Pros:
-Free covered parking
-Patios are often huge (mine is like 100 sq ft, and since I love to garden this is awesome)
-Faux hardwood flooring
-Because a new company just bought the complex, rent is cheaper than usual for the time being
-It's close to many shopping centers (central to the Domain, Arbor Walk, Arboretum), grocery stores and schools
Cons:
-The management is absolutely atrocious. This single factor is bad enough to make me want to leave. We actually made a list of things they lost/forgot in our first week of living here and it was quite long. Items included losing a rent check, forgetting to provide remotes or a code for the front gate (one of which was broken when we finally got them), and losing our pets' information two times. The most frustrating part is how they made it seem like it was our fault each time they made a mistake instead of just apologizing and taking care of it. I should have known they'd be a problem when I kept having to call them just to process my rental application. After two weeks, I was told by one of the ladies in the office that it had been sitting in a leasing agent's desk and she had forgotten about it, despite me calling to remind her multiple times. When I went to sign the lease, that same leasing agent forgot about our appointment and was at home. The manager and other agents searched for the lease contract for about 15 minutes before locating it.
-Maintenance is shoddy. I feel like this is an extension of management because the work isn't poor, but it's near impossible to get someone to help within a week of the request. My current problem is a water meter that has been broken since November. The maintenance crew has been out to do a test and they determined the meter was broken. Management said, "oh, well the test has to be done at least twice before we can take any action." I immediately made another request to have that second test done, and it was never done. I have been charged the maximum amount for 4 months, despite having a unit that should only be charged $20 at the most. After making multiple requests and speaking to the office in person, I've been told that I have to keep paying the max amount ($64) until March, when the water company plans to install new meters. Reimbursement is a "possibility." Because my water bill isn't detrimental to my safety or security, it's unfortunately not enough to break a lease.
-Appliances are extremely outdated despite remodeling to most of the complex.
-The pool and hot tub are not cleaned regularly, and the hot tub is lukewarm and unmoving.
-The complex is situated between a train track and fire station. It's certainly not quiet.
-The gate is oftentimes broken. However, it only keeps out cars because there's no fence that runs along the property. One section of the complex has no gate at all.
-I was told by the leasing agent that there's a "lovely, grassy expanse" behind my building for my dog. What's actually back there is a rocky, tree-stumpy, leaf-filled, dirt-piled field that I've nearly broken my ankle walking through more than once. All the landscaping is focused on what passersby see, and in over 6 months there's been no attempt to improve this area. It's seriously awful.
-There's sufficient lighting in the parking lot, but try taking a dog for a bathroom break after sunset. In that rocky minefield and several other areas all around the complex, it's pitch black. They have motion sensor lighting that worked about 50% of the time for a few months, and now it's completely dead. A flashlight is your best friend.
-If you don't have a washer or dryer (there are connections), you'll have to get used to trips to a laundromat because there are no facilities on-site. The closest one is about two miles from here.
