I have never lived at such a terrible place. They treat their tenants like dirt. They do not give 24 hour notice for entry into you apartment. It has become evident to me that they covered up several hazards in my apartment before I moved in such as mold growing in my living room that disappeared one day as if someone entered my apartment and wiped it off. There was not a note of service left. They have drained me of so much time&#44; money and patience. The staff is so uncaring of any of your issuess. Terrible customer service. I could hear my upstairs neighbor very clearly so it was loud. They had construction starting in January of this year and it was still going on strong when I had to get out of there in May because of the inhabitable conditions. They misinformed the tenants of the details and how long they would be inconvenienced. They are rude&#44; don&#39;t care about you as a tenant&#44; and will do their best to make your living experience hazardous&#44; uneasy and lacking peace!
If you deem it inhabitable&#44; they make it impossible to get out of the lease without paying a hefty fee even though they are in default for such a property. It is a place you could not in good conscience have someone else sub-lease.

DO NOT MOVE HERE

The 11 months I lived at High Oaks were stressful, uncomfortable, and expensive - I moved out as soon as my lease was up. I will stick to the facts in this review. Hopefully, this information will be helpful to someone.

1. My electric bill was outrageous for a ~1,000 sqft apartment - I&apos;ve attached a screenshot (see photos section). The highest was $427 and the average was $247. Prior to living at High Oaks, my average electric bill was $90 in a similarly sized space in North Austin. My first bill at my current place was $56 (same size, Arboretum, full month&apos;s usage). Austin Energy performed a meter audit and determined the problem wasn&apos;t on their side. High Oaks had an electrician assess my unit and determined the problem wasn&apos;t on their side. So, I was stuck paying the bill. The only solution was to move somewhere else, and that has solved the problem.

2. Neither my heater nor AC worked properly. Most notably, the AC couldn&apos;t cool the apartment below 80 degrees in the summer and I spent most nights sweating on my couch. Numerous maintenance requests did not result in a fix.

3. The hot water went out twice and I had to go to my gym to shower.

4. The electrical breaker to my living room stopped functioning at one point, so the apartment would randomly go dark. It took three maintenance requests to get it fixed, and I was accused of being the problem after each of the first two (First, I had &quot;too much stuff plugged in behind the TV&quot;, and second, &quot;maybe I need to buy a new power strip&quot;.)

5. The nearest dumpster to my unit (in phase II) took several minutes to walk to. I saw many tenants driving their garbage over to it

There were other problems, but I don&apos;t want to make this review tl;dr.

All that said, there were a few positives:

1. Really great location. The arboretum area is beautiful and close to everything.

2. Elmer and Candice in the office were both very nice. It&apos;s certainly not their fault that they were powerless to resolve my issues.

3. I had friendly neighbors that I spoke to often. 

4. Beautiful balcony view including wildlife. We had deer at the base of our stairs a few times.

These apartments are older and some things could use some updating or improvements. But overall that is why the price is lower than other apartments in the area. Management company is decent and they do everything they can to keep it maintained and in good order. The floor plans are really spacious and well designed for the most part. Walls are thicker than most new builds I've seen in the area and you can't beat this location. I feel management is fair but can be unreasonable in some situations. I don't plan on leaving anytime soon!

it's in a great neighborhood and i definitely feel safe living here. i haven't had any problems with my neighbors or had any major disturbances. 
however, i've had my ac stop working three times and i've only lived here 4.5 months on my 10 month lease. it is incredibly frustrating knowing that my air conditioning is going to continue to trip and my electricity bill is going to be high because of this. i can't speak on how the move out process will go, but at least the maintenance crew usually responds pretty fast.

By far, the worst experience I've had. The day i picked up my keys, i was asked to comeback 3 hours later because my apartment "wasn't ready yet". The specific apartment that i moved into was supposed to be move in ready on February 27, but still wasn't ready at 12:30pm on March 3rd when I was picking up my keys. I was told that the apartment still needed to be cleaned, which still hadn't been done 3 hours later when I returned. 11 days after I moved in, maintenence entered my apartment without prior notice and without leaving a receipt of work completed. Lights had been left on indicating that someone had been in my home, but not having any prior knowledge of who it was, left me feeling unsafe in my own home. I only realized that it had been maintenance when i noticed something had been fixed that was previously broken. I was charged a fee for not having renter's insurance, even though I had a policy in place (which had been paid in full)  prior to moving in. Had i not questioned the fee, which i paid, i would not have been credited the for the unnecessary payment. I also should've been able to receive an actual refund instead of just receiving a credit. Getting my trash taken out by the mandatory concierge service has been a constant battle, which has resulted in me taking my own trash out the majority of the time while still paying $26 a month. Since the issue with maintenance entering my apartment, I no longer trust anyone on staff to enter my home without me being present, which I've tried to make abundantly clear. This has resulted in me having to take time off for upgrades to be made, most recently the digital lock system update. Residents were told that their locks would be updated between 9am and 6pm on July 25th. No one had visited my apartment by 5pm, on that day. I went to the office to see how much longer it would be, only to find out that the technicians had left for the day and would return the following day to get to anyone that was left over. There was no notice from the office regarding this, meaning technicians from a contracted agency were going to be entering homes if residents without their prior knowledge. Something I would not have been aware of had I not paid a visit to the office. On top of all that has happened previously, i walked out to my brand new vehicle this morning to find the gardeners had blown dirt and leaves all over. I cannot wait until my lease is up.

My experience has been positive. Maintenance is prompt and the apartment staff is helpful. It was especially appreciated when we had to temporarily relocate to a hotel due to construction. I do feel at home.
