Property Manager - Susanna Torres -is Horrible !!!

Let’s just say that after living here for about nine months, I will NOT be renewing my lease. The property itself is nice, and my apartment is decent for the price, but the biggest issue is the behavior of the property manager, Susanna Torres. I’ve witnessed repeated instances of unprofessional conduct — including disrespectful interactions with long-term tenants, judgmental comments toward new residents, and an excessive amount of gossip from Susanna and she is well into her late 40's and as a Property manager should not look down her nose on tenants, prospects or anyone !! its just so unprofessional !!. Even more concerning is her habit of entering tenants’ apartments without proper notice, which is a serious violation of privacy and tenant rights. To make sure it wasn’t just my experience, I spoke with several other residents, and many shared similar concerns. Some expressed fear of speaking up due to worry about being targeted or facing retaliation from her Especially because several of us hear her say that she has her management / bosses in her pocket and that they would believe her over the tenant and to me that is so WRONG and hurtful to hear as a tenant!! No one should feel intimidated or bullied where they live. I have personally witnessed situations where tenants were spoken to harshly or threatened unnecessarily. In one case, police were called for a noise complaint, and even the officers mentioned they receive these types of calls from her and end up doing nothing because the tenant was accused wrongfully. The tenants were cooperative and polite — the interaction with Susanna to the tenants was far more hostile and disrespectful than needed. Several neighbors have already moved out, not because of lease issues, but simply because they were tired of being treated poorly. This is extremely disappointing because the property itself has potential and could be a great community. I truly hope upper management becomes aware of what’s happening and addresses these concerns. No resident should feel uncomfortable, intimidated, or harassed in their own home or feel as if they are going to be a target because they speak up. I hope this review encourages others who have experienced similar issues to speak up. with the world how it is right now- things are hard across the board and tenants have enough issues on their plates without extra issues of harassment or intimidation ! We all deserve to live in a place where we feel respected and safe.

    I'm very dissatisfied with management of this apartment home. First of all Sheri was nice but very pushy at the same time. I was at Redgate apts. looking for a 2 bedroom and she was there an stated that she has an Apt available which will be ready on sat. I followed her to the apt and next thing you know I was signing a lease and providing deposits. When it get got time to see the apt and ask questions about my deposit I was told that I couldn't get my money back if I didn't like the unit. I explained my situation to her and I stop the process due to her having me sign a lease and I haven't even seen an apt yet let alone Lose money for something I'm not sure I'm going to like. I asked her several times if I Dont like the unit will get refunded. Her exact words no unless you Dont agree with our terms of the lease which it clearly incorrect. But it states on the welcome home form that I have 72 hours after viewing the apt I can get a full refund. So to kill my curiosity I came today 4/8/17 to see the unit and it nice but now it has already been rented to someone else and on top of that I lose out on $35.00 for an application fee and my current living situation is still the same. Now the leasing consultant Chantal is awesome she had been very nice and seem to be very educated on the units, policy and procedures. I wish I had spoken to her when I came in on Thursday 4/5/2017. And I wouldn't still be homeless.

      The previous management of the apartment were friendly prompt in the maintenance and the manager goes to individuals apartment discourse major problem rentals have she can address immediately those have to take some time. The last manager that prompt me to leave the apartment was rude including the employee. Unfriendly provide atmosphere of pure disaster to rentals. My wife was in a professional program decided to use the computer one the employee in this apartment was so outrageous insulting my wife. the maintenance not prompt rushes over the entire apartment your food most of the time feel with rushes it was sad have this new apartment administrators it was a disasters.

