After seeing the apartment we indecisive knew we wanted to move on, the enviously is super nice and the workers are detailed. Emily was a super big help and we are very great full for her patience with us and for all the help

I have received little to no help with any of my issues regarding rent or mail. The Amazon hub won't work and I can't have packages delivered to me because the portal is broken. Amazon has stated the office should have a form but they claim there is no form. I have received no clear word about the promotional deal which was half the reason I chose to live here in the first place. I'm run around by the resident office and leasing office unable to get a certain answer. It's incredibly shady, unprofessional and upsetting. I currently have no plans of renewing my lease at this rate.

Its a very terrible apartment and the staffs are thieves too,please do not move to this apartment, they tow your car everytime and steal your money bad apartment with rude staffs and lot of roaches too.

DO NOT MOVE HERE PLSSSSSS!!!!! It is a roach infested apartment. I have been sick and have breakouts on my skin because of the amount of roaches in this apartment. I've lived here for a year and my lease is up in September but they're making me stay till October even when I put in my notice to end my lease in August. It's been one problem to the other since I moved here. I've complained severally to the management that am getting sick because of the roaches but nothing's being done about it. And the manager is so rude. I don't think she'd ever let her kids live in a deplorable condition like this. They are full of lies!!!! Don't come here plssssss!

My friend stays here and I helped him move in and everything... when we went to the leasing office and got all the paper work together she brought us to see the apartment!! Looks nice because they remodeled it but don't let that fool you! We checked the place out and I opened the ridge and saw roaches in the door and asked the lady "do y'all have roaches" and she said no ahahaha! Come on now!! I guess my eyes were playing tricks on me lol DO NOT MOVE HERE...IT IS ROACH CENTRAL OVER HERE!!! And they like to lie lol

My family moved into The Vive in early July 2017. At the time of this review, we've lived here for a little over one week. We hadn't seen the unit we would be leasing prior to move-in and when we got into the unit there were a few problems that we noticed right away. We immediately informed the office staff and everything was taken care either that day or within one week of move-in. Everyone we met during our leasing process was cordial, polite, and helpful (Miriam, Maria, and a young man I didn't catch the name of). I am very pleased that our concerns were taken care of quickly and efficiently. The community is quiet, despite being at a major intersection. You still hear the occasional emergency vehicle, but not a lot of noise from the community itself. Several of my neighbors appear to be parents with young children. Parking is generally plentiful near my apartment, though visitor parking is on the other side of the complex. Having washer/dryer hook-ups in my apartment is fabulous! I like that it is gated and that I have after hours access to the pool and gym. I will edit/update this review if anything changes, but as of right now, I am very satisfied.

These people are crooks. The manager ----- said if I applied and was turned down, my application deposit would be returned. It's bad enough to lose application fee and administrative fee, but the application deposit!! If you apply online, the application deposit is never even mentioned or required for them to process your application. Now this manager ----- is rude, threatens to call police if I come to the property to get my money back. She lied and said she mailed one of my 50 dollar money orders back, but dis not. Why would she claim to return a 50 dollar money order that they are entitled to. Part of the application fee or administrative fee but keep my application deposit. United Apartment Group Corporate are liars too. They take my complaint promise to have someone return my call but they don't. These people have no integrity, they operate and keep money that it is illegal for them to do, and know that most the people they STEAL from can't afford to sue. But I will get justice. I am entitled to 3X the amount of my application deposit they kept illegally and I will get help somewhere and they will pay me back. I recommend that you stay away from these crooks if you are looking for an apartment home.

All I want to say is how can a management company go back into someone pass and evict an individual for something they did 20yrs ago... How is this possible... Is this really legal... It seems very unfair and sounds like discrimination...( I am just saying...) Because I have lived in Dallas Texas all my life and me and my family have faced discrimination of family size, race and etc... I believe it still exist you just have to watch the signs because the property management company has gotten slick (but I can see straight through the deception...) You must know your rights... If you need help contact free legal aid, call 311, 411, 211 or tenants association... There is help for the poor, weak, feeble and down trodden... Do not let them get away with what belongs to you... A second chance at life and chance to change and chance for peace and new start...K If GOD BE FOR YOU THAN WHO CAN BE AGAINST YOU... Fight for your rights and never give up... HOMELESSNESS IS REAL...(YOU DON'T HAVE TO BE ON DRUGS AND BE AN ALCOHOLIC TO BECOME A VICTIM OF HOMELESSNESS...) WE MUST STOP THE SLUM LORD'S FROM COMING TO DALLAS AND MAKING OUR CITY LIKE DETROIT & ETC... GOD FORBID...

The management and staff of the Montecito Palms are striving to have a safe, quiet, convenient community to live. The owners are working with management to make the apartments more attractive inside and outside. I have lived here 5 years and will continue to do so.

Great place! Love living here. The staff is really helpful and i dont always have a lot of work orders but when i do they get done quickly. :)

Some of the most unorganized and unprofessional people work in the office I was supposed to move in on a set date I called multiple times making sure the apartment was ready they said yes sure no problem so I took off of work had paid for a uhaul and right when im on the way I called to say I was on my way to pick up the keys they told me they were not finished painting I couldn't move in until the next day I had to unpack all my stuff return tge uhaul then re pack again the next day the day of I found out they put me upstairs when I was told I was getting a downstairs unit I have small children so I prefer down stairs the first week I had random ppl knocking on my door saying they sold drugs smh on top of that every thing is slowly falling apart alot of things were just painted over it's ridiculous the office ppl never know what there talking about you always get different answers I wouldn't recommend these apts to anyone the only thing good is the apts are spacious pls reconsider somewhere.

