Very Disappointed
I moved into Maple Terrace expecting a seamless experience, having happily lived in Hines-managed properties for over five years. That long-standing trust was a key factor in choosing this building, but was quickly broken. Unfortunately, the experience has been deeply disappointing. On my first morning, I experienced an unauthorized entry into my unit, no notice, no explanation. From the start, essential appliances were non-functional: - Microwave: unusable for over a week - Hot Water: unavailable for nearly two weeks - Stove & Oven: inoperable for three weeks Management provided a credit equal to roughly 2.5 days of rent. While I appreciated the gesture, it did not reflect the severity of the conditions I faced on move-in and felt borderline insulting considering the overall state of the apartment. As the lease continued, so did the issues. The oven failed again and has remained unusable for over 50 days, despite multiple inspections by different vendors. One technician identified water buildup in the gas line as the likely cause - which may explain why every gas-powered appliance in my unit has failed during my time here. The uncertainty around the infrastructure has made me concerned that these disruptions will continue unless the root cause is addressed. I have made multiple efforts to end the lease amicably, given the persistent issues. Managements response? 60 Day notice and pay ~$20,000 in early termination fees- no flexibility, no accountability. If you're considering renting here, be aware of recurring appliance failures, potential infrastructure problems, and a management team that is unwilling to meet tenants halfway. High-end finishes lose their appeal quickly when you're left without a working kitchen

I moved here on a corporate lease not knowing that the complex was being renovated into all Air B&B rooms and I am truly glad my lease is only for 13 weeks. I was forced to kennel my dog for 7 weeks of my lease and was told after 3 apartment management changes that his breed has never been allowed to reside here. He is a Staffordshire Bull Terrier and this was done even though he was on my original lease, the pet deposit was paid and there are at least 3 other dogs of this same breed still residing here. He was not loud, did not bite anyone--the only thing he was guilty of was barking when confronted with a stranger. If you don't want double standards, your tenants rights being broken consistently, then DO NOT rent here.

Maple Terrace Management (Exxir Capital) is converting all of the student/efficiency apartments to AirBnB hotel rooms. If you don't know what this is, check out www.airbnb.com. If you rent a one or two bedroom apartment here, your neighbors will mostly likely be nightly hotel guests. There have been a few crazy, LOUD parties, and the hotel guests give all of our door codes out to their friends. The building is no longer secure, and they have no way of doing real background checks on these people through AirBnB (just profiles). Exxir Capital is driving out long term residents to take in hotel guests for $115/night. The apartment manager offered to renew my friend's lease for $1200 ($3/sq ft!). When my firend asked by the rent was going up by $400, she said the management wants to convert ALL efficiency units to AirBnB to cover rising property taxes. I, personally, will not be renewing my lease here.

I moved to Maple Terrace back in Early 2014. I was hesitant at first because of the age of building. I had a couple of friends who lived there and loved it. Im glad I decided to move to Maple Terrace. THe location is excellent and the property is like living in a park! The units are quiet and I love the pool area...its like a Hotel/resort. Management tends to requests ina timely manner. I renewed another year! Its worth checking out!

Loved this place!!!!!
I lived here for a year back in 2007. I fell in love with the history of the place, the maps of the Dallas area that are in the basement were too cool. Loved the old elevators, I guess they started breaking down after I moved out because I never had a problem. Good solid, sturdy walls, I never heard my neighbors. Very dog friendly, my dog always had a playmate. The pool area was always clean, never had any maintenance issues. Only con was a tiny kitchen but that isn't much of a negative unless you're a foodie who cooks all the time. I felt safe and secure at all times. The parking was a difficulty but that's to be expected from a place that has been there for so long. Theresa was the leasing agent when I lived there and she was the sweetest lady ever!!!!

I liked it quite a bit
I don't live here anymore, but I did last year, while I was still a student at SMU. The building is from the 1920's, which gives it this fantastic look and feel. I never had any problems with my neighbors, and maintenance was always helpful and on time. I'm a single female, and I never felt threatened. They have a beautiful pool, and a really nice area for having a BBQ. Cons would be parking- there really isn't enough unless you pay for covered, and there are A LOT of dogs. If you're a dog person, this shouldn't be a problem though. Also, one thing to watch out for is the elevator. It does get stuck sometimes, including with me in it. But for the price, the look, and the location, its a great place. And the Manager while I was there was Theresa, and she was wonderful.
