's Fred a hefty pay and free rent and total waste of money on my part. now to the last person on the totem pole "Dean" he is the so called one with God kinda of guy and scatterbrained. He seems to think he is "God" because he loves to pass judgement on you to others for his own self laughter and thoughts, but in reality his life is a big whirlwind of lost promises and emotions. He also works slowly and really never makes the job looks nice in my perspective and really the last item you'll see from Dean is he is so called " Know it All" but dislikes everything. I could write a novel on the things I've seen in the past years that I lived here on how poor of a manage me staff is and the maintenance, but if you are interested in these type of personalities or aspects of a person than enjoy. 1)Maintenance is fast and great. Fred and the team are great. Peggy, the apartment manager, is good. 2)Walls are really thin, so you absolutely will hear your neighbors. For example, my bedroom was adjacent to neighbor's bathroom so heard them going to the bathroom. Ear plugs are very useful. 3)Another reviewer commented on the smells in the hallways. Another problem is odor from cigarettes. Cigarette odor from my neighbor permeated over to my apt via the heating vents. If you have allergy issues, highly recommend that you ask about it. Air filter did not resolve the problem. 3)Parking is fine but always check your car. Once, someone's car got hit by some high school kid, who parked illegally in the lot. Luckily, one of the residents witness the accident and reported it. On the rare occasions, there were Weis shopping carts looming in the lot. 4)Laundry room on every floor. Would benefit from having more washers. Waited a few times but it was faster to use the machines on other floors. 5)If possible, try to visit the apartment in the late afternoon. More residents will be home and you will have a better feel of the place.

This is an apartment you need to wait in a long line to get a unit. Awesome staff and manager. Old building but well maintained. Utility is included in rental. Don't move in if you are just looking for low rate rental, but you will get what you pay for. Strongly recommended.

WORST SERVICE EVER! NEEDED THEM THEY WERE NEVER THERE FOR ME EVER!! THEY SOUNDED DRUNK ON THE JOB, AND ALL THEY DID WAS TLAK ABOUT SNORTING COKE IN THE BACK. GO WITH ANY OTHER RENTAL PLACE FOR YOUR OWN SAKE PLEASE!!!!!

Excellent place !
We have loved our stay at Imperial towers. The maintenance and office staff are amazing. It is a quiet complex and has a nice homey feel to it. The downside is that the parking spaces are small and you may get a whiff of your neighbour's cooking.

A Good Place
This is by far the best apartment building I have lived in. The neighbors are quiet and considerate. The building is exceptionally well maintained, and problems are addressed immediately. The maintenance people take pride in what they do and are always friendly. The manager is concerned and warmly helpful. No one tries to put one over on you. The location is fine. One review mentioned insects; I've rarely seen one. As another review mentioned, when you're out the staff will put your mail in your apartment or hold it in the office for you, as you choose. There are also tables near the two main entrances where we can leave things that we're through with -- clothing, televisions, crockpots, books, etc., etc. -- so that someone else can claim them; this means less waste and makes for some happy surprises! All in all, it's like no place else.

I've lived here for two years now and I love it. The space is unbeatable. Parking can be a little hard if you come home after 11pm but by "a little hard" it just means you have to park far from the entrance not that you can't find a place to park. And they allow visitor parking so your friends won't have to park on the streets when they visit... The maintenance is fast and extremely nice. I once put a message in the office mailbox that something in my apartment needs to be fix at 11pm, and they came at 9am in the morning to fix it. And if you are always at the lab or office, you have the option to ask the office to sign your package for you and you can pick it up later at the office or have them put the package in your apartment. How great is that! And the management is just awesome. Always extremely nice, respectful and helpful. I feel like they're family and they still keep high professionalism. There're smell in hallway in certain floor but I found out that it's a common problem everywhere, so I'm not gonna complaint. But the only down side is, sometimes you can hear kids screaming and running through the hall. But it's usually around 5-8pm, not like it's going to bother your sleeping schedule or anything. I am renew my lease for the 3rd year and I highly recommend this place. Oh, did I mention all utilities are included and they have the cheapest laundry(washer:$1.00, dryer: $0.75) on every floor?

I like the place but sometimes the food smell in the hallways is terrible. At least the place is clean and very comfortable, the apartment is spacious. Like always you will have noises, but overall is good for the price.