        Awful place. Maintenance is a joke they will do only part of the job (the part you can see) and when you check or use whatever they fix it is not really functional or fixed fully, so you have to book another appointment to have them fix it. Let the office staff know that the job was not done right and you have Rudy the Maintenance Manager telling you how he "didn't realize" the job was badly done and that he got in trouble, basically a guilt trip. Regardless of the calls Maintenance will have to come by more than once to get any job done and you will have to clean up after mess once they leave, because they will forget tools, nails, to wipe their muddy shoes and leave your door open even if you have pets- not that heat or a/c is free either. The Office Staff is a nightmare on it's own. They have a secretary (Cynthia) who cannot take proper messages down and never can give you a straight answer without saying she will call you back or doesn't know how to do something. Training isn't the issue, it's that if you don't call her back you won't get a call back until 1-2 days later. The office manager DeAnna is really nice at first glance and seems truly concerned about any problems you may have, but don't let that fool you she is not about to spend more than she has to on your apartment. She will lie about facts in conversations you have had with her to attempt to charge more from you when you leave the apartment and use any all info you have given her against you. The property itself looks nice from the outside but the apartments themselves are a ripoff for the price they charge. There are rodents, roaches, red flying ants (that hurt so bad when they bite) and stray cats that try to get into your apartment when you leave or open a window. The windows are single pane and super drafty, along with the doors (any and all), the fireplace and worst of all where the wall meets the floor you can feel the slight breeze! There is mold everywhere but they will hide it when you 1st move in so you don't notice. Tactics: They will give you a party line about how wonderful everything is but just bring a lighter with you to test the draftiness of the apartment. They will also tell you you cannot see the apartment because it is not ready, in their lease it states that when you give them notice you give the management company permission to show the apartment as of that date, so push to see it. Also when you move in they will wait until the day before to paint to hide the mildew/pest smell in the apartment. They will only spot paint BTW not paint the entire apartment and the carpets will not be cleaned only look it. (I found food and lots of female hair on my carpets.) Also check any and all outlets because it will be a 1 out of 3 that will work (those were my odds). They will tell you they have a security guard yet that person is never seen and the gates are always open. 24 emergency maintenance is a joke good luck on that one is all I can say. My recommendation is to live here only if you have to as in you can't couch hop or beg someone to take you in while you get back on your feet. The amount of stress and money I had to spend on cleaning, repairs, trying to insulate the apartment + heating + cooling costs and the extra medical bills on allergy medication and testing due to the moldy apartment and filthy air vents IS NOT WORTH IT.

          I had a leak, the size of 3 posters from ceiling to floor which the staff never took care of until after I left. The floor under the leaking wall was absolutely disgusting. Next thing I know they are charging me 150$ for the damages I did not cause. Now I have to pay or else they will screw up my credit. I don't recommend unless you are really desperate like I was. (Had to find a place quick due to personal issues) You can hear anything above/below you. Want to have sex without a noise complaint? Be sure your upstairs or downstairs neighbor isn't home. Walls are paper thin. If you don't have sex, then you will love the paper thin walls!

              this place grossly overpriced for the area. they will screw you on move out, no matter how clean your place is no matter what you do to prepare it they will still charge you and send you to collections. they did some construction work and we're going to redo all the apartments all the old the apts on move out. they were going to take out the carpet and put in vinyl flooring and put in back splashes the only problem is they try to charge you and say the carpet was too dirty and they had to replace it and then they slap you with a $ 2300 collection notice. Stay away!!!

                    Springtree Apartments.live here...why would you? These apartments are currently under construction and the renovations, lets just say, orange doors..really? The parking is dirty and the a/c units are so old that free-on has to be put in every 3 months just to keep the apartment cool; and thats if you can get a hold of the maintenance person to come put it in-- 50/50 chance that you will. The heating in the winter is non-existent due to the ancient water heaters, which means that your electricity bill will be the same as if you were living in a 4 bedroom two- story home. Finally, when you get your billing statement for the rent and water amount that is due on the 1st of the month; you might want to expect to pay more than the statement states. There may be "glitches" in the office's computer system that suddenly create extra money for you to pay. If you are a prospective tenant really wanting to rent in this place, please don't. There are many more apartments located beside these apartments that would way better to live in.

