Unfortunately, we have had an abundance of maintenance issues that have required us to take action under the Texas Property Code for their failure to fox, which no tenant wants to have to escalate to. Other than that the location is great and it’s a clean community.

I would never choose Manchester State 6-months to complete a maintenance request? Absolutely unacceptable. The staff will tell you to your face they will get right on it but basically it’s a lie. This place used to be good. Not anymore

Loved it when we first moved in years ago. Maintenance and safety tools are almost non-existent now. Complex is showing its age. Disgusting that the small pool near use is unfit to swim in at least HALF of the swim season. the leasing staff has always been friendly but it seems like they try but their hands are tied by “the corporate folks”

Don't waste your money

We signed almost a year ago and immediately we were met with flooding the first time it froze. It took over 120 days for our flood damage to be "fixed", we still have tons of damage that was just painted over. Management is unprofessional, Susan especially, they do not respond to emails and you can tell they're not cut out for managing such a large property. Currently, we have holes in the floor of our kitchen that let in bugs that have never been fixed since our apartment flooded last December. There is water damage galore and the only remedy is some paint slapped over warped baseboards, cabinets, and walls. The AC is so old it can't keep up and everyone on our block was miserable from May to September. Management will tell you it's not meant to keep you cooler than 80°. If you enjoy sleeping in 80+ degrees all summer, creepy crawlers coming in from holes left by water damage, and shoddy repairs, look no further!

Other than location, there is nothing positive about living here. I highly do not recommend living here. Management is rude or non-responsive. For how much one would pay, you might as well lease at an actual luxury apartment.

We truly enjoy living at this community. There is so much to offer in the neighborhood and the management cares about it's residents. The community always looks good and though everything isn't always perfect, you can always see the staff is working hard. I've had way more ups than downs here and I would recommend it to anyone.

This complex needs to be shut down. Nothing works, everything is broken, our car has been broken into twice because the gate leading to the street is wide open at all times. we have no air conditioning in the dead of summer. Management either doesn’t respond or just doesn’t care. I cannot believe I am paying for this living situation.

Front staff is awful including management. They lie every time we ask about fixing our freezer that has been an issue since day one of moving in. The maintenance worker tells us every time he comes out (which has now been 6 times) that they need to replace our whole fridge. Don’t understand why this is so difficult. And when we asked for money off our rent, we just get told they are going to fix the problem.

I love the area and our townhome is great. The management is terrible at responding, as they do not respond to emails or call you back when they say they will. They are also terrible at dealing with maintenance issues. They are so far behind and lie to you about when they will come or have you 'scheduled'

The units themselves are really nice, and the location is great. But wow there are so many issues you will have to deal with when you live here. Do you like it when your home is over 85 degrees for WEEKS on end? Then this place is perfect for you. I submitted a work order 3 times......and the problem still exists, my roommate got a heat rash and has been staying with their parents because the heat is unbearable. Thankfully this place is almost $4k a month!

Not Great! Lucy and Jaren in the office are great, but our experience has been awful with everyone else. We get ignored by the office manager, when we walk in the office and the maintenance supervisor is completely unprofessional. Aside from the staff, we moved into a "renovated apartment" in February. Unfortunately, the renovations we're clearly rushed and as a result we're still experiencing issues to this day.

Do not live here

I currently live in a townhouse in Manchester and it has been a really bad experience. Maintenance takes at least a week to come after requesting a service and half the time they don’t even reply to your maintenance requests. Our AC has been broken on the top floor for over a month and they have not come to fix it. We also had a millipede invasion for 2 months in our townhouse and they took 2 weeks to bring in an exterminator. The only perk is the location/park, but it’s still not worth living here.

The park and the neighborhood itself are the only perks of living here and why we have stayed so long. Overpriced, management rarely responds to our issues in a timely manner, maintenance is slow, the pools are rarely clean, we had many issues on move in date with the carpet being put in poorly and everything not being done in a timely manner when we had movers scheduled. Too expensive for what the experience is here.

Our upstairs AC unit has not worked in months, with little to no communication about when the issue would be resolved. a portable unit was placed after several weeks of no remedy, only after a visit from a city code officer. That portable unit was removed shortly after and we have decided to move out.

The location is excellent. Walking distance to uptown and downtown attractions. The apartment itself is beautiful and spacious. The gym is convenient and never usually too crowded. Two pools to choose from.

This place has gotten worse and worse over the years. Maintenance is terrible. They can’t seem to fix anything properly and who knows how long it will take them to arrive for an open work order. It could be a few days or a month. Very unorganized.

I have overall enjoyed my time at Manchester State Thomas. It is in a centralized location and the units are kept in pretty good condition. The only downside and reason I am leaving the community is due to the high increase in rent each year when I go to renew. It has increased by almost $500 in the year and a half I’ve lived there.

Manchester has been a great place to live. The staff have all been around for years so you actually get to know them, and they try to do nice things for the residents often. Maintenance is always great, issues are resolved quickly, and I have loved living her!

This is the second community in Uptown we've lived in and this is far superior to where we lived before. Not much more in terms of rent, but the quality of the spaces and the services we receive are much better. We've recommended Manchester State Thomas to a number of colleagues moving into the area and will continue to do so.
