Great lady's in the office down to earth and willing to help you
I moved to austin From out of state, when i got out of the military. I did not know the area at all so my friend drove me around austin searching for apts. I came into middle brook and meet Alley the leasing agent. I have to say part of the reason why i leased was because she was so helpful to fitting my needs. I went to look around and came back it was very affordable and Alley was very nice. She not only gave me a great deal, but called around and found a storage place for me. These apartments are not the MANSIONS, or some outstanding property where they walk your dog. But they know everyone on a first name basis and i have even seen the maintenance men helping an elderly lady with her groceries. SEAN GRiffith

Gave our apartment away!
Back in July my roomate and I came to this apartment. We toured the show room and we thought it was good for two college student and it waws close to the school. Well we put down the depoit and paid the application fees. We were told that by putting down the deposit it would hold our apartment. She also told us that we would be moving in on August 11th. Well when we went back earlier this week to confirm everything and see what all needed to be paid for on the date we moved in and they told us that we would need to fill out another application and that they had given our apartment away! We were already packed because we were supposed to move in like 4 days. The girl who helped us had to get someone else to come talk to us. They were very rude! They could have atleast called and told us that they gave it away! Then they couldnt even work with us to try and get another apartment set up!

DON'T LIVE HERE!
I moved to the area for a new job, and I chose Middle Brook Gardens because it was the only apartment complex around I could get into quickly. (That should have been my first clue NOT to stay.) I have never been comfortable here. The place is dirty, the tenants are noisy, and the office staff cares more about what they wear to work every day than about how they do their jobs. They boast lots of features on the website, including pools, a workout facility, and a putting green, but I have yet to be impressed. One of the pools has never been opened (I've been here about a year), and the other pool is the most disgusting thing I have ever seen. The "workout facilities" include a treadmill, a bike, and one of those home gyms machines. And where exactly is this putting green? I have never once had a fire extinguisher in my apartment, which was supposed to be in every unit. The office building was just renovated, and I still can't understand the reasoning behind that. They should have put all that money into pest control. Bugs are everywhere! I would never recommend this place to… See More>anonymous

Enjoyed my stay!!!!
While not everything was perfect during my stay, I enjoyed living there. Once in a while I would have a problem, but after speaking with the office staff and the manager, things got taken care of. The manager Ronya took the time to meet with me and seemed to really care about my problem and the very next day it was fixed. They have done a lot of improvements to the office and all over and it looks very nice. I love the office staff. Whenever I would go in after speaking with the manager, she would always ask me how I was doing and if I needed anything. If you choose to live there, take the time to meet the manager and office staff. I felt very different about my stay there until I did so. They helped me feel comfortable and understand things a little better.

Not good, but not all bad
I moved here after my divorce wondering why my kids called it the ------. I live upstairs and pity my poor neighbors down because my floor creaks badly in certain places and I've learned to avoid them at all possible. Luckily I live in an area where there are not a lot of kids therefore I don't deal with the rude trash I've seen in other places around the complex. Although there are a couple of skate boarders that I would love to rip the wheels off their boards. Parking is a nightmare, I've come in after dark and had to park in the visitor area and walk in. Not something I or any other single woman likes to do at night. Parking could be better mainly if you don't allow 8 day laborers, each with a trashy work van that they park in front of their apartment, to live in the same apartment. They all walked outside to talk spanish LOUDLY on their cell phones to family in Mexico. I have had my car scraped down the side by people who couldn't park if their life depended on it. Leave them… See More>anonymous