Great Apartment
I've enjoyed my stay at Imperial Towers. I love the big sliding doors in the living room and the pretty patio. My whole apartment is very roomy. The complex isn't much to look at and parking can be a problem at night but the value is definitely worth the price. <br>The only complaint I have is that the front office is always closed - even when it's supposed to be open (though there is a number to call for emergencies). I had a few maintenance problems when I moved in but they were all resolved quickly and efficiently.<br>I would definitely recommend staying here for grad students or professionals.

I disagree with the person who wrote "Look Elsewhere" on most counts. My roommate and I were both Asian, and I certainly did not feel discriminated against. Nor did she, I'm quite sure. If the management disliked Asians, word would get around, and half their tenants would not be Asian. Management does give a lot of instructions--to everyone, not just minorities--but the feeling I get is one of fairness, safety and keeping costs down (sometimes you may get a notice saying people crank up heating and leave windows open. Being an energy-conserving type, I don't take it personally). Both of us lived there for three years. Unlike the "Look elsewhere" person, I never had a problem with bug infestations or poor electric outlets. Very prompt and good maintenance. No problem getting a hold of the manager. Parking situation is okay, but those horrible speed bumps in the parking lot are not fun. There was never an accident in the driveway during my three years there, but I'm sure it would be safer if the "in" and "out" signs in the driveways were more prominent. Good laundry facilities, well-lit hallways, quiet tenants, well-insulated apartments with thick carpet. Beautiful view. I loved my apt there. Gave up lease only because of a long research trip, and am suffering another landlord. I'm going back to Imperial Towers next fall if I can. The one-bedrooms are too expensive for me, unfortunately.

Very nice and affordable place to live in State College
We have lived at this place for 3 years now. Overall the apartment is very nice. Very roomy and well lit. The building is quiet but sometimes you can hear the neighbours having a party. The maintenance staff is friendly and the very few maintenance issues that we had were all solved very quickly. We had a new range oven installed in a week after the door broke. I call this very fast. The management recently changed all doors and windows. We hardly turn on the heating during the winter, because the temperature is 72-75 all the time. <br>The few cons about the place: <br>It´s a llitle bit further from downtown and campus. If you want to walk it takes 20-25 minutes. However, during the summer it´s better to walk instead of waiting for the bus. <br>Another problem is the smell: whenever I enter my apartment there´s always a smell of the neighbour´s cooking. If I´m at home and I hear the neighbours turning their fan on I have to turn my on too to avoid the smell coming in. <br>One complaint: it would be nice to have some more cupboards in the kitchen.

Overall very good
I was surprised to read such a negative review about Imperial Towers. I have lived there for almost 2 yrs now and have been overall very satisfied with the cleanliness of the apartment as well as the maintenance staff. The manager of the apartment and the rest of the staff have always been very responsive and friendly to me. I have never been made to feel like a "second class citizen" or been talked down to. In addition, pets are not a problem (there is a pet deposit, but no extra rent tacked on every month, which I found at most other places). The one bedroom apartments are very spacious. The one complaint I have is that the rental rates are a bit high, but comparable to most other places that offer the same amenities.

Look Elsewhere
While it offers the benefits of a quiet, relatively student-free living space in a college town, the downsides of Imperial Towers are almost too many to list. The apartments have notoriously poor lighting and electrical outlets, particularly in the bathroom areas. Silverfish infestations are another common problem, and in the summer months very few nights go by without the sight of something rapidly scurrying along the walls. While the service-people are pleasant, the manager of the apartment is constantly either on vacation or not in her office. The parking spaces nearest to the building are in tight areas, making getting in and out a severe pain. But perhaps the worst quality of Imperial Towers is the general disdain for both students and minorities held by the management. If you are a student living in Imperial Towers, expect to be talked down to and made to feel as if you´re a child who has to be suffered or chastized. If you´re a minority, particularly asian, you can count on being treated like a second-class citizen who doesn´t understand what ´America´ is like. <br> <br>State College offers many fine apartment complexes with better facilities and far better service. Do not make the mistake I made; No matter how courteously you´re treated at first, you should strike to look elsewhere. Imperial Towers should be a last resort.
