Beautiful Apartments

I had a great tour with Eli today. He was very friendly and many tenants came up to him to say hello! It is nice to see the staff making personal connections with the people who live here, it seems like a nice community. The pool was very clean and taken care of, many of the residents were enjoying it! The pool table and ping pong table were a nice touch. The gym was very spacious and had lots of useful equipment. I viewed the 2 bedroom 2 bathroom unit and it had a lot of space! I would absolutely recommend Eli for your touring needs!

Through the course of my occupation, I service more than 140 residential properties in the greater Austin area. Of every property that we service and that I’ve toured and experienced outside of work in Austin, the Modera is among the cleanest and most secure with a convenient location. The cost is well worth not worrying about being uncomfortable, having my vehicle broken into, having suspicious persons on property, or other criminal activity. The amount of preventable situations I deal with nightly at other properties due to lack of maintenance makes it a requirement for me to come home to a peaceful environment; which the Modera provides. The incredible leasing agent I worked with helped me find exactly what I was looking for floor plan and all within my budget, and has been on top of everything from start to finish and even requests made after move in. All of the staff work diligently: leasing, maintenance, and our wonderful cleaners who do the work I admire the most as it was the number one reason for my decision to lease.

    Experience has been great

    [Incentivized Review] Moving in has been an overall solid experience so far. When I toured, Eli showed me all around the complex and multiple units which some really had caught my eye. He was very helpful and responsive throughout the process. There has been an ongoing problem after I moved in and they both have been super helpful trying to get it resolved. Overall a good experience so far.

      Everything is great except the fire alarms & the people who park in the garage entrance. The fire alarms are the biggest issue and the reason I will more than likely not be resigning a second time. Everything else is great

        Inconsiderate, noisy tenants seem to take priority, which has the effect of shaping community culture in their favor, while forcing considerate neighbors to suffer in order to accommodate them. At a glance, maintenance of the building appears to be adequate, but there is very little scheduled maintenance (annual cleaning of carpets, for example). Maintenance requests are assigned and "completed" quickly, but are not actually completed satisfactorily, and multiple maintenance requests need to be submitted for the same issue before it's actually resolved. The reports of excessive false fire-alarms are true, and put residents at risk because they start to ignore them. The location happens to be close to my work and they have a decent gym, but those are the only reasons why I've decided to continue living here.

            I’ve had a wonderful experience living in this community. The staff truly goes above and beyond to make residents feel welcome and supported. Mona, in particular, is incredibly passionate about her role and consistently exceeds expectations. The maintenance team is also outstanding, responding quickly and efficiently to any issues, often resolving them within a day.                   It's super slow on maintenance, not sure if it's because it's a new building. I have to wait 4-5 days to complete the request. and once, it didn't even solve it. The AC in the fitness center has not been working for a long while.

                    It's been a couple of weeks since I moved in and so far everything has been great. Movein was very smooth. A few things in the apartment weren't functional but I was able to get this fixed right away. Miguel from maintenance is very efficient and quick. The service is great!

                      Great so far

                      I moved in with my wife and son. So far its been great. Staff is nice, i enjoy the amenities. We just had a pool party this past Saturday. I love that we are by the domain. I like the food spots my wife like to go shopping. This was a good choice .

                      Disappointed by Management’s Response and Lack of Accountability

                      I don’t recommend living here. I’ve been a resident at Modera Eado for some time now, and while the community itself has some positives, I’m extremely disappointed by how a recent situation was handled by management. After being approached and questioned in the parking garage by leasing agent Mona (off-duty and dressed casually) who demanded to know if I was a resident—with no clear reason or authority—I filed a formal complaint. Her refusal to initially identify herself and the nature of the questioning was inappropriate and, frankly, felt like racial profiling. I expressed my discomfort clearly and respectfully. Instead of taking my concerns seriously, the management chose to dismiss the incident entirely, claiming there was no “ill intent” and offering no accountability or apology. They saw no issue with how their staff behaved. What’s more disappointing is that they made no real effort to acknowledge the harm caused or to assure me that similar situations wouldn’t happen again.

                            Complex Was Not Ready to Open. Lack of Management.

                            Please, I urge you to look elsewhere. The building is new and looked fine during the tour, but there are severe issues throughout the complex , and management is nonexistent. The highlights of my living experience (and that of several residents ) are as follows. 1. Non-working AC for weeks. 2. Significant leaks from AC. 3. Leaks from the sink. 4. Non-responsive management- the water damage from the AC leaks has gotten so bad in my unit that the floor tile has started to lift. 5. The leasing office is understaffed and closed or empty during various periods of the day. 6. The complex relies on an automated assistant for any issues. Have fun answering about ten prompts before you can reach a human. This includes emergency reporting. 7. The app for unit and building access does not work. Expect to be locked out occasionally. 8. There is zero urgency. You'll have to chase them down for a semblance of acknowledgment of an issue, then follow up again and again. 9. Lack of knowledge of staff working ACs. As noted above, ACs in various units, including mine, have recurring issues. While work orders are eventually completed, the problem is never fixed, requiring multiple work orders. 10. Trash has been left in common areas for days! There are some fake eyelashes on one staircase. I wish I had bet on how long it will be until someone cleans those up, lol. They're running three months untouched. One a good note, Tariq is great. Mona was also helpful one time I needed help with the package room. The lead maintenance guy is super nice too! I feel the situation here is very unfair to them.

                              I have generally enjoyed living at this community. at times the coffee maker has not been working and maintenance requests have been a little delayed. additionally sometimes the doors for the in between walk ways are not completely locked and people can easily come in and out who do not live in the complex (for example on the first floor between the zen courtyard and trash cans)

                                Absolutely atrocious. Since moving in, not a single appliance has worked correctly, the HVAC system is broken and has not been repaired and there is a serious mold issue as a result. Management is dismissive and has zero sense of urgency. Management has no empathy for the health and well being of their tenants. I've been a homeowner for the last 20 years and decided to sell and rent as I am getting older and can no longer maintain a home. I was hopeful renting would reduce the stress of property management in my life. Living at Modera Eado has only added to it. Absolutely atrocious living conditions and experience.

                                    Beautiful apartment and amenities, but noise is a large issue. Footsteps shake the ceiling, and virtually all noise from neighboring upstairs units is clear as day for anyone not on the top floor. If you value quiet, and are looking for a calm environment, this is not the place for you.
