Very happy living at Modena apartments. Safe and clean apartment complex. Staff is nice and knowledgeable. Whenever there is an issue maintenance fixes it quickly. Great undercover parking. Visitor parking could be better but otherwise no complaints.

Pool area not kept up, grills don't work with consistency and always filthy dirty. Hallways are 80 degrees in summer and elevators break once a month and sometimes stays inoperable for weeks. The dog area is filthy people don't pick up after their pets it is unacceptable

Avery is nothing short of amazing! He has made living at Modena a dream! My neighbors are extremely nice and there has been no issues with other residents. I do feel it's horrible to pay the amount of money for rent and not have better amenities! The gym is very basic and needs better equipment, the elevators are always broken, the hallways are always smelly and hot, and the gates are always broken! The gates and elevators always out is a huge safety concern!

I love Modena! The leasing office and maintenance personnel are wonderful! The building is very secure and I feel safe living in the big city because of Modena! The facilities are well-kept and modern!

I am "over the top" impressed with the outstanding customer service I have received and continue to receive from assistant managers, Dayra and Avrey. These professionals go beyond the call of duty to make certain any and all requests are attended to in a timely manner! Also, Gabriel (maintenance supervisor) is a Gem. He is very knowledgeable and always eager to get the job done. These young professionals are indeed an asset to our community! I would like to present to you a "wish list" of areas that need attention: On weekends and after business hours, I would recommend a contact for emergencies other than calling fire department. I appreciate the level of security in our community however many of the exit doors are very heavy and I believe the springs are attached too tight making it difficult to operate. I would like to see paint touch up work done in common areas.

Poor Communication With Expensive Consequences

I hate to do this since this place was so promising... When I moved in I was not given a parking permit, nor communication regarding the fact that I was not given one. They did, however, give me what looked like a parking permit (was really just a tag that opened the gate) so I had no reason to think I needed more than one tag on my car. As a result my car was inevitably towed 15 miles away to South Dallas and I was forced to take the day off work, get a $50 Uber, and pay $200 to get my car back. The manager Sheree had no genuine sympathy and informed me that is was my fault even though there was literally no way I could have known I needed TWO separate stickers on my car to park my car. I have spoken to many friends and this is not normal. I would recommend looking elsewhere to live (I've heard The Lookout is nice and I will be moving there asap). Btw, they will probably respond to this review with comments of "I am truly sorry this happened to you" that is simply corporate legalese and shameful.

At your own risk

Warning!! This is a lovely property. However, it has a rodent infestation. There are mice in the hallways also around the trash area and who knows where else. It seems like the management company./The leasing office is taking their sweet time by addressing this issue. However, the property is clean on the weekdays but on the weekends it’s a mess. The staff is great. Everyone’s nice very attentive, but it just doesn’t make up for mice in the hallways and in the garage. The need help bad as it’s out of control when mice are climbing up from the trash shoots and climbing out of the shoots into the hallways like the live there and pay rent.

Love it!

Moved into the building in January and I couldn’t be happier, the office staff is constantly creating fun events every month. Maintenance are rockstars and come either the same day or the next!! The building is kept clean and secure, I’m a 10 minute walk from work and a short drive to many neighborhoods and restaurants. I love it and plan on staying for as long as I can!!

For the most part it is fine but the elevators always have issues & the fire alarms randomly go off. Also, there have been issues with the parking garage gates so that is frustrating. The staff is nice.

This will be my fourth year at modena and each person who works here has gone above and beyond for me. Including all people in the leasing office and each individual that is part of the staff and all the people in between. I cannot recommend them enough and this property! It doesn’t go unnoticed and I have loved living here over the past 3 years!

Best place to live!!

Absolutely love living here!! The staff is amazing, the maintenance team is always quick to respond and they are always updating and adding new things!! I definitely plan to renew my lease this Summer!

Love my new apartment!!

I recently moved in and i already fell in love with my apartment and property. The staff made for an easy move-in transition and the apartment is bigger than I expected, I leased without seeing the actual unit and I was hesitant but was reassured I would love it. AND I DO!

Management staff was very nice! Was looking for a new apartment and the staff was amazing and really took there time showing me the properties amenities. They even talked about there recommendations of restaurant and stores around the area!

Beautiful property with amazing amenities. The gym is large and has a variety of machines including a rowing machine which is AWESOME!!! The pool and the club room are also large and beautiful for friends visiting!

The property is well maintained and is very secure. The office staff and maintenance are absolutely great on staying on top of things and following up!!!! The neighbors I have met have been very sweet and kind, love it!

Living at Modena has been quite pleasant. For it's central location, it's a pretty safe and quite place to live. The staff is always very nice and quick to address any sort of maintenance issues, though there's very few that surface with the actual units. However, there's only two elevators and the main one goes down more frequently than I'd expect. The only con about living at Modena is the very limited capacity to have guest. There's at least 150 apartments or more in this property, but only has about 7 or 8 secure parking spots in the premise for guest parking. Residents almost do not feel secure or comfortable having guest, especially overnight out of fear their visitors vehicle will be towed or worse because they have to park a block and a half away at the DART station. It would be nice to see a few more secured parking spaces on the actual premises so that residents can actually have friends/family over for community in the space we pay a decent amount of money for tho call home.

Great so far!

I moved in August and it’s been great so far. Building is very up to date and the apartment itself looks really nice. They all have high ceilings and wooden floors throughout. Great central area! Maintenance has also been very awesome to work with and help me.

Been with them for 4 years, so far pretty pleasant journey

This is the 4th year i have been with this apartment! Everything has been great from the rent to the service to the staff friendliness to apartment events etc. My only wish is that they could increase the rent less next year lol but i understand it is with the overall marketing! Any way strongly recommend this place !!

Great community

Great community to live at. Housekeeping keeps the common areas clean, and maintenance keeps outdoor areas nice. Responsive office staff and maintenance is always quick to resolved requests. Great location in Dallas close to 75.

Great Location & Staff

Modena has been my home for almost a year. I am happy to be living here. Staff is very friendly, maintenance is great and location is perfect if you are new to Dallas since is located within 10/15 min away from all the great places the city has to offer.

As Avery as the property manager, it's awesome. The property is secure, nice, and quiet. Everything is done in a professional manner and communication is awesome. Maintainence is quick to correct any problems when we report them. They are professional and friendly.
