I lived at Kirby Station for a year and thoroughly enjoyed my experience. While it's not the cheapest in the area, the grounds are well kept and the complex never looked run down. There are two pools on site, two laundry rooms, and a pretty decent workout room. The renters at Kirby Station seem to be an eclectic mix of young professionals, families, students, and retirees, with no group being the majority.
The complex was very quiet, and I never had a problem with noise. It is also secure. The 24 hour laundry room and workout room are accessed only with a key "FOB," which they give to all residents. In my year there, there was only one crime incident: two cars were broken into on one night, but I believe they were in a poorly lit and less traveled area of the complex. Management promptly informed residents of the incident by email.
Non-emergency service requests are handled within a few business days. There are occasional invitations from management to pool parties, and there is a sense of community here. Overall, I would recommend Kirby Station to anyone, particularly if you're new to Memphis and need to get to know the area first, this place is a safe bet.
My only complaint is the MAA Connect fee, which is tacked onto and not include in the rent list price. It is $45 per month and basically gives you cable. Their argument is that they're buying a cable package in bulk and passing the savings on to you. My argument is that I don't want it, and end up being forced to pay $45 a month for something I rarely use. With so many people cutting the cord now-a-days, the owners should reconsider this forced cable buying policy (because people like me really just consider it an extra rent charge). Drop the fee, let the individual renter decide if he or she wants cable, and make Kirby Station more appealing and competitive in the eyes of renters. Everyone wins.