THIS PLACE HAS ROACHES AND BAD OFFICE STAFF
I WOULD NEVER RECIMEND ANY ONE ON LIVING HERE. FIRST OFF PEOPLE HAVE HAD TO LEAVE ALL THERE STUFF BECAUSE OF ROACHES, I HAD FOUND A SCORPION IN MY DOGS WATER BOAL. THIS PLACE IS GROSS FOR ONLY BEING FOUR YEARS OLD. I WAS GOING TO THE OFFICE ONE DAY AND MEET THESE TWO GIRLS THAT WERE SAPPOSED TO MOVE IN THAT DAY, THE OFFICE TOLD THEM TO COME BACK IN TWO HOURS TO WAITE FOR THERE CARPET TO DRY, AND WELL THEY DID AND WHEN THEY WENT TO THE OFFICE WITH THERE MOVING TRUCK, LONG BEHOLD NO ONE WAS THERE, THERE WAS NO ONE IN THE OFFICE FROM 1:00PM TO CLOSE, THEY WERE NOT ABLEM TO MOVE IN THE DAY THERE LEASE BECAUSE NO ONE WAS IN THE OFFICE TO GIVE THEM THERE KEYS. NOW THAT IS BAD CUSTOMER SERVICE. THEY ARE VERY UNPROFESINAL, WHEN THEY SAY THEY WILL CALL YOU BACK, THEY NEVER DO, SO NOTHING GETS DONE. NOW I WILL SAY THERE IS A NEW GIRL IN THE OFFICE AND EVERY TIME I CALL, SHE MAKES SURE IT GETS DONE (THANKS) BUT EVER THING ELSE IS HORRABLE. THERE IS AN OZARK WATER CONTAINER IN THE GYM… See More>backintx

Deception and Stupidity- Stay Away from Here!
Contrary to what my lease says, I recently discovered that this complex does not submeter the water bill. When I moved in last year, I signed a lease with a Submetering Addendum and not a Utility Allocation agreement. I distinctly remember the staff explaining this to me at the time. I only confirmed this is not what is actually being done because they changed water billing companies and the new company did not have any "meter readings" on the bill. When I called the new water billing company about it, Singenis Corporation, they informed me that Middle Brook Gardens didn't contract for submetering, but used the allocation method. I talked to ------` (sp?) in the office about it, and she said they had always had water allocation. I asked where National Exemption Service, the old water billing company, came up with "meter readings". Did they make them up? When asked about the submetering agreement I signed as part of my lease, the ditz claimed it was a "mistake" that that form was attached. Another staff member, -----, told me this also, that it was an "honest mistake and we are human." They have submeters in the laundry room of each… See More>catsound

Middle Crook Gardens
So you want to live in Middle Crook Gardens? DON T!!!! Lets see where should I start. Like loud cars driving by your apartment? Like rude and unprofessional office staff that looks like they have had too much plastic surgery? Do you want roaches and ants with pest control that never shows up? How about neighbors that beet there kids? Maybe I should mention feral cats that tear up trash bags in the dumpster all day. You could take a stroll on a dirt path or swim in there dirty pool and end up with some strange disease. If you want to live here don t plan on living here with kids, your water main will break at least three times over the summer and they are to cheap too call a real plummer to fix the problem. Three days will go by and you will have no water to clean your baby bottles or do your laundry and dishes. BTW Your building will be covered with crickets from the nasty smelling swamp they call a creek. Hands down the worst renting experience I have ever had in my life!

UNHEALTHY AND UNPROFESSIONAL:
I am in the process of moved out after living there for 4 years. I have seen approximately 4 changes in the property staffing. The maintenance guys are a big joke, good luck getting them to do anything right let alone getting them to come to your apartment for 5 months after your work order was placed. The mold is HORRIBLE!! The apartment upstairs from me had a leak in there bath tub. So I had water coming out of the ceiling in the bathroom. My bathroom flooded and it ran into the hallway and kitchen. I called immediately and went directly to the office, all they said was that they will try to get someone out there as soon as they could after waiting for about 2.5 hours they finally showed up. The did NOTHING, the head maintenance guy said that they could not do anything besides let it air out, so I asked about the mold, he said that mold will not grow till after several years,WRONG!! I called them a few days later to show them the mold that was growing in the baseboards and how the ceiling was cracking now. After yelling and throwing a big… See More>anonymous

