We have been at Colonial Grand at Wells Branch since November 2012 while our home is being remodeled.  We are in a 3 bedroom&#44; 2 bath apartment and we couldn&#39;t have picked a better place to stay.  It is clean&#44; comfortable and very spacious.  There is lots of natural light with a ton of windows throughout.  We are on the 3rd floor and have nice&#44; high ceilings.  The staff has been AMAZING!  We have dealt with Rachel the majority of the time&#44; but everyone has been very helpful and they go out of their way to help.  We had a few service requests and they were all dealt with immediately.  The covered parking is great and very convenient.  One of our cars is not in a covered space and we have no problems finding a place to park.  The complex is quiet&#44; clean and feels very safe.  I have seen a lot of families&#44; but it also has a nice mixture of young&#44; single people.  I would suggest this complex to anyone.  They have made our apartment experience a great one!

I have lived here since Augest 2012 and I love it! I read over the reviews in the past about trash fees and so I did not ask them planning to see if they try to sneak that fee in. When I asked if it is an all bills paid community they informaed me that it was not and thats when they told me about the trash fee being added on to my water bill. The office staff is very nice as well. When I call in for work orders they get completed that day.

Lived here for a YEAR and it was the worse. These apartments have a MOLD infestation. They have a lot of hidden fees and I have had to turn them into the renters and tenant council twice. Please save yourself the headache and do not even consider this place when looking for a new apartment. MOLD ISSUES. That&#39;s all I should have to say. It was disgusting and way below any standard of living. Good Luck staying in business &#34;Colonial Grand&#34;   

COLONIAL GRAND AT WELLS BRANCH--- BEWARD OF MOLD 

I&#39;ve live at Verde Oak Park since March of 2009&#44; and I just renewed my lease for another year. Overall&#44; this is a great apartment complex. The customer service from the office staff is always above and beyond.  I have yet to have an issue that wasn&#39;t resolved very quickly. Maintenance requests are completed in a very timely manner and the maintenance staff is pretty friendly also.

There is a Travis County Sheriff Deputy who lives in the complex and will respond when available.  But there is also additional hired security that patrols the complex on foot at night.  

The look of the complex and the apartment homes is beautiful.  I&#39;ve had company at my apartment who own homes and they always compliment the interior&#44; stating that everything that would be an upgrade in a home is already included at Verde Oak; crown molding&#44; granite countertops&#44; black appliances&#44; etc.

My only complaints would be thin walls and the exterior doors leading to the patio are heavy and new&#44; so they oftentimes slam shut which can be startling and annoying.

Upon moving in, ants were found all in the carpet in every room, cockroaches have been found up to 3 inches long and I keep the apartment clean and dishes done. Never any parking past 6 or 7 pm unless it is the weekend, even then good luck. Upstairs neighbor trashes the property around me littering objects like dvd cases, cigarette butts, cigarette cartons, plastic bags, fast food trash, and beer cans. The upstairs neighbor have even gone so far to throw their trash, cigarette cartons, directly onto my patio as retaliation for calling the office to tell them about the neighbors. I have contacted the office about this issue, they responded with saying they needed a picture which I picked it up, I&apos;m not leaving trash on my patio. They don&apos;t even pick up the trash around the property so why would I leave it there. I have emailed them, called, went in to the office directly to complain and nothing was ever done. Trash still is being littered, office does nothing with complaints. They ignore you with whichever way you choose to contact them with an issue, don&apos;t even bother talking to them about problems. The gates are never working properly so it is always open, there is one entrance gate...they can&apos;t fix the one gate they have? No storage space in the unit, worse in the kitchen at least in my one bedroom unit. The valet trash service costs $30 a month no opting out, they don&apos;t even pick it up on some nights, they are supposed to pick it up 5 out of the 7 days of the week unless a holiday and have had an instance where a straight 3 days they did not come by, so why should I have to pay that much for unreliable services. Office staff throws ridiculously loud pool parties, unappropriate music is being played around kids and they will close the office early for these events and ignore you when seeing you at the front door. The grounds are trashed not just around my patio, with fast food trash and party cups. Not one good thing I can say about this property, they just want your money.

