Do You Qualify for the Good Neighbor Next Door Program?

The Good Neighbor Next Door Program is administered through the U.S. Department of Housing and Urban Development. It’s an incentive program that aims to place certain government employees within designated revitalization areas within a city. People who are eligible for the program are able to purchase a home at 50 percent off the list price. You must belong to one of the following professions in order to qualify for the Good Neighbor Next Door Program.

Law Enforcement

This qualification applies to federal, state, local and tribal law enforcement officers. You must be employed full time as an officer, and you must be willing to make arrests and enforce the laws in the community where the house you’re purchasing is located.

Teacher

Teachers who are employed full time are eligible for the Good Neighbor Next Door Program. They must be an elementary through high school teacher, but it doesn’t matter if they teach at a public or private school. The other requirement for teachers is the home they’re purchasing must be located in the school district where they’re employed.

Firefighter or Emergency Medical Technician

Firefighters and EMTs can qualify for the program. They must be employed full time to be eligible, and they have to work in the area where their home is located. They can be employed by a federal, state, local or tribal government.

Other Requirements

As long as you’re in one of those professions, you qualify for the HUD Good Neighbor Next Door Program. You must be willing to live in the house for a period of three years, using it as your primary residence. You also need to be willing to take out a second mortgage on the home. The second mortgage is automatically discharged as long as you meet the three year occupancy requirement.