Terrible Experience that continued even after I moved out
I moved into MBG in late 2005. I was in a hurry to get an apartment and they had a small apt available for relatively low rent. It was a nightmare experience from the first day. Not only was the apartment still dirty, but they never came back to clean it nor do maintenance after I requested it, so I ended up doing all of it myself. Throughout my stay there, they continually "forgot" to leave notice of when they would enter my apartment, of changes in the way things were run, and once they even tried to change the day that rent was due until they found out that it was against the law. Firstly I never got the notice for the supposed 'change of rent due date' and when I went to pay my rent on the 2nd of the month, they hit me with a $75 late fee. I didn't know better at the time, so I paid it. It wasn't until right before I was going to move out that another tenant told me that they couldn't do that. I had to fight with them to get the… See More>xxsexyblndbabexx

Perfect just for me!
Personally, I think that Middle Brook Gardens is great. The office staf is fun and friendly. They always make sure to get me what I need when I need it no questions asked. The property here is too is nice. It's made for familys of all different kinds and has a wonderful cultural blend. I've lived here for three nows and have never found myself wanting to leave. I believe that the paroperty is safe. I've never had to watch over my back and wonder if someone is watching while I take my dog out for a walk at 2:00am. The fitness center is equipped and ready to use. They have hours for the fitness center as well so you don't have to worry about noise or kids getting in there and destroying the equiptment. Overall I believe that is a perfect place for both first time and repeated renters

pretty but ------ and slow...
I moved here two months ago. The apartment office staff person changed twice already.

This is my very first rental experience, and unfortunately for that, I forgot to pay my rent the first time ever. The late fee here is $75 on the fourth day, and then $10 per day thereafter. Since I've always paid my bills on time, I somehow forgot to pay totally, but the funny part is, I did not get any notification as per said they would on my contract (on the 3rd day). I received a "notice to vacade" notice on the 10th day. Of course, they charged me a hefty late fee nonetheless.

That being said, I think it's clear that their work efficiency is pretty terrible.

It may be due to the fact that they change people in the office so much, my requests for pest control or maintenance often take more than a week on average, too. In fact, they have more than once promised to do repairs/pest controls for my unit and never showed up as promised, and it was only after my multiple visits to the office did I find out that they never really put down a request, only said to me… See More>anonymous

Incompetent & indifferent Staff
Maintenace is almost non-exsistant, I have ask 4 time for repairs to be made and they have not been done. The fees and rents keep going up for units that are in worse shape than when I moved in. I recently had one bounced check, that I took care of before the management was even aware of it, but they still charged me the NSF fee of $50 and put an eviction notice on my door, 4 days after I covered the bad check. They told me in writing that if I renew my lease that I would get $100 discount off the first month's rent, they have been stalling me on writing up the new lease until after the deadline for the discount. New residents will get a newly refubished apartment, for less than I pay for mine. But then they will jack-up the rent every time you renew. The manager never seems to be on-site and the office staff are idiots especialy the new 'kid' he is about -- and he can't do anything right. (----- is the only one who knows what she is doing). And don't bother calling after hours, the answering sevice just lies to… See More>anonymous

Horrible experience. Despite the 5 rating (which is obviously an employee), this place blows. They don't fix anything, ever. There are still repair tickets from before I even moved in more than a year ago.

It's loud here all the time, any day of the week.

Office staff is lame. Worst apartment I've lived in
The place is full of trash. The management does not take care of you. My refridgerator went out and they didn't do anything about it for a month until I moved it out on my front porch for them. They charged me $1200 for 2 stains on the carpet and blinds that were perfectly fine. I've lived in tons of apartments and this is by far the worst I've ever lived in.

