So far my experience at the community has been good. While I've only been here for a month the experience has been very good. I love this apartment complex, it was recommended by a friend. The location is great! Convenient access to the lake trail, mopac, & downtown. The complex is quiet & full of friendly neighbors. We plan to live here until we buy.

The tour was very informative and we saw a few different floor plans so I was able to make the best decision for what Id been looking for. I really loved the easy process moving in and all the help from staff.

So far it is wonderful! The property is nice, quiet, and well-maintained. The staff are also helpful and friendly, and we love the amenities (dog park, pool, etc.) offered here. We hope to stay for a long time : )

The 1st year i signed a lease was amazing. I have zero complaints. The second I resigned my lease for another year, however, the security gates never work, outsiders are parking in my parking soaces out in front of my apt making it frustrating to get home and have to park so far away from my place, and the new neighbors that moved in above my unit this year are horrible. They are so loud until after 10pm every night, slam their door and talk loudly and play loud music in their unit. I will not be resigning a lease for a 3rd year as long as the above issues continue.

The staff has been great and very helpful!! I have had a great move-in experience. The carpeting smells a bit weird and my doorway needs a repair, but otherwise everything is pretty great! Laila was so accommodating with my move-in, I cannot say enough nice things about her!

Again, why should I take the time to communicate with you when you have NEVER contacted me personally ... NEVER indicated that I had any good or valid ideas when I spoke critically about property management issues?! Parking? Incredibly Narrow spaces??! BROKEN FRONT security gate ... for over ONE YEAR! Broken BACK back ... on a regular basis! My idea-install video cameras ... catch the bastards who are running into it. Clear out the goddamn scooters and bicycles for rent. Improve several spots of neglected landscaping. Bolt down the metal runner at Front Entrance, so it doesn't make as much noise when people run over it. These are just some of the complaints/suggestions I have been making for 4-5 years now. Is anybody (at CORPORATE) listening?!?

Great place compared to others we looked at. Price is a little high but not for the area. Close to the river and lake. The grounds are beautiful and open. Very quiet community. We have kids so seeing so many families was great.

I really love living at The Boulevard at Town Lake. It is the perfect location, peaceful, quiet and very safe! The office staff are very friendly and helpful and the maintenance crew is very timely for all requests. I have also met many lovely folks and neighbors. I highly recommend!!

I've noted several concerns via survey, email, and in person discussion with staff. The community is nice and convenient to work and school, but I've had so many problems in my unit -- many more so compared to my last apartment and I lived in that community for EIGHT years and paid less in rent. More and better trained maintenance staff are needed to improve the timeliness of the response and the quality of work performed.

The people who work here are great, very professional, very reliable. I do wish that I wouldn't have to listen to leaf blowers early in the morning every week for an hour, especially when there aren't that many leaves. I understand and appreciate the desire for upkeep of these lovely grounds. Blowing 27 leaves across the parking lot for an extended period of time makes working from home a lot harder, especially if they start early in the morning. It's a minor concern in the grand scheme of things, but it is occasionally very disruptive.

Great community and the location can't be beat. The staff does a good job of taking care of it's residents and the new dog park is big hit. Although the price is a little more than you would pay in north or south Austin, you don't have to deal with traffic so it's worth it. The finish out on the apartments is real nice...crown molding, lots of cabinet space, big closets, etc.

Great time and experience I am having living here at lake apartment. I had an repeated issue with the AC unit, even though the response was swift but it could been fixed at once if it had diagnosed correctly. In addition the technician left a mess that I had to clean after him.

Great central location for Austin. Walking distance to many services, stores, and excellent restaurants. Comfortable apartment with new appliances. Layout of the community is spacious. Does not feel congested. Office staff is helpful, knowledgeable and friendly. Maintenance staff is friendly and efficient. We are in our fifteenth year at this location, and we have enjoyed our stay.

I love living at The Boulevard. The staff and maintenance team are all very nice and helpful. I enjoy living close to downtown and Lady Bird Lake and Trails. During COVID-19, they made arrangements for different food trucks to come onsite and held different events that kept the residents happy during shelter in place. One of the events that I loved was DIY potted plants. They also feature a dog of the month each month which is a nice touch!

The apartments I have occupied, 8305 recently moving to 8104 have both been very good although 8104 has some issues. As i have noted elsewhere in this document, the total disregard for the grills on the pool deck is very uncharacteristic of the overall experience at the complex and should be given a high priority.

Everything great - location, staff, apartment (a few nuances but anyway very good). But I would like to add that during the last 2 months amount of tenants was increased and now I feel there is a lack of: 1) Parking lots near 19*** building 2) Small pool 3) Not enough treadmills and space in fitness center during daylight and evening.
