The best apartment community I've lived in so far. The location is unbeatable, right off Katy trail in the heart of Dallas/highland park; but the staff have made living here especially great. They truly care about the residents and are incredibly fast to respond and rectify any maintenance or other issue. The staff are kind, friendly and trustworthy.

Extremely Disappointed - Unsafe, Unprofessional, and Poorly Managed

Living at Katy Trail Uptown has been a nightmare. Communication is horrific - emails and calls are ignored or not even handled, and when you raise concerns, management often blames you for not just knowing what is supposed to happen or shifts blame onto others. There is no accountability, and interactions with management are often rude and dismissive. Safety is a major issue. Residents and non-residents alike can access the building and the garage with no checks in place. The first level of the garage is wide open to the public, and break-ins have occurred. Doors are frequently left unlocked, and there’s no after-hours security, making the entire complex feel unsafe. The property is also poorly maintained especially on the weekends. Trash piles up, hallways smell, and the elevators are constantly broken. The dog run is a complete mess with no one picking up after their animals and no incentive to do so from management. For what they charge in rent, the conditions are completely unacceptable. Avoid this place if you value security, cleanliness, or basic respect from management.

Overall good experience, but major things to fix, these are very important: 1. Dog run smells horrible, dog excrement not picked 2. Trash areas are always full, people don't throw the trash through the bins 3. Still break-ins in the parking garage 4. Garage gates and elevators break too frequently

Best Apartment Ever!

Supportive Leasing office

I’ve been a resident for over a year, and since ownership changed the leasing office and staff have been wonderful!! My dog walker, had a medical emergency, I called the front desk and Natalie kindly assisted me and took my dog out. She took time out of her busy schedule to help me and take care of my dog. She went above and beyond. Thank you!!

For paying a premium to live in the complex, the staff is horrible. Due to break-ins, the complex made safety changes that do not actually improve safety and security. Instead, these changes just created more inconveniences for residents.

Poor and lazy day to day operations. Constant maintenance to elevator. Break-ins and security gaps but instead of common sense security they opt for complete lockdown. Never staff on site. Delivery procedures are abysmal

Do not move here - unsafe and poor management

Multiple units had doors kicked in, entire cars stolen from the garage, and people sleeping in the stairwells. This place is so unsafe and management is unprofessional, dismissive, and complacent. Highly recommending moving elsewhere.

I've only lived here for a month and absolutely love living here! All the amenities are perfect and I love my apartment unit. The staff is very friendly and always helpful. The direct access to the Katy Trail has been one of my favorite parts about living here. I walk it almost everyday!

This complex is not safe. 6 units have been broken into, 3 cars stolen and several more break-ins & attempts. Three cars were broken in or stolen this week alone with full-time security. It’s too bad, because the building is pretty and in a great location.

Honestly, you’re better off finding another apartment community. This place is aesthetically pleasing and is in a great location, however safety is a constant concern. Plus, you’d never believe this was a brand new building because so many things break and are out of service, like the elevators. The resident community here feels like a trust fund baby paradise. Definitely don’t move here if you own dogs.

BEWARE...not a safe place to live

This is not a safe place to live based on our experience since we moved in July 2022. Modera Katy Trail has had 6+ burglaries that have gone unsolved as well as multiple car thefts and car break-ins in gated "secure" garage. The local management nor Mill Creek corporate has done nothing to solve the issues since the first two apartment burglaries last September despite recommendations by Dallas police and pleading of the residents. We (as have many others in the building) have been forced to install our own Ring doorbell to our apartment door in what is supposed to be a secure building. However, that does not eliminate the fear of living at Modera. I do not see changes coming to this complex in the near future so would steer clear.

Our experience with Modera has been very positive so far in every aspect. The leasing team (Liam, Lauren and the manager) are very nice and helpful. The property is in great condition for the value. And the living experience is as described and advertised.

We moved in a few weeks ago and are really enjoying the apartment! Fantastic location - instant access to Katy Trail, and walking distance to Trader Joe's and Knox-Henderson area with great restaurants and shopping yet still in a quieter area. Staff is friendly, and the Clubhouse on 5th floor / Outpost on 14th floor are great common areas to WFH and hang. Enjoying the apartment - our spacious bathrooms, wonderful views of downtown Dallas and immense natural light. Staff is friendly and helpful when needed. Looking forward to settling in and making this our home

It's a new building with all the amenities one expects in a good location with lots of hidden fees tacked on to the rent. Management can be difficult to deal with depending on the person. Maintenance issues have been resolved, but not always in a timely manner. Hopefully, as the community matures the quirks and kinks get smoothed out.

Great staff but they’re not very timely if you leave something at the front desk. I have had a few things delivered and no one has notified me that there is something downstairs. Ex: cookies were sent to me in the morning and the sender asked if I ever got them and I was never notified

I enjoy living here. The staff is very polite and work hard. The neighborhood is quit enough to where you can walk your dog and rarely come across problems. The modera has great potential for future residents. !! Highly recommend!!

I love living here, the apartments are beautiful.. The view of downtown is my favorite part. Love the staff.. especially Alexis! She really goes above and beyond. I feel safe walking my dog in the neighborhood, everyone is friendly. There’s a lot near by that’s convenient. I love walking so it’s nice to walk to Starbucks every once in a while!