                      I lived in Springtree for a year and a half with my husband. I paid on time every month, I kept the place tidy and my husband and I kept to ourselves. Our lease was coming up and right around this time new management took over. My husband found a job and we had to move (we moved on May 30th, 2012 and new management took over right around April). We moved and about 3-4 weeks later we got a statement from collections for $237.51. I'll tell ya I was pissed. I had one cat. There were no (zero) markings anywhere. Hell the place was cleaner than when we got it. I scrubbed everything from the floors to the cabinets and got every possible spot off. They had the audacity to charge me for a cleaning lady and for cleaning the carpet (which the pet fee is meant to cover). Essentially what they do is hire someone to go through your apartment after you move out and then they send it off to collections. They don't even take pictures for proof. Yet they still get away with it because they will say (which they said to me) "but our estimator said..." I don't care what your estimator said, you have no proof. The sad part is that if I took them to court I would have won. I took pictures of everything before I left. I was pissed that I was being charged anything because it was cleaner than when we got it. The sad part is I expected it. Texas law supports people like this. It doesn't support the lowly tenant. And more importantly, the management takes advantage of the law ten fold. So I called and boy was she rude. She was so rude that I started to get angry and I don't get angry, I don't like to. She didn't listen to me or answer my questions. She just told me what I was charged for. Then when I asked her for the breakout of the charges I didn't get it until well after I paid for it. I paid for it because I was fed up and I didn't want to get angry any more. I wanted to move on with my life and be done with petty businesses and their careless employees. Then I got the statement of the breakdown in and they didn't even credit, to my account, all of the deposits that I paid. So I called and the manager was very rude and said that I need to send in my lease (which I was staring at and it showed my deposit right on it) because she said the lease didn't show me paying a deposit. FYI, she has the same lease I do because I had a copy so either 1) she wasn't even looking at the lease and lied to me or 2) she was looking at the lease and lied to me. Either way, she lied to me and that wasn't the first time the staff of the new management did that. Then she called back and told me that even if the deposit shows on my lease that the old management will take care of it. I call -------- on that one. They bought the place, they will take care of it. I even called the old management and they said the same thing I thought. They just kept giving me the run around because they didn't want to pay it. They are very rude. You see those signs "new management, means new attitude." Well they had an attitude all right. Even when my husband went in and asked for an extension of a week on our lease they were rude. He said he wasn't expecting them to give it to him but that they didn't have to be so cold and careless. They forget they are working with human beings, with people's lives. Now this is just our experience post move out. When I lived there it was an okay place. It is in a neighborhood of druggies and gangs but keep to yourself and you will avoid it. And there are cars that come through that are VERY loud. Management claims they don't tolerate loud music but if you told them they wouldn't do a damn thing about it. Then there were two times that water started leaking into our apartment. It soaked our carpet (you know, the carpet that they made us pay for later). In fact the second time the water was leaking right next to the power outlet. That is a safety hazard. I could have sued them for not moving us into a hotel until it was fixed (this was after new management) but I didn't because I'm not an -------. Well, I wish I did. They don't care. The employees are very very rude. They talk to you like a number not a person. Anyone who does that should never been in any form of customer service. As to why I expected them to charge me, simple they don't care about their reputation. They probably don't give a crap that they caused me stress, put my family in danger, and lied to me numerous times. They don't care about their reputation at all because they are a low rent place and only people who really need to live there to save money or because it's all they can afford will live there no matter what. If you have the choice, find another place. These people will screw you over and then slam the door in your face. Hell one of the people hung up on me. I do not recommend living there at all.

                        Im not sure what these people are talking about, with the drugs and baby momma drama. I've lived here for a almost 2 years. Now I do get the whole water heater thing. But thats a simple call to the office for them to come fix it. Its only happened to us twice. And as of May. we've been under new management. Who is doing THEIR best to fix the problems the "old/new" management did not fix. The only complaint I actually have is the parking. People who visit seriously need to park in visitors. Its annoying when I come home from work and there are 7 different cars that belong to people who dont live there. I work late. Id like to park new my home not across the street and around the corner!

