3 words: NO TRASH PICKUP - worst sight of the complex is the disgusting&#44; smelly compactor right in front of the complex&#44; overflowing with trash on a regular basis. Great view&#44; right?

Lazy&#44; half-witted staff. Don&#39;t expect much from those &#39;tards.

Cheap paint&#44; carpet&#44; buildings&#44; and maintenance standards.

Becoming a ------ for the area kids without pools and yards to come hang around at during the day....and sometimes into the night. Have fun if you live by the pool....nice and noisy for ya.

They have one gated entrance and exit of which the gates are broken a lot....and not to mention..they charge a nonrefundable fee to &#34;borrow&#34; a gate clicker that you will return at the end of your lease. 

Last but certainly not least....MANDATORY CABLE. This effin bullcrap is ONE thing they FAIL to mention as you SIGN YOUR LEASE! Whether you watch it or not&#44; you PAY FOR IT! 

If you don&#39;t heed the warnings....you WILL be angry at yourself later. RUN AWAY FROM COLONIAL!

Great apartment i just moved in a few weeks ago and so far so good. I love my apartment it was so clean when i moved in and the fact that it came with an attached garage is awesome. I also love my neighbors they have been so nice to me ever since i&#39;ve moved in. They have a great gym and nice pools which is a plus! I haven&#39;t had anything bad happen except i see people not picking up their dog poop but that&#39;s it. The property is very nice and the office staff is very friendly and they always answer when i call or call me back if i have to leave a message. I would def reccomend to anyone looking for a place to stay.

Colonial Grand @ Bear Creek has been an awesome place to live. I just renewed my lease for another year. I love the pools in the summer time&#44; we have met some really great people and have a blast. My apartment is really nice I love everything its been great. The recent management change has been pretty good&#44; I seem to like them better than the last one. The trash has been really good lately too! The maintenance guys pick up the grounds and do the trash compactor mon-fri so on weekends it gets pretty full&#44; however that is due to pure laziness of residents just leaving tons of bags and not compacting the trash. Anyways its a great place i would recomend it to anyone&#44; tons of parking&#44; spacious floorplans&#44; nice staff and really beautiful property (it&#39;s always well maintained). I&#39;ve lived at a lot of apartments and this one is a place I will most likely stay for a while until I find a house. Anyways good luck on your searches!

I just moved in 2 weeks ago and it has been a nightmare!! I mean literally! I have put in work requests after work requests with no/minimal response. There were ants in my apartment the day I moved in and the problem continues. I even offered to pay for an exterminator myself. An exterminator finally came out a few days ago so hopefully that problem gets better. There are so many wasp nests around that I had to remove myself. The insulation is terrible. I can see light coming in around my front door. The counter tops are hideous with stains and so are the tubs and sinks. The sink in my second bathroom is broken. When you run the dishwasher the water sprays out of the top of the sink. Today has been the last straw!! After putting in a work request about a leak underneath my sink 2 weeks ago and was told it was not a maintenance emergency&#44; that I would have to wait&#44; it is now two weeks later and there is water on the kitchen floor. This is the biggest regret of my life! I wish I could just be told it is ok to move out now! I hope God teaches me whatever lesson that this experience is supposed to be and this nightmare comes to an end soon. I moved from Centreport lake apartments and never expected this from an apartment that charges 900 plus per month. The staff never answers the phone when you call the office and today I was told that the maintenance guy said that sorry but that&#39;s just how things are around here!! Wow!! Wish I payed attention to the reviews before I moved here. Please do not move here!!!!!

