This community is a mixed bag. The location within Arlington and the DFW area is great with convenient highway access, close proximity to DFW Airport and major shopping/attraction/employment areas in the mid cities and downtown Dallas and Fort Worth with reasonable travel times. Additionally, it's a diverse area offering a variety of ethnic grocery, restaurants and services. Landscaping has potential if done right, kept up and maintained. However, the complex is not well kept or logically upgraded over time. The value pricing that once existed with leasing and rent expenses has significantly shrunken and making the complex less attractive. While the grass is mowed weekly, parking lots and garbage areas can become trashy and walkways can become filled with mud after torrential rains. At one point in time, the complex had gated entrances. That is no longer the case as the repair and maintenance bill (caused by residents and visitors breaking the gates) probably became untenable to Finance. There's limited play and socializing areas and residents do not pick up after their dogs with limited enforcement with regards to pet areas. While there is a garbage fee, they've actually removed some trash dumpsters allowing weekend and holiday trash to severely overflow dumpster areas. The fitness facility has limited working equipment and apartment designs are not conducive to 21st century needs such as WiFi, mounted TVs, floorplan layout, appliances, electrical and lighting desires. Pool areas are nice but can become overrun by neighborhood non-residents. They recently upgraded laundry machines but laundry spaces tend to be dirty and worn. Since the complex is divided by a public street, the side with the housing offices gets more attention and maintenance to keep up appearances with visitors while the other side lags behind as a unwanted step-sibling. The apartment reps are usually not friendly and offer minimal assistance. As various companies have bought and sold the complex throughout the years, the representatives in the leasing office and the services offered have worsened. Apartment communications are often atrocious with missing dates, details and signatures, inaccurate details, and mean or exasperated wording. Mobility, walkway and parking infrastructure is horrible for anyone with disabilities or wheelchair needs and most likely non-compliant with ADA requirements. While it is a relatively safe place, there's is some crime. Current owners are not springing for onsite security as past owners have. Apartment maintenance staff is friendly, fairly quick and responsive with most issues but serious damage such as water flooding will be met with minimal response, accommodation and notice.