                          CALLING ALL HOOD RATS AND DRUG DEALERS!!!!

                          This apartment complex is for you!!!! You will enjoy enjoy all the drug activites this place has to offer you! From the baby mommas fighting with their cheating dead beat boyfriends to the drug dealing sagging pants high as a kite thugs walking up to you when you're loading your kids in the car asking if you want some "cheese" or "ice", You will fit right in! The best part about this place is they don't do back ground checks, so get all your parole buddies to fill out an application. Since most of you don't take baths everyday, its no problem the hot water only lasts a few minutes! BBQ parties by the mail boxes on the weekends, gun shots being fired nightly, kids running around with no parents, No one here will judge you!!!!!!! SO come on down to the Springtree Apts where we keep it HOOD!

                            Renters Beware!!!

                            The electricity bill was over 200 hundred a month for a 1 bedroom with a study. The hot water only lasts 5 to 7 minutes till it turns ice cold. If you have company over that needs to take a shower, you would have to wait an hour till they could take their 7 minute shower. The complex is filled with drug dealers and kids runing around with out any parents in sight. Please find some where else to rent, the current apartment i stay in has hot running water all the time, I can take a 45 minute hot shower. This place is the worst for single women with kids.

                              Wonderful.

                              Springtree Apartments Homes are beautiful, relaxing and quiet. In 2008, a new management took over and worked hard to change the community and rid it of the people who were destroying the property and giving it a bad reputation. Ive lived here for over 7 years and i have watched the community rise up and become something much better than it was. The management will NEVER have control over the surrounding area, outside of the apartments, but no one has control of that. Ive made several new friends here and they all agree that the new management has done an incredible job turning these apartments around. They do their best to make everyone feel safe and at home and they work hard to see that everyones needs are attended to as soon as possible. Ive read several reviews relating to sun and heat problems, people throwing a fit and ranting that their apartments faced east or west, towards the sun. Any sensible, reasonable person, would not hold that against anyone. No one can move the sun. Seriously, just turn on your A/C. If you cant stand the heat, get out of texas. A/C units and heaters cant stay functional forever, eventually they need maintenance. My a/c unit has had its fair share of problems and the maintenance men were always quick to fix it when i brought it to their attention. Also, when you live in an apartment complex, hot water usually doesn't last very long. If youre gonna take a shower, get in, wash your butt and get out. You dont sit in there and contemplate your life. The front office staff are exceptionally wonderful as well. They bring a fun, warm-welcoming environment to that office that the previous owners could not. The parking lot and surrounding landscaping is always well kept and maintained on a weekly basis and the property always looks nice and clean. I would recommend this property to anyone who's looking for a one bedroom apartment in the $500 price range, or anyone in general(:

                                If you hate slugs... Stay Away, but its still wonderful!!

                                I lived here for a few months. I wasn't scared at all to stay home alone. It was peaceful and wonderful. I do admit I didn't like the thugs walking around the complex, but we had a security guard an actual police officer actual that worked the night shift making sure everyone followed curfew. My home was broken into broad daylight! I believe it was the maintance man because my windows were locked. When I got home the door was still locked, but my window was wide open and my dog was no where to be found. I would repeatedly have slugs in the kitchen thanks to poor construction. The last two things were a nightmare for me. Overall I enjoyed living there and the staff in the office were kind and understanding. I would love to live there again. The price is great for such a beautiful and huge one bedroom apartment. Oh, I also enjoyed seeing the regular hummingbird :]

                                  DO NOT RENT HERE!!!!