Dont waste your time!!!!!!
Yeah the rent is cheap, but so is crime. I lived here for 3 years. The first two were ok. Then they got new management, over and over again. I don't know why but no one stays here long(management) New management sucks, we have a water break every two months, and the water gets cut off. I don't know when is the last time I took a hot bath.I have had so many problems with maintenance. You have to constantly call, or go in person to get something done. Six units got robbed all in the same month by one of the tenants boyfriends. I almost got robbed in front of my apartment with my child.I stayed there because I didn't want to make my daughter go to another school, but our life is more important.

Ive been in Montecito Palms since July of 2009 and since I got here I have had nothing but issues. The management sucks and the maintenance will only fix your problems if you are --------. One of the maintenance men told me that to my face. When we first got here we asked them to replace the roach infested refrigerator and to fix the patio door so it would lock. After 2 months and like 6 work orders it finally got fixed. They messed up the carpet changing out the refrigerator and broke a few of my house decorations in the process. They wouldn't take credit of any of that. A month or two down the line we found out we had mold. We put in numerous work orders and even asked simply to be moved to another unit in the complex. We ended up staying in mold for 5 months with a four year old child. After a few months said they couldn't replace it because they didn't have the right cabinet fixture. When we threatened to move they finally moved us to another unit on the condition we sign another 6 month lease. Since we have been in this unit we seem to have the same refrigerator that we started out with in the other apt. We have the worst pest problem I have ever seen. We called about our air going out 8am July 1st and the maintenance man on July 3 told us he wasnt coming out because it was raining. The air finally got fixed on July 5 after we called that morning and threatened to move again. No matter what you go through the late rent notices are delivered on time. Its funny to me that they can make sure to get that done but when you have a problem your on your own.

Do Not Move To This Complex.....xoxoxoxoxo
I have a friend that is trying to move into these apartments as we speak but is getting the run around from the Leasing agent their ....It have taken them almost two weeks to approve his application.They cant seem to find the proper way of doing their job.I had the leasing agent to tell me that she couldn't find a previous apt. complex to verify rental history so i had to go on the internet to find the complex that she couldn't find no lie!!I need to get paid for her job because I'm the one doing it.... so it looks like he will have to look else where their roach infested anyway...I'm sort of glad about it thought because I wouldn't want to visit him & he fixed me a drink & have roaches crawling in my glass..LOL please Don't waste your time or money with this complex.

STAY AWAY
This place is terrible! Management and maintenance don't do what they're supposed to do, neighbors are loud and DIRTY, critters are EVERYWHERE, and neighbors will steal your cable every chance they get! This place should be next on the list to be demolished! We moved in last Fall and have put in several maintenance requests and nothing has been fixed! The maintenance man doesn't speak English...at all. He's come in to look at our washing machine twice in the last nine months, but never fixes it. He tinkers around and says "it works" before leaving. When I turn it on again, the water just stands at the bottom and the motor (or whatever) makes a really loud noise. Our refrigerator leaks water inside and he won't fix that either. He says its our fault because we use an outlet on that same wall. NEWS FLASH! There's never been anything plugged into that wall but the refrigerator. We've taken video of how bad the refrigerator is and are going to the housing authority with it. I'll even put it online and post a link here to prove that we aren't lying. Air filters are another problem...YOURS! They're supposed to replace them every 30-60 days, but this never happens, of course. On any given weekend you'll find people grilling on their patios/balconies (not a problem!), but with their music LOUD, LOUD, LOUD...throwing beer bottles into the parking lot and screaming at each other. You can forget about parking near your building because your neighbors will have so many visitors that you have to park around the corner. If there is a closer spot, there's broken bottles already sitting there. These people are disgusting and I hope management reads these reviews. Just because 90% of your tenants ONLY speak spanish, doesn't mean your ONE maintenance worker should ONLY speak spanish. This place is ridiculous. Spend a little more money and raise your children in a safer and more peaceful environment. Stay far, far away!

Just moved in.
We just recently moved in and its nothing more than "OK." Our neighbors have roaches, which means we have to work EXTRA HARD to keep them out of our apartment. They also have several children who are extremely loud indoors (they live upstairs) and play ball in the parking lot. I've actually seen them throw footballs, soccer balls, etc. into other cars. Their parents are never around, of course, to discipline them. If they hit my car, I will hit them!! Also, the nasty people that live here walk their dogs and DON'T clean up after them. People like this need to be shot and never allowed to have pets.

Contact MANAGEMENT and OWNERS at Integrity in El Paso http://www.integrityamc.com with any issues and remind them of their MISSION STATEMENT. Crime Watch mtgs: not that often and sadly attendance is dismal which says a LOT about the tenants. Please be a responsible tenant and pay rent AND water, keeps dogs on leashes and clean up after them. And, no, I would not recommend people to live here unless they have their own security set up.

I think it's great
I have lived here for 3 years now & it seems like it is only getting better still. New management took over a few months ago & they are doing a lot of changes for the better. They are repainting the buildings. The staff is very attentative t your needs. My maintenance issues are resolved quickly. I just hope they don't try to raise my rent too much, when my contract is up

Affordable
The apartments are OK I lived here for 4 years and never had any problems until I was broken into twice in less than a month 1/2. Overall the management was excellent and the maintenance was great, I never had any problems getting things fixed they rushed over at 4:00 am to fix my door and added new features to make it harder to break in, this was a nice place to live until that happen to me which this could happen anywhere. If your finances are getting better you should move to a place that is compatible with your income level. Don't get complacent like I did and stay in a low income area especially if you like nice things. I do recommend Montecito PalmsSunflower if this is what your finances can afford.
