DON'T LIVE IN "PHASE 2"! Our experience at Colonial Grand started off good, but is unfortunately ending horribly. We originally lived in the "phase 1" section of the apartments. For the most part that was a good experience. Respectful neighbors, quiet building, good parking, good layout, etc. We then moved to "phase 2". From the outside the "phase 2" section looks like it's much nicer. Phase 2 is the newer section and is more "updated". We thought we were upgrading by moving, boy were we wrong. We have had multiple ongoing problems since moving to phase 2, and from multiple different sources. There's not nearly enough parking spaces for the number of tenants in each building. There are twice the number of units crammed into each building compared to phase 1, making parking a nightmare. People without the proper permits park in the handicapped spots all the time because there aren't enough parking spots, which is illegal and disrespectful, and the apartment staff could care less. The walls, ceilings, and floors seem to be made from paper. We can hear people sneezing, walking, talking, and all kinds of noises through the walls. You can also hear noises in the breezeway very loud and clear. It's apparent the buildings in phase 2 weren't built as well as the buildings in phase 1. Next is the bugs. Somehow tons of bugs get inside the phase 2 apartments. It's not just our unit either, we have talked to many neighbors and they have had the same problem. We've had tons of lady bugs, sting bugs, centipedes, and spiders. It's usually the worst during the spring months. The quality of the people has also decreased over the last year in the apartments. A lot of rude people, inconsiderate people, and entitled people. I noticed this when we moved to the pass 2 section, which is odd, because you would think with the higher cost of rent the quality of people would go up, but nope. A lot of people also smoke here and they are mixed in among the people who don't smoke. We can barely ever use our balcony or open our windows because of neighbors cigarette smoke. We have also smelled people smoking weed on multiple doffeeent occasions in different areas of he apartment complex. The security gates also don't work and are left open half the time. So it's really not a "gated community". We've even had mail stolen before. Now let's talk about costs and fees. There's a freaking fee for everything here. The cost of base rent has also increased by $400/month since we first moved in! That's outrageous. I think it's safe to say we will be ending our lease when it's up this year. It's been nothing but headaches since moving into the phase 2 section. For the price we are paying the quality of life doesn't match up. Wayyyyy too many problems. I will also be letting others know about our horrible experience with phase 2 at Colonial Grand as well.