                                  I lived there from 2009 and moved out in the summer of 2010, everything posted about these apartments are true. I had female friends visit me and they were always getting hit on by the thugs in the parking lot, some of my friends had their children with them. Bugs were always a problem, I didn't have roaches than god, but I had alot of ants and spiders coming through the big gaps in the windows and the sliding patio doors, which never opened but had huge gaps for the bugs to get in. The water never NEVER stayed hot. Women love to take long showers and baths, can't do that at the springtree, after 7 minutes, the water turns warm then 2 minutes later its ice cold. The area is bad and so are the apartments across the street and next to the complex. I won't say anything bad about the management, because they did what they could do, however, I feel that they should screen their potential residents a little more. When the managers where there, nothing was going on, but right at 5pm/5:30, all the ------ trash came out of hiding and would do their drug dealing till early morning hours. I personally seen a woman throw a brick through her "boyfriends" car window across from my apartment. Took two days for the glass to be picked up, people parking right in front of my window (music blaring) who are visiting the building across the street around the corner. What really made me leave was the greasy hand prints on the outside of my patio door one morning, like someone was trying to slide open my patio door, thankfully the doors were never able to open. The person above is either mgt. or one of the crack head thugs that live in the apartment or def/blind. Please if you value your life and your childrens life, do not stay here, its getting worse in that area, just google the address and you will see.                                     Came back

                                    I dont understand why people are such liars you may see it that way but not all. i lived here in late 2008 in the smallest one bedroom when they were remodeling the property. I moved out becauase of my job. In 2010 I came back the apartments are great management are respectful, wanting to make us happy, I never seen anyone hang out on property the way other people are describing, The properties around springtree are not good at all but springtree makes up for it. The apartments are a very good community.

                                      Former Resident Weighing In

                                      First and foremost let me state that I am a former resident that had to leave the property before my lease was up. There was just no way around it. When we first moved in, we were advised by the management staff that the area was under new management, use to be section 8, and was recently renovated. We were advised that the area was in a conversion process as (like most of Arlington at the time) they were attempting to "clean up" everything. So we leased a 1 bedroom apartment with Springtree. At first, everything was okay. As time went on, however, things became progressively worse. All the reports about the water heaters are correct. You have about a 10 minute time limit before your water goes from warm to ice cold. Forget taking multiple showers in the morning. It's just not possible. We also had an issue with CONTINUOUS amounts of ants in our apartment. They were literally always walking around alongside the windowsill & on our carpet. We keep a clean household, and this problem was due to the fact that we had a set of bushes right outside of our front window & the windows/sliding glass door were poorly sealed & left gaping openings. This also effected out electricity bill...between the large openings in the windows, doors, and even a decent-sized gap under our doorway...our bill was routinely $230 /month. The breaking point came when we started seeing our feeling of safety compromised. Not only is the entire surrounding area a mass of drug dealing & random other criminal acts...but the complete lack of peace of mind on the property was alarming. It seems as if the apartments stopped screening their tenants or something because as time went on things got noisier and noisier and eventually we had large groups of people spending hours per day camped out on the steps by the mailboxes intimidating those that walked by. Where is the peace of mind in that? Why must I walk by a large group of males just hanging out on the steps by the mailbox just to check my mail? We had a newborn baby at the time...I absolutely cannot put my child at risk of anything happening to them, myself, or my significant other. In closing...we got out before things went any worse than they were. We are about 1 month from completing our current lease & haven't had nearly the problems we had at Springtree. If you want an adequately sized apartment in a poor area and do not care about functional water heaters, air conditioners, or general worksmanship...Springtree may work for you. If you want to feel SAFE and get good value for your hard-earned money...I'd highly suggest looking elsewhere.