Just Keep Looking
My husband and I have been at MBG apts for over a year now. When we moved into the apartment trash and other objects (ie a bedframe) were still in the apartment from the previous tenant as well as boxes. The apartment had not been cleaned. We were told we could move in later than our move in date (on the lease) and they would have it cleaned. Yeah, well, we just cleaned it ourselves and demanded a discount. Maintenance is a joke. It takes literally months and lots of "reminding" to get anything fixed, including big things like the A/C. Plus, they attempted to change the date rent was due but changed their minds after being shown it was against the lease. And to top it all off, my husband lived here in a smaller apartment... upon moving into this one he was presented a large bill for damages. Many of the "damages" were things that maintenance never took care of or things that happened before he moved in and after he moved out of the apartment, but since the move-in walkthrough sheet was conveniently lost, there was no proof… See More>anonymous

It Sucked!!!!
The management was not good at all... we would call for maintanence and noone would show. There was trash everywhere... the noise level at night was horrible. People were walking around outside at all hours of the night. They didnt care who was sleeping. We would complain to the manager of the noise levels and people having parties and still noone did anything. It seemed as if they let anyone live there. So eventually we got tired of it and moved out! It was horrible... GET OUT OF THERE!!!!

I have Never Been So Miss Lead!!!
The apartments themselves seem new but are just redone or were just built cheap in the 1st place. The staff is Useless and have maybe 10 brain cells between them all. But we all fall for the rental specials and the fact that it's in ceadr park!

Stay away from Garden Getto
This is worst place I have ever lived or visited. They lie to you to get you here, make it look like such a nice, clean place and once you sign the lease they call you in to pay more deposit. It takes forever for them to come to fix anything and most of the time they just tell you nothing is wrong.

Getting out of here is even traumatic experience. Do yourself a favor --- RUN!

Don't move here!
The staff is horrible here. They don't care if you've been a good resident and pay rent on time because they will kick you out for false accusations. I never really had any problems until this b**** moved downstairs. She complains that we make noise when we're sleeping or just relaxing on the couch. Part of the noisiness is from a poorly made building because I can even hear the floor creak. The staff believes her over us. They are not very understanding and they are really bad about getting maintence issues fixed. There's dog poop everywhere too. Save yourself some time, money, and stress and look elsewhere.

We'll See, But It Seems to Be Getting Better
I am a long time resident with no axe to grind. I chose this complex because it has some nice advantages over other area locations.

1) Units are spread out instead of built up. Each building only has 8 units, so residents do not have to live piled on top of each other. There is greenspace and established trees between all the units.

2) The driveways wind between the buildings, so drivers naturally drive slowly and there is no need for a lot of speed bumps. The winding driveways also create lots of parking spaces.

3) Though not as much as when I moved in, the complex is still relatively new. So residents experience modern apartment layouts with newer appliances.

4) There is a washer and dryer in every unit.

I normally don't bother commenting on apartment complexes, but something is happening at MBG. It is getting better.

There are always going to be unhappy residents, and the earlier mentioned advantages aside, the property began steadily declining after I moved in. The grounds were poorly tended. Litter was not picked up. Routine maintenance was neglected. Repairs were unprofessionally performed. I was not surprised by the proliferation of bad reviews on apartmentratings.com.

Then about two months ago, things… See More>dontpickthis

STAY AWAY!!!
I came to Texas for a temporary work assignment and wasn't given much time to find housing. I was hoping for some southern hospitality but found only unscrupulous thievery with this housing and CNC Investments who owns the property.

They have extended my lease from what should have been 4/5 months to 7 months charging me a short term fee even though my lease is written for 7 months (which according to them is not short term). So in actuality I should be paying $560 a month. They also baited and switched me on my apartment from what they initially offered to one that was not kept as well. They have continually harassed me with fees that I did not owe. I also noticed that CNC Investments has an unsatisfactory status with the Better Business Bureau. Please be advised - those in the office will be pleasant as pie...until you sign your name on the lease.

TK Smith
