San Marin&#39;s 1-bedroom apartments are great.  They have good floor plans&#44; some with very large balconies&#44; and lots of kitchen and bathroom space.  There are a lot of families here&#44; which is good because it is not overrun with thugs&#44; and I have never been bothered by my neighbors.&lt;br&gt;&lt;br&gt;Maintenance orders are fulfilled quickly.  Free (non-reserved) covered parking is very nice&#44; since most places make you pay $15-$30 a month for that.  The guys in the office are great&#44; and I have really had no major complaints.&lt;br&gt;&lt;br&gt;The location is also really nice&#44; because unlike Metric between Braker and Parmer you aren&#39;t sandwiched in between 100 other apartment complexes&#44; and there&#39;s a big park across the street.  Their workout facility is nothing to shout about&#44; but that is to be expected.  I wanted to move closer to downtown&#44; but I found that there was no better offer in terms of quality&#44; value&#44; location&#44; or floor plan that I could find&#44; so I&#39;ll be staying here at least another year.

This place SUCKS! The management are the only people who put up good reviews here!  Listen to the people not the management. You will be sorry for renting from these people.  I cant tell you enough. I dont have the time but believe the real reviews not the lies they put up!  

Parking is not so good anymore. For some reason we have a lot more trashy vehicles living here now. I guess since the apartments have gone to trash so have the people!

You definitely can hear neighbors in your apt. The windows are awful as well. If anyone is outside talking you can hear everything.

The grounds are full of dog crap!  Nothing is pretty just plain brown rocks everywhere. lol&#44; I saw they replaced a bunch of tree&#39;s with a single cactus by one building. Just one little cactus&#44; lol.

Not safe as they have NO lighting. Well they had some but the bulbs burned out and I guess they dont know how to change a bulbs. They have said they were since last summer. 

The construction is very poor. Look close if you dare. They think the paint covered up the rot!

OMG maintenance is a BIG JOKE!  They just hide out on their phones all day. Im still waiting on a service to be completed from over 8 months ago. 

Staff are trained to say what you want to hear and laugh as you walk away as they know your not going to get good service from anyone hear. The manager Eli is the biggest joke here next is his trained joke... Shea and the rest follows.

I am really shocked about some of these ratings. I had friend ask me why I live here after she found them. I have lived here since April and love it. The staff is always friendly and even the Maintenance staff say hi when you pass them. My apartment is nice and clean and all repairs have been fixed quickly. I have two great balconies which I love!!! The only minor problem I have is the bad dog owners who don&#39;t feel &#34;they&#34; need to clean up after their dogs. This place has a wonderful Billards room and great fitness center..my two favorite places. Heck on my birthday there was even a balloon tied to my front door...that was a wonderful surprise...I love it here and see this as my home for a while.

I love my home. Management always polite and helpful. I can&#39;t wait for movie night at the pool. Everything here has been improved since new management and looks so much cleaner. I feel like they care for us residents. Keep up the great work guys.

After a three month battle with management&#44; they finally came and removed the raccoon from our attic.  We could hear the little guy scurrying around up there and in the walls&#44; sometimes waking my roommate up in the middle of the night.  That s not the worst of it. When they finally put a trap up there&#44; the raccoon was caught within hours.  I was home when it happened and heard the trap close.  I called the management team and let them know right away that it was caught.  THEY LEFT THE RACCOON TRAPPED UP THERE FOR TWO MORE DAYS!  Not only was it making so much noise that I couldn t sleep at night&#44; but the poor thing was up there without food or water.  I called each day to try and get them to come get the raccoon&#44; but they only said that they had to wait until their guy came back.  When they finally did come for removal&#44; they left a huge mess in our apartment.  I have attached photos.  As far as I m concerned&#44; they should be shut down for animal cruelty.

I heve been here 1 year and give the apartments an F.  For what you pay&#44; the service is amateur.  It takes them forvever to respond to anything.  We had a note one day on our door saying we owed $1000 with no reason listed so I went to the front desk and they said they made a mistake.  There are rodents in the apartment also (see attached picture).  I caught one on a sticky pad and have pictural evidence of it.  Even after it was caught&#44; we wake up and our plants are chewed and the dirt in the pot looks like something was digging.  I filed complaint forms with the real estate company and the city of Austin.  I would not reccomend anybody to live here.

Most maintenance calls take at least one follow up. They decided to stop using the gates to the community. This weekend at least two trucks had all four tires stolen at once. In my opinion removing at least 8 tires would be difficult without a truck to carry the tires. With the security gates closed I think this would have been difficult, but leaving the gates open all night makes it very easy. I was told the gates were not for security. I have seen at least 5 vehicles left on blocks with their wheels stolen. That is just the ones I have seen. The apartments sent an email out about &quot;break ins&quot; but did it elaborate. They gave advice on how tenants could reduce the risk. It seems like the apartments should reduce the risk by closing the gates. The parking is bad and they do not enforce the parking. Many visitors park in covered parking and there are many cars with inspection stickers that are years expired. The apartments want neighbors to snitch instead of handling issues on their own.

My roommate and I moved in to our apartment in August 2018 under an 11-month lease. We move out in two weeks. Since day one we have placed 36 maintenance requests; some of which are for the SAME, unresolved problem. The front office staff is meet available by phone;m. Nine times out of ten you will reach their offsite call center instead. Property manager and office manager are not truthful, and will say just about anything to satisfy you in the moment. The master bath cabinetry where the sink is was rotten and moldy when we moved in, and there&apos;s a clear 1 inch gap below the baseboard and cabinets where roaches were crawling from. The countertop surface is paint, so it collects dust and is hard to clean. We put in not 1 but 4 requests for a leaking refrigerator - spoiled food and rotten smell. There was a different issue every time it was &quot;fixed&quot;. By the fourth time, they decided it was time to replace the appliance. Our biggest complaint by far was the lying and lackadaisical responses for an A/C unit that was NOT cooling. Not sure where they thought we were living, but Texas is HOT. Seven. That&apos;s how many maintenance requests we put in for our A/C unit. Blackout curtains - check. Closed blinds - check. Fans on - check. Thermostat set to 70-72 when home, or 74-75 when at work. Each time we placed a request it was above 90 outside, except one time that when it was about 86, and yet our thermostat would read that the inside temperature was 78-82. After the second request, the technician&apos;s notes clearly stated that if the unit does not cool again that the system would need to be replaced and not just refilled with more Freon. Please keep in mind this is a first floor unit facing North, which means the sun does NOT ever hit us directly. I spoke with the office manager, Benny, around the 5th time and he promised that he would get the system changed if it happened again. He said he told the property manager and head of maintenance that this issue was no longer acceptable and should have been handled much better from the get go. Lo and behold here I am after the 7th time and maintenance is currently here fixing our A/C unit because it&apos;s 96 out and we&apos;re sitting at 80. Our electric bill this month - $172!! Un-freaking-believable! Don&apos;t move in. You&apos;ll waste more time at home putting in maintenance requests than you will relaxing.

I love the clean, well kept, inviting appearance of the apartment complex and the friendliness and helpfulness of the staff and tenants. The pool and hot tub are wonderful, the fitness center is roomy and has all the necessary equipment, the clubhouse is perfect for parties and get togethers. The apartment is spacious and accommodating. Love that the washer/dryer and other appliances are included. Great price! Big patio areas and nice roomy bathrooms. I'm home!