                                        ALL YOU HEAR IS LIE

                                        SPRING TREE APT. WE MOVED IN JULY OF 2010...FIRST IS THE AC UNIT IT SUCKS... LAST WINTER (2010) THE HEATER SUCKS, THIS YEAR 2011 THE AC SUCKS AGAIN (RECENT).... NOW WHEN YOU RENT THE APARTMENT THEY TELL YOU THAT ITS BEAUTIFUL AND EVERYTHING IS WORKING GREAT W/ NO PROBLEM...(YEAH RIGHT).. LAST YEAR I THINK IN SEPTEMBER 2010 THE NEIGHBOR ABANDON THEIR APT AND I NOT SHIET LIE TO YOU IT SINK FOR MONTHS. WE COMPLAIN ABOUT IT FOR MONTHS AFTER MONTHS. TOOK THEM A WHILE TO CLEAN IT AND FRESHEN IT UP.. LIKE A MONTH LATER SOMEONE MOVED IN AND I COULD HAVE TOLD HIM HE SHOULDNT NEVER MOVED IN.... THERE THIS THING IF YOU WANT TO CALL IT...."WE HAD TOLD THE MANAGER IS IT OKAY VISITOR TO PARK ACROSS FROM OUR APT TO BE EXACT (BY THE LAUNDRY ROOM) AFTER WE HAD MOVED INN... MANAGER SAID YES...(ITS A LIE)... ON MAY 30 2011 AROUND 2 A.M THE TOW TRUCK, TOWED AWAY MY COUSIN CAR. ME AND MY COUSIN'S RUSH BACK FROM WEST FORT WORTH AND HIS CAR WAS GONE BY THE TIME WE GOT BACK, BUT THE OTHER CAR WAS STILL THERE. "IT JUST HAPPEN TO BE HIS CAR WAS PARKED FRONT OUT... WHICH IS EVEN MORE EASIER FOR THE TOW TRUCK. TOW TRUCK TOLD MY WIFE THEY WERE GONNA COME BACK AND TOW THE OTHER CAR NEXT TO HIS (WHICH IS ALSO MY COUSINS)..I'VE WAITED 2 HRS FOR THE TOW TRUCK TO COME BACK AND TOW MY OTHER COUSIN'S CAR BUT GUESS WHAT, THEY NEVER CAME BACK.. WILL THAT IS WHAT THE TOW GUY SAID... SO I FIGURE I WALK AROUND AND SEE HOW MANY CARS IS HERE WITH NO STICKERS AND LIKE I SAID FOUND PLENTY.. FRONT THE MANAGER ABOUT IT AND THEY SAID THEY NEVER TOLD US NOR ANYONE ABOUT PARKING THERE (BY LAUNDRY ROOM) IF YOUR NOT A RESIDENT W/O A PARKING PERMIT..."                                           we have had so many issues here and the manager doesn't do much to fix them. we have had problems with our a/c, we have had bug problems, and our water heater only lasts 10 mins or so. when we first moved in maintenance didn't even plug in our stove, when we went to plug it in the stove didn't even work. the rules they have for the residents are beyond ridiculous!! the only thing that is allowed on the patio is patio furniture and plants. you cannot have anything over the windows unless its white. we've tried moving apts to one that doesnt face east or west bc of the dreadful heat, but management claims there are no available apts... i have personally seen management showing possible tenants available apts. the only great thing about this place is the fact that its always quiet. there is barely any grass and it just looks dull. the apts around us are always loud!

                                            worst apartment ever

                                            im currently a resident at the springtree apartments and the duration of my stay has been an absolute nightmare. First, during the winter our house wasnt heating properly in every room, their solution was to close 2 vents completely and several other about 75% of the way, that way the bedrooms were heated but not the other rooms. This continued with the air conditioner not cooling properly and on a weekly basis they claimed to "re-charge" it or clean the compressor. The did eventually change the whole unit after several calls to their corporate office and the threat of calling code compliance. Most recently, the day i brought my new born infant twins home we had no hot water, this problem continued on and off again for 4 of the next 5 days. i actually did have to call the city of arlington code compliance and i believe the only reason it was fixed was because the city served them a notice of some sorts. in closing this is a horrible choice for a potential home and i wouldnt recommend it to someone i absolutley hated, as i believe no human being should ever have to fight for heat, a/c, or warm water. avoid this apartment at all cost, even the corporate office does a horrible job resolving situations and im having to threaten legal action and will probably have to sue to resolve another issue that has come up.