Hay every one I was reading lot of your review and every thing people had said its true and  my biggest mistake to move in this apartment  but dint not know where to get review let me tell you what happen with me when I came there where nice  you can the best of all showed every thing and its as nice then we show apartment it was really nice clean  so I agreed to  move in &#44; so there told me 1st of the month apartment will be ready to move in and at 10am we will give your key I said ok&#44; now the 1st June came and at sharp 9 30am I was out side of the apartment   for the key and contract copy there told your contract is not ready but you start move in I said ok when I move in this place was cant  say in that condition but you can see the photos I went back to tell them they we will send some one to fix it with 24 hrs nothing happen door lock was not working kitchen switch not working carpet like dog was in that apartment all white sport on carpet in toilet  title was missing still not been fixed and I know who used to live in this apartment they would charge for every thing but they did not did any thing in the apartment &#44; now I am planning to move out there got so my fee add up and plus the carpet was dirty even there charging me for that to not even that there blackmail me if I don t pay there will put on my credit &#44; what I think we have to make a facebook page and  post all the review and I know all the people still live in this apartment we have take some legal action on them and fb will the best thing to let other people know what the worse apartment its  we all have to meet some where and discuss  we will not listen to you all you have to listen to us what you all say I will here till june 2013 and I will update too like others

I am actually a person that moved here because I thought it was one of the nicer properties with a gated community within the radius from work that we needed. Let&#39;s start of by saying&#44; that to get you to lease&#44; the office staff is extremely nice and willing to work with you. Until you sign that paper that locks you in at least a year....then it changes. At first your thinking&#44; &#34;How bad could it possibly be? or What kind of standards does this guy and his wife have?&#34; Let me take you through the journey of our how our adventure at Colonial Grand started:

First: When we signed&#44; we gave a check for the deposit and were told we could move at the beginning of April. Saying that the last tenants had put in their 60 day notice and were moving into a house. Then 3 days til we move in and out of our old place we get a call saying that the last tenants were needing more time in that apartment so they extended their lease and told us we couldn&#39;t move in until they move out. I was like&#44; seriously?!?!? After talking to the front office they asked me to go talk to my current apartment and ask for an extension and that they would help offset the cost&#44; IF they could get that approved by upper management. Let me say&#44; I flipped on this lady at that &#34;IF&#34; statement. First&#44; you are going to tell me that my apartment&#44; which I have already signed for&#44; won&#39;t be ready until they move out after you agreed with us that we could move in that date then you&#39;re saying that IF upper management approves to pay my other apartment&#39;s extension that I will need to do that. Note: If that ever happens to you anywhere you probably don&#39;t want to live there for 12 months. I have learned this lesson the hard way!

Next: We finally get over the hurdle of the move in date. The resolution - they had to go back to the current tenants and say after we&#39;ve signed someone we can&#39;t grant you an extension. So we get our keys and go to walk into our apartment and were astonished by what we went in there to. First the carpets hadn&#39;t been cleaned and in the bedroom there was a stench that smelt as if someone had ferrets or something in a cage. The carpets were stained everywhere and all along the sides of the walls there was a black line. Dents and holes in the wall hadn&#39;t been patched up. Sockets were broken and the kitchen was still outdated compared to their model which is what we thought/told we were getting. On the patio there was a hole in the ceiling (that took almost a month for them to come patch.) Doing the walk through we figured out that the dishwasher didn t work and that also took over a month to fix. They kept blaming the long maintenance times on the fact that they were short-staffed. But what kept happening thanks to online ticketing is I would open a ticket for something to be fixed and next day it would be closed or marked as done. I was giving them the benefit of the doubt by giving them a day to maybe come out and work on it.  A day went by and I opened up another ticket&#44; which got closed that night as well without the work getting done. So I did this a third time and it happened again. I went to the front office to take this matter up with them and they totally backed up the maintenance staff by saying&#44;  They close them out at the end of the day&#44; so their software won t show long ticket times . I was blown away that they didn t even help me out but rather said that their maintenance staff is allowed to do that so upper management won t know how long their ticket time is. Sounds like lying to me!
Once their apartments are cleaned up&#44; they re not bad. They look great and we like the apartment. But if you ever have a need for maintenance or need to talk to the staff you might not want to live here!!!! 

