Used to be nice- now its GROSS

There is mold growing down all the breezeways and not just a little, a lot, from the ceiling to the baseboards. Its got to be making people sick. We were told months and months ago it would be cleaned and it has not. Also, weve been waiting over a year for the flooring down the halls to get cleaned from trash juice stains and that still hasnt happened. For as much as they charge to live here this place should be CLEAN. Im embarrassed to even have friends and family over. The walk to our apartment is so disgusting. Not to mention there was a shooting in the complex a few weeks ago and the guy ran into the woods. Homeless people hang around here. Parking is horrible. The linebacker that lives above me is so loud my lights flicker.

Love the apartment except we are on the ground floor and the sounds from above are really irritating. All the residents above are loud. May be the construction. Parking around our building is horrible.

    It has been positive overall. The outside areas can be cleaned a bit more but overall it's been a pleasant experience. My apartment is spacious and up to date which I appreciate. The price is fair and hopefully will stay that way.

      They can do better! Pool often closed with no notice, not enough dog waste containers on property, often same day notice to have animals crated for routine inspections, I can not crate 11 year old dog with arthritis for 11 hours when I have to go into office, leaky vent still can't be filxed

        Management is great and any problems that I've had have been resolved quickly. My only complaint is the breezeways need to be cleaned. There are trash juice stains all down the halls which do not make it feel like "luxury" apartments. I do like that I feel safe here, even late at night.

          I like living at Harper Place. I'm enjoying my apartment. I do feel that that the hallway in our building needs to be cleaned more often. This This a luxury apartment but the hallway, floors and ceilings does reflect that.

            It's been a mostly good experience at Harper place! It's a nice, small complex in a safe community. The owning company does seem to always be changing/losing managers, so it can be hard to know who to email for assistance. I do wish they kept the breezeways cleaner in our building. The maintenance team is awesome though; I feel like I recognize them more consistently than the office/leasing employees.

              The office staff is always changing and it's obvious none of them know what they're doing. They waste the money we spend to live here on crappy projects that's are obviously done by the cheapest bidder.

                    Ms. Gagliano is extremely helpful and cares for our wellbeing. Other than that we've had some hiccups with the unit itself, namely issues with pests and random cracks, as well as a questionable function of the AC.

                      The apartments are very well laid out and the energy efficient appliances are nice to have. It's also very reassuring to have 24 hr emergency maintenance too. Last year my AC broke and I was able to get it fixed asap. As a single person i feel like it's a very safe community and o don't have any fear walking in the dark. It's not all sunshine and rainbows though. Despite leading manager's efforts, people not picking up their pet waste is a huge issue. Especially at night you have to watch where you walk to avoid stepping in any pet waste. Parking can be a real hassle as well. Depending on the time of day (especially on the weekends) you may have to lug your groceries all the way from visitor parking if a parking space is not available. Why not have every apartment assigned a parking spot in front of their building? One assigned per apartment, not based on how many people are on the lease. One other major issue is noise.                         This property has been sold multiple times and has not been able to keep a property manager for more than a year. Outdoor Contracted building maintenance is poor. Lack of pressure washing, breezeway cleaning, and yard maintenance.

                          Great the first year and a half, but for a whole year we had a loud neighbor above us that made living here a challenge. Once they moved out, the quality of living went back up again. Not a fan of the new payment method, a hassle having to go to a Walmart to make a monthly rent payment, preferred the former payment method. We have overall enjoyed our living experience here.

                          The rental company has raised the rent $500 in the two years I have lived here and included no extra amenities. They have build a new complex across the street and are trying to recoup the costs. After maintainence on my unit, they left the master key in my door lock an left the door open. I returned from work and tracked down the maintainence person to return them to him. Do not rent here, they charge outrageous amounts for nothing and can't even maintain your apartment's safety.

                            Overall, I am very satisfied with living at Harper Place at Bees Ferry. It has everything I need - spacious units, great pool and amenities, quiet community, etc. The one complaint I do have is the "Common Area Electricity" fee that we are foced to pay every month. I, nor anyone else in the complex who I've spoken to, have ever had to pay this kind of fee in previous residences. One would think this fee would be included with the monthly rent, which already went up when we renewed earlier this year. However, if we have to pay this "Common Area Electricity" fee, I think it would be helpful and beneficial to all residents to not have electricity running when it doesn't have to be so that the fee isn't as high every month. For example, there is no reason to have the lights and fans located in the breezeways of all the buildings to be running 24/7. At night, yes, you definitely need the breezeway lights on. But why can't they be turned off during the day? Maybe put them on an automatic timer where the lights automatically go on starting at sunset and turning off at sunrise? I just… See More>

                                We moved in temporarily while we are building a home nearby. The short-term rental experience has been excellent - it was hard to find something reasonable in price, well-kept, and in a good location. This place met all three. The service has been exceptional as well - any issue we have had (which has been vert few) was addressed very quickly.

                                  In need of upgrades. Apartment has nice counter tops but thats where the luxury begins and ends. Better refrigerators with ice maker's would be nice , the dirty concrete in all breeze ways , paths behind apartments to walk would be nice too,nothing luxury over here

                                      The best in the area

                                      From the apartments, gym, coffee bar, recreational spaces, dog park, it’s evident they actually put thought into making this one of the better apartment communities and making the most out of what they got here. Hands down, the best in the area for the price, living environment, and staff.

                                        amazing community!!

                                        I just recently moved into Harper Place community and in love is an understatement. The complex staff is so helpful and nice! They made the process super easy & were so kind to answer all of my questions. The amenities, the complex ground, the workers.. A++ for all. 10/10 would recommend at very least checking this place out! I honestly couldn’t be happier. Thank you to the Harper Place at Bees Ferry team for making me feel at home immediately!! Especially Sarah Felder & Quin LaFramboise!!

                                          Ruthann and her team of office staff have been exceptionally nice and helpful. They have gone above and beyond to ensure that everyone feels included with community events and activities. I’ve lived in many apartment complexes, but the management at Harper Place has been the only ones that have actually cared about the people that live at the apartments. Decided to renew my lease for another year!

                                            As one of the first tenants to begin renting in the area, we enjoyed our experience initially. However, my mom and I started to notice that the walls and floors are paper thin and you can distinctly hear your neighbors if you are on the 1st and 2nd floor. If you’re on the 3rd floor, you definitely stand a better chance at not hearing stomping in the middle of the night. My mother and I live on the 2nd floor and the neighbors above us are very hard walkers. And they’re not doing it intentionally. So, whenever they would have company over or decide to play a little music, it truly interferes with our quality of living and during those times we would have 3 TVs running at a decent volume and could still hear them. This place was not constructed properly and complaining to office will not help anything as “walking hard” is not in violation of anyone’s lease. It literally sounds like elephants running across the floor every night above us and that wouldn’t be the case if soundproofing each unit was considered more when this place was built.