Just moved to these apartments a little over a  month ago. Apartment staff are very nice, property is nice and well kept. The apartment its self is really nice, with updated quality finishing&apos;s. You get a lot of space at an affordable price. The only down fall of these apartments, is the parking. All parking is 1st come 1st service. This sounds good in hindsight, but when you leave your house in the evening and return back home and can&apos;t find a parking anywhere near your apt and have to walk from the back of the apt this becomes an issue. There are numerous spaces taken up by motorcycles and some of the spaces taken up by the motorcycles are basically being saved by people that also have cars as well. The waiting list to get a covered parking spot relatively close to your apt is rather long. Other than that these are apartment are Great!

It has truly been a nightmare since we moved in here. We moved from California with 2 babies under 2 and a dream of a friendly place with an affordable cost of living. We had humble dreams. People here in Austin have been kind for sure, but from day one in this apartment, we have experienced roaches, roach babies, silverfish (which can crawl in children&apos;s ears at night), black mold, mold in general, a broken dishwasher, floods in the kitchen from the sink being broken, bugs crawling through cracks in the door and base boards, a funky smell in the second bedroom that has rendered it an expensive storage space, and just generally issues. It took 6 maintenance visits to fix the sink. The maintenance manager just sprayed for mold about 2 months ago and pest control sprayed inside in less time than that. We asked for natural products to be used since we have our babies, but how often does this stuff need to be done? Supposedly, pest control sprays the perimeter weekly. We would like to live and rest in here, not have maintenance and pest control here constantly. We keep the AC running, HEPA fan, ceiling fans, bathroom fans on, lights on, I pour bleach down the sinks nightly and close all drains, I am constantly cleaning, afraid for our family to sleep without doing so--in order to keep humidity down and bugs away--to no avail. I am no princess and I understand that nothing is perfect, especially in this price range, but the bulk of all of that happened within 2 months of us moving in here! It has been stressful, sad, and daunting for this momma. My marriage is in trouble, I am not getting sleep, we are continuously spending money to make fixes. I initially experienced push back/miscommunication from the staff, but they have done what they can. The bottom line is that this place shouldn&apos;t have this many issues and should not have been rented in this condition. People deserve safe, comfortable, well maintained, pest free places to live. I hope to God that things get better until we can find another place--we are only 4 months into a year lease. I don&apos;t know what your experience will be if you move in or live here, but I hope that it is better than mine/ours, especially if you have kids...this is just our experience in the last 4 months.

Was terrible , late move in.  Non stop work issues due to poor turn, office gives me a hard time when i complain , they ignore my requests until I call and or go above them., then they retaliate with discriminatory behavior when interacting with you for submitting valid complaints.  I would never recommend to live here to anyone.

- Office staff is nice and attentive.
- Grounds are kept up very well, as long as people are not putting large pieces of furniture by the dumpsters.
- I have not had issues finding parking near my unit.
- The interior of the apartments are very nice, good floor plan layouts, and the building materials are quality. 
- I have not had any issues with noise in my unit. No issues with loud neighbors. I thought that the highway would be an issue, but you really can't hear it. I am on the back side of the complex and on the third floor. 
- The gym is great and accessible 24hrs.
- I have only been here for about 3 months, but so far I am pretty happy. 
- One thing that I do not like are some of the mandatory fees. There is a $30 valet trash free (when I am perfectly capable of taking my own trash to the dumpster), and $50 for a cable package with Spectrum (which doesn't include internet or a dvr, and I never watch live cable tv anyway, so it is a total waist for me.)
- If you are a good human being, come live here, you'll like it.

Good leasing office. Maintenance requests are completed quickly and correctly. Valet trash service is a rip off but otherwise a pretty good apartment complex. Parking is reasonable. Pool is small but well maintained with nice chairs for the summer.
