Absolute Trash
This is the worst ------- experience I've ever had living in a place under contract. Nights of cold water only. Funny that though because the kitchen doesn't produce cold water, only hot. I guess it's okay to wash vegetables in the bathroom. I got past that. These dumb ----s fixed the crack in the door by making it literally dysfunctional. When it was freezing a few weeks back, the door froze to the "repaired" sealing and then broke off when I opened it because I had to leave at a certain point. They wouldn't come and fix it so I put some thick rubber tape along the seal. I'm not a carpenter or whatever, so the tape is starting to wear off. These -------s are telling me that they put the tape there and then charged me $50 because it's falling off. It's still there. I've looked at my direct neighbor's bills and we are absolutely 100% sharing the use of the utilities that are a mandatory cost with no cap here. One of the maintenance people was a full-on crackhead. His replacement is so baffled by the mold growing underneath the flooring in my bathroom, it just adds to his own ethical reasoning for not wanting to even work on the property. Yes, I’ve been sick since I moved here and the management team has literally told me that they don't want to talk to me because I did call the city on them about it. ---- the City of Denton, also. It's not so bad yet so they can't do anything. Same for the water. There is dust everywhere all the time coming out of the vents no matter if the filter is brand new. Dog ---- and trash everywhere but that speaks to how ------- nasty the people who live here are. Yes this is one of those places where people live here due to some government vouchers or something and that was not information available upon moving in. Nothing against poor people, I'm obviously not rich. The laundry room door doesn't always open and those utilities rarely work. Swimming in the pool here gave me a rash all over my body. Tenants are constantly coming and going in short periods of time, who ------- knows why that is. I'm blamed for things that I noted in the initial walkthrough, the fact that damage would come from normal use. They wouldn't fix holes in the lining or the paint chipping off of the tub or gaps in the flooring that do get worse with time. I have a feeling I'll be charged for that ---- too. Absolutely ---- this place and the people who have the audacity to make any kind of fabricated positive listing about it. Balcony door still doesn't lock though it was repaired. Found out recently that some of the blinds were taped into position and that's probably going to be my ------- responsibility later also. The water is often off for many hours due to leaks. One of these days, this place is going to fall back into hell.

Shame on You OAK MEADOWS. These apartments are very old - the appliances are old, the faucets are old, the sinks and tubs are even worn. My next door neighbor had a dog that never stopped barking while the owner was away, but the management did nothing about the noise. As a student, study and quiet time was important. The carpet was not new when I moved in, but the management said they would not replace it because it was still in good condition. I moved in anyway, not knowing any better as a 20 year old first time apartment renter. After four years of faithful renter, never once late and a nice, quiet tenant, they charged me a carpet replace of $351. Disappointing. Page Parsons, the manager, was a beast to deal with and wouldn't even consider halving the expense. I guess they need the money more than I do to replace that nasty carpet or make repairs to their outdated appliances, ceiling fans, etc. Rarely did the washer/dryer worked in the laundry room. I had to go across the street to a laundry mat more often than using the property's. Nice property overall, but in the end, it was a very disappointing departure. Shame on you Oak Meadows. Despicable treatment to a good tenant.

Overall, these apartments are of very poor quality. The construction seems to be quite old and the ceiling is nothing but plywood. I live on the first floor with my roommate and the noise from upstairs is really bad. We can hear them stomping around all day and playing music. Honestly for the high rent we pay, this place is definitely not worth it. I thought for sure these apartments would be much better than campus living but its almost worse besides the parking. The insulation is non existent which means our heat is constantly running to fend off the cold. I would NOT RECOMMEND this place to anyone looking for a transition from student living or a decent place to live.

