Not resident friendly by my standards. C property at best

I could have paid $40 more a month and been in an A property but I liked the floor plan so much at San Marin that I chose not to. I regret my decision completely. The complex is seperated into two sections. One section is gated the other is not. The side that is not gated is also VERY close to the railroad crossing. If you are thinking you can stand the train..THINK AGAIN. The train comes by nearly every hour and honks it's AIR HORN for nearly a full minute every time it comes by. If you are a tempermental sleeper you will be irate. Plus, the rent is the same regardless of you being right next to the train and without the gated community or not. LAME, but I should have negotiated better. The appliances are not that new and the construction is 2nd rate at best. The first month I was here one of the big trash bins was removed and now the one remaining serves 5-7 buildings and as you can imagine, the trash piles up and overflows so there is typically trash every where. This attracts all kinds of animals and no doubt bugs. There is a resident armadillo that tears up the flowers in the enterance weekly and management still hasn't figured out how to handle him. The grounds of the place are very poorly maintained. We had broken sprinklers that flooded the front of our building for nearly 2 weeks before being fixed. We also had a brash of breakins to multiple apartments without the apartment complex ever implementing a patrol of any kind. The staff only waves back to me half of the time. When I first moved in my bathroom flooded and although it eventually dried out after a week of a HUGE fan running virtually non stop to dry it out, the mold smell didn't go away for a month. Never was I offered any compensation nor was any concern for my happiness given. The residents refuse to pick up after their dogs for some reason so the whole property smells like Dog $#@% and again, it never occured to the management to do anything to help. Also, if you are into paying rent online, plan on a $11 and some change fee. On top of that, if your rent isn't in on the 1st, $25 a day late fee is charged....no grace period here...OUCH! The ammenities are very slim. The pool is ok, but nothing to brag about. Until they lower their rent to match what they are providing...don't move here... I paid $720 or so for a one bedroom and could have paid $750 at the Riata which would have been WAY MORE WORTH IT!