The last and final straw for me is the trash problem. They only have one trash compactor for the whole community. Which happens to be on our side. It s a compactor and constantly is overflowing because people don t know to hit the compactor button when it s full. Probably because it takes so long and people are usually throwing trash away on their way out. That s something they didn t think about when they had this brilliant idea to have one $25&#44;000 compactor (that the tenants pay out the butt for.). It doesn t get emptied enough therefor a serious collection of trash begins at the start of every week and at the end. I have tried talking to the office staff about this and then even went to corporate&#44; and got the cold  we don t care  shoulder both times. I have actually emailed the office staff with a line  just as your corporate office&#44; you won t help me or make things better  and I never even got a response to that line. It s almost like they didn t even care that I pointed out to them that neither their front office or corporate office care enough about their tenant to listen to them. She just ignored it just as their corporate office did me. This place is a joke! So this is my attempt to save anyone the misery of living here. I almost recommended this apartment to a co-worker and I am so glad they didn t end up moving here. Would have made me feel really bad knowing how extremely bad this place is. Think about when you live in an apartment. It s inevitable that you will always have office staff to deal with   so choose wisely. Don t live here! They won t help&#44; as a matter a fact they will only make your life even more miserable. 

PLEASE: DO NOT LIVE HERE. If the management style changes in any way&#44; while I am here (April 2013) I will update this.

****STAY AWAY FROM THIS PLACE!!!****

Office staff is horrible. They go through their staff like crazy. You can never call and get ahold of anyone in the office. At times they use their caller id to their advantage. Manager is apparently never in the office nor available.

Maintenence is not so great either. Took about a month to get ceiling fans installed that I purchased. (yes... the living room and 2nd bedroom did not have them&#44; nor a light) My kitchen drawer that had previously been hot glued back together (before I moved in) broke. It has been over 6 months now and I have put in numerous requests to get it replaced&#44; still nothing. Maintence staff will close requests w/o completing the work.

As you can see from my pictures&#44; their patchwork on the carpets is hillarious! I have a friend that just moved out of here. Her carpets had stains and were dirty from the 1st day she moved in. They ensured her they would come to see about having someone to come out and replace them. Of course&#44; that never happened. Now they are trying to charge her $800 for the carpets. 

All in all... save yourself the trouble and keep looking!

Do yourself a favor and find somewhere else to live. It looks like a great place from the outside but as soon as I signed my lease&#44; I was on the back burner. I have multiple grievances with this complex&#44; none of which have been resolved. There is only one trash compactor for the entire complex and it is so over flowed at least three times a week&#44; to the point that there are at least 100 trash bags and outside of the compactor area. The compactor is located at the front of the complex so that we all have to drive our trash&#44; and not to mention that its completely visible when entering the complex. It just looks trashy. The gate hasn&#39;t worked in over a year. The office staff NEVER answers the phone&#44; or returns voicemails or emails. I&#39;m on the third floor so I expected to have a higher energy bill but when my AC was clearly not working properly&#44; I notified the office and the maintenance man came and changed the filter and said &#34;Sorry&#44; its because you&#39;re on the third floor&#34; but its blowing air at 78 degrees. This place is supremely awful. Do not move here.

Colonial G. was recommended to me by a colleague and seemed like a good complex at first&#44; since then she has moved and so will I. From the exterior you will be completely fooled by the well kept lawn&#44; the sparkling pool&#44; and the cosmetics. The only good thing about the apartment is the availability of parking however covered parking spots are very limited and probably the bathroom & closet space. Everything in the units are &#34;resurfaced&#34; or cheaply painted over and outdated. My garden tub was &#34;resurfaced&#34; and after two weeks I began to notice a large bubble then shortly after a large crack. Its also true about the counter tops being super easy to stain. Out of the 12 months I lived there the gates only worked for 3 and they charge $50 for the access key&#44; then you will hear a different excuse every time you inquire about it not working. The maintenance guy is extremely nice but seriously one guy for a large complex is not enough&#44; do the math on service request. Omg the trash is the worst thing! Its piled sky high for days&#44; overflowing past the trash compactor and you cant miss it bc its in the front as soon as you enter the gate. They will also charge you a ridiculous amount if you do not walk the apt when you leave. Be sure to walk with them&#44; my colleague was charged $300 for nothing and had to contact corporate. I could go on and on but the bottom line is I would not dare recommend this complex to anyone. Please listen to the reviews and do no move here!!!

