I really like the size of my apartment, but that's about it. My neighbors are loud and smoke incessantly, the windows and doors are drafty, I need a new AC but can't get one until the current one actually dies, wish I had hard flooring in living room instead of carpet, the monthly rent is overpriced but so is everywhere else.

I am disappointed in the management company's decision to impose various services on the residents without first offering an option to opt out. And from various interactions with the staff and other residents, it has been made clear that no one was in favor of the recent changes. Sadly, Austin has gotten too expensive to move to another apartment complex and stay within a budget that my roommate and I can afford.

Overall fine but there has been recent difficulty with the changes made to the mail building code and my front door. Reached out for both with little to no assistance. This has not been the constant performance but there should be someone available to address emergency matters relating to the complex.

I really love my actual apartment unit. I have a 2-bed 1-bath that is very spacious, looks at trees, and is pretty quiet. The appliances and finishes are a little outdated but still function. I appreciate that there are 2 pools total for the complex. We recently got smart locks and thermostats installed and so far, I have enjoyed the convenience. I think management isn't the best; they aren't very communicative, are hard to get a hold of when you call, and don't really respond to voicemails. No issues with parking availability, cleanliness, etc.

it's in a great neighborhood and i definitely feel safe living here. i haven't had any problems with my neighbors or had any major disturbances. however, i've had my ac stop working three times and i've only lived here 4.5 months on my 10 month lease. it is incredibly frustrating knowing that my air conditioning is going to continue to trip and my electricity bill is going to be high because of this. i can't speak on how the move out process will go, but at least the maintenance crew usually responds pretty fast.

Excellent location. The community is nice and quiet. There are deer roaming around and it is covered by lots of trees. There are 2 pools and workout room, but no laundry room (in unit). There are some carports but no garages. I like how spread out and large the complex is. It is close to everything. The apartments are older but they keep them maintained fairly well. I think overall it is a good place to live. I would like to have an exhaust fan in the kitchen because it does get smokey if you like to cook at home (no exhaust to the outside). My neighbors car was stolen, but that could happen anywhere.

Overall, the community is quiet, occasionally there are people who drive through blasting music and bass booming. The apartments themselves, could be prepped WAY better for future residents moving in. When I had moved in, it looked like the painters didn't tape anything off, cabinets were painted closed, wall plates were painted over, red brick fireplace has spackle all over it, countertops are sunken in and bent, door handles are old and do not operate properly, the bathroom mirror is old and has black spots on it, windows and sliding door windows are foggy and it can't be cleaned off, there's much more that I could put here but I would literally be here all day!

Nice apartments but not well insulated so electricity is extremely high! Staff is kind but hard to reach at times. Maintenance does respond pretty quickly to orders and upkeep of complex is good. I do feel safe and secure in this community.

Excellent Move-In Experience

I just moved in this week and the entire process was great. From first tour with Caleb, to months of him answering my many questions promptly and thoroughly, to move in day, everything went well. Caleb is always good at responding, always clear with answers and requests for documents, friendly, and will go above and beyond to help you. I would recommend High Oaks on Jollyville Rd, and ask for Caleb Henderson, he does everything in his power to help you and never promises on something he can't deliver.

It has been an okay experience living here. Before I moved in, I asked to get a tour. They never gave me a tour. Then they changed my move-in date last minute. Then we agreed on a date to move in and when I moved, I noticed some lights didn't work, the sinks were leaking, he clothes care center didn't have working washers and dryers. They ended up fixing my sinks. The lights was fixed but keep burning out. I'm guess the electrical wiring wasn't done properly. I was given washer and dryer to accommodate for the lack of clothes center. There was other small things the apartment complex was not prepared for on me, on move in date and it made the experience bad but they will try to fix things as soon as they can to keep you happy.

My experience has been good! Easily the best apartment complex I have lived in so far. The staff is friendly and attentive without being over you shoulder. All updates and information are sent by email, rather than constant notes at the door. Paying rent is quick and easy.

Overpriced for what you get. The location is nice, but as an overall complex it's just another apartment complex. There's a lot of unnecessary charges and unable amenities. The staff is ok, but they're not very helpful nor are they very good at both relaying information or being available. I lived in the same complex and Floorplan 10 years ago and nothing has updated or changed to show reason for the drastic increase in recent rent increases over the last few years.

Decent, the maintenance guys are a little weird, but overall cool place. The dog park is dope, the area is chill, and the necessities aren't too far away (groceries, pet store, ect). The maintenance team will do the absolute bare minimum, but what can you expect lol, also a $30 charge for "valet trash" but no one has EVER taken the bags I've left out.

Management is mostly on the ball, however my initial move in date was pushed back several times which caused an issue with the professional movers I had hired, however management was able to compensate me for lost time. I'm less happy with my neighbors, as several people outright refuse to pick up after their dogs.

Overall I have been very happy with my experience living here. The property is surprisingly very quiet, and I even reside near the dog park. Maintenance is very quick to respond. Staff on site has always been very professional and helpful. They could do better with security in mail rooms and swimming pools. The complex is located in a great area, access to restaurants, grocery, entertainment, not far from downtown and easy access to the highway. Would definitely recommend this property!

There's been ups and downs, as can be expected over such a long period. I think a better job could be done on picking up litter all over the grounds and not just the areas visible from the parking lots. Balcony clean-ups should apply also to balconies that can't be seen easily. I'm concerned about fire safety here. The noise from the grounds crew has always bothered me and I've never seen the point of mowing and using leaf blowers every single week. I think some scary, dangerous criminal types, especially those involved with drugs, have been allowed to move into the community much too easily. I'm still unhappy about being charged for the cable and valet trash services I don't use. The maintenance department is excellent. You did a superb job with listening to the residents' comments about the dog park and redoing it. The dog crowd here really makes this a homey, friendly community! And of course the trees and wild animals are delightful.

Overall, our experience has been great. The apartments are spacious and reasonably priced for the area compared to what other homes are going for. Everyone keeps to themselves and parking is always available. They have great walking trails nearby. My only con to living here is you can tell the apartments are much older due to the amount of dust that lives in the vents and the maintenance issues usually just have a bandaid put over them rather than a true fix.

It's a nice area, however very old apartment, old furniture and not well maintained. People are friendly, although take a lot to respond an inquiry , when they do, sometimes they don't. Doesn't with the price for a family, maybe for single peeps.

These apartments are older and some things could use some updating or improvements. But overall that is why the price is lower than other apartments in the area. Management company is decent and they do everything they can to keep it maintained and in good order. The floor plans are really spacious and well designed for the most part. Walls are thicker than most new builds I've seen in the area and you can't beat this location. I feel management is fair but can be unreasonable in some situations. I don't plan on leaving anytime soon!