This address is for part of the Oak Meadows property. The Jason Drive addresses are in the same area as the Teasley addresses, and you won't likely be able to pick which unit you live in. Please refer to the other Oak Meadows listing (Teasley Dr.) for the bulk of the reviews. The following is my review of Oak Meadows after having lived there a year: When you look at Oak Meadows, it seems like a decent place to live. There are two pools, and the property appears to be well-kept and attractive. This is pretty much where the perks end. The management style of this team is quite simple: avoid problems, deny liability, and wait people out until they "get used" to their problems. First, and I do not make this statement likely: I was attacked in the parking lot of Oak Meadows. A younger man was in his car with the engine idling one night while I was taking my trash out. I can only assume he was doing some kind of drug in his car, because my presence next to him made him very paranoid, and he started pushing me down to the ground. I wasn't hurt badly or anything, but the management showed absolutely no compassion or concern for this situation, and the "courtesy officer" took two weeks to call me back after, even though I told her on a message that I was "concerned for my safety." It makes sense that an apartment complex would try to protect themselves from liability, but the office manager was incredibly rude to me at a time when I was very freaked out. Second, there are constant loud parties going on. I was woken up at least twice a week and had to call the cops many times. You WILL smell weed constantly while you walk to and from your apartment. There WILL be people loitering in the apartment that seem to be up to no good. I can't prove it, but I'm fairly certain that several people were selling drugs here. I'm not talking about a quarter bag of weed- I'm talking about harder drugs. As a student that has been around student living for a while, you can tell the difference. There are dangerous and stupid people that live here and hang out here. If these kinds of things don't bother you, then you would probably be happy here. I also caught their maintenance team leaching off of my power outlet several times, and was never compensated by management, even though they told me they would pay me back. They will always have issues with water pressure and hot water. This was constantly a problem in the year I lived here, and it never got better, even though they would leave notes every couple of months letting us know that they were working on it. And, as if this wasn't bad enough, the noise on the first floor was UNBEARABLE in the unit I lived in. Two separate people lived above me, and every step they made sounded like they were dropping a bowling ball. I could literally hear him BREATHING at night. Any time he turned in his bed, it made an audible noise. If he got up and walked around, I would wake up even if I had ear plugs in. Every person I had over was shocked at how thin the walls were. It was the worst noise I have ever heard from any apartment complex, and I've lived in 5. The only perks of living at Oak Meadows are that the maintenance team always fixed problems very quickly. If you've taken the time to read this entire review, you probably already know that ANY apartment complex is going to have its share of these problems. It could probably be assumed that I had very bad luck while living here, but do you want to risk having any or all of these problems where you live?

Having moved from a studio apartment in Denton close to UNT I was simply amazed at the quality of the Oak Meadows Apartments. Realistically, now that I have lived here for nearly three years I've noticed some common trends in this apartment. 1) Each year they will raise the rent by at least $10.00, they claim it is because so many want my floor plan. 2) The appliances are old and in need of replacement, for example the dishwasher has a stubborn problem of turning the heating element on all the time, the water line to it seems to run cold water, which is fine if the dishwasher is supposed to heat the water (but it isn't that type). 3) Refrigerator loves to make noises, they've replaced the fan inside twice now. 4) The HVAC unit, let me tell you that I desperately wish they would upgrade the inside and out units to Energy Star Models. These units triple my electric bill every time they are turned on. 5) Parking can be a challenge at times. There are several vehicles here that I've seen get moved from one parking place to another but, never actually used. One jeep driver likes to park so close in the small spots that my wife has not been able to get inside her car to go to work. All in all though, I think these apartments are great for newlyweds and students. Rarely ever loud at night and when there is noise it is usually related to the slum apartments down the street. I do have a problem with the property not being fenced enough to keep lower life forms from walking through the parking lot. Have to be careful to make sure your electronics are picked up and other items covered up. UPDATE: The issues mentioned before have not been corrected. Now there are issues with the hot water and I keep getting little brown outs in my apartment. Maintenance seems to be incompetent. I have bathroom fixtures that leak, toilet keeps getting backed up from neighbors (really gross), and the mold problem is horrible. We want out so desperately. However, our next step will be a place we own, no more renting.

Great!
We have lived in Oak Meadows for about six months. The Staff has been helpful and pleasant. The parking is great. We have never had a problem on the west side and never run out of parking spots. We have agreeable neighbors. After 10pm all is quiet. Our apartment has a great maintenance team and if needed come immediately. They are in good condition, but we have had problems with our dishwasher a few times, therefore we know that maintenance is good at coming. Overall we are vey happy with Oak Meadows.
