Management under Arlington properties when this community first opened was very good. The new management under RAM partners has been consistently horrendous. The company has leased units to tenants with seemingly questionable backgrounds and since I had to endure a violent crime being committed 100 yards from my doorstep in February 2021, this only adds to the concerns. The security on the premises remained questionable as I also endured an attempted break in to my apartment early on a Sunday morning while I was in the unit only months after the violent gun crime. I have had to tolerate constant and excessive noise violations from the current resident of the unit above me as well as the prior resident for 15 months now. After citing violations on repeated occasions over a period of 10 months, I have merely been met with a lack of responsiveness, and a lack of action from the property manager and area vice president, despite continued issues with the former tenants, which included constant and excessive noise transference from a host of issues related to the large pet of the tenant being constantly left unattended at all hours of the day and night with insufficient floor covering throughout the first few months of their lease. Despite my constant warnings to the manager, the issues with the tenants behavior only continued for months, which included gross infractions such as playing electrified bass, guitar, keyboard and drums through a large amplifier in the space above my bedroom at very loud levels at all times of the day on many occasions. There were constant issues with the tenants frequently having guests over multiple days a week playing TV and music at excessive volumes, during the quiet hours, leaving the dog unattended to bound around the apartment noisily, slamming the door to the entry to their unit (directly adjacent to the bedroom in my unit) as guests entered or exited, or the dog was taken out. The current tenant has proven to be even worse in terms of behavioral issues, with very loud partying with guests 2-3 nights per week until well into the quiet hours for the community. - It is evident that since the current tenant moved in in late September, there has been no floor covering placed on 60% of the living area with laminate flooring as required in special conditions of the lease. This tenant walks around daily in the early morning and late evening, very loudly, in boots with large heels, so it constantly sounds like Herman Munster is stomping around upstairs. - This tenant also has a dog that they leave unattended most of the time and it is observed running back and forth, sliding, scratching, dropping and dragging toys, jumping up and down from furniture, barking and generating excessive noise (65-70 db) during quiet hours in my unit on the uncovered floor. - The tenant also regularly has guests (2-3 times per week) and they have been recorded entering and exiting the apartment very loudly during quiet hours, slamming the door to the entrance of their unit, screaming and laughing excessively, playing loud music, well past 11PM on both weeknights and weekends. - The tenant will regularly have guests yelling upstairs to their veranda from outside (also at times during quiet hours) and seem to treat the entrance to my unit as a place to also throw trash and boxes off their veranda onto my breezeway instead of carrying them downstairs. - Last night a guest was over and I experienced the same excessive noise, entering and exiting the apartment noisily, slamming doors, screaming, laughing, playing loud TV/Music well past 10:30PM on a Sunday evening. This was also observed well into the quiet hours on Friday evening (guests entering and exiting the unit loudly as late a 1:30AM) There is no parking anytime after 5PM in most buildings since RAM partners has been monetizing parking through reserve parking without enforcing their own parking guidelines. I recently advised of a vehicle that has sat in a space in my building for a year...not moving once, all flat tires and expired tags. Despite notifying the management team, the vehicle still remains. The entire experience has been reprehensible, largely due to mishandling by the site manager and area vice president.