Not what I expected

Everything mentioned in previous ratings is true...all the horrible nonsense&#44; with broken equipment in fitness room&#44; no pool hours observed&#44; thin walls so you hear noisy neighbors&#44; big dogs everywhere which is fine if folks picked up after their dogs and didn&#39;t leave big poopies everywhere. The security gate has been broken for the past 2 yrs that I know of&#44; fixed temporarily&#44; then broken again&#44; all kinds of cars broken into&#44; motorcyles stolen&#44; etc...but most importantly the TRASH...this has been a NIGHTMARE..See for yourself and NOTHING is done about it...the Mgmt obviously does not care. This has been going on since Summer 2008...this is recent pic taken at the end of Dec 2008. Don&#39;t waste your time moving into this Apt Complex.

I pay 950 for a one bedroom and every time I leave home I see an over filled dumpster or trash that is on the sidewalk because the trash people haven&apos;t came. The trash sits for several days. They charge $30 every month for the pick up service and no one is picking the trash up.

Very clean and green colony . Very safe especially for kids . Pool side and gym are awesome. Very huge BBQ area for parties. They are very responsive to our quaries. Very co-operative staff . Hats off to them

My experience so far has been great. The staff are very knowledgeable,  informative and pleasant to deal. Cindy and Courtney are always responsive and very professional. Thanks for a job always well done.

Overall my experience has been very pleasant at this community with the exception of the parking in building 23 and the noise that my neighbors make on the weekends although they are quiet when I ask them to, maintenance is always on time to fix things that may be broken or loose or needs to be replaced. I have never had any issues with any steps or break-ins overall it's a pretty quiet community not very many children and that's all

I feel relax and secured here at home and I'm glad my maintenance always taken care of plus great friendly staff Cortny, Calab and Cindy . I'm happy here no problems with neighbors friendly staff and good working guys to make us feel home Joshua, Hector , Marcus and Jose excellent crew.

Wel it's a good place. There are minor issues like keeping the compactor from overflowing, or on the grounds. If you tell them they will pick it up. However when ppl have parties or hang out the residents or their friends  do leave a mess sometimes. Maintenance ppl are great and mostly time with us when we have issues. Of course they have to cause of the dog. Front desk I try not to go up there cause the smell of the plug ins are so strong it gives me headaches everytime. But they seem nice. Never use the rec area but it seems nice. Like the cable setup. Don't like my patio wall much. Can't work in flowers like those with railings. Need an option for that for those who would like plants. Great place in general.

Great place to live. As a single female I feel very safe. It's a very quiet community, neighbors all friendly and respectful. Maintenance issues handled quickly and office very responsive. 

I love the dog park as do my dogs.

There is cat litter (used)going down the stairs and in front of my door. There is actual cat waste on my door mat.This is not the first time that I have reported this to the office. It has been here for over 24 hours now. When I told the office I got another generic response. Thanks for bringing this to our attention. What am I supposed to do with that? Last week it was food all the way down. This community is getting worse and worse. Totally disgusting and poor management.

Love the building & unit. Everything is upgraded & the apartment was very clean. Leasing agent was great, got me moved in fast & already had my first encounter with maintenance, they were fast & friendly & respectful

We moved into MAA Bear Creek about 2 years ago under the guise of a $1200/month rent. Just 2 years later, we are paying almost $1700 for the same unit. This is to be expected in some cases so I digress as that is not where my problems began. Since moving in, we have seen several changes in management that came with some pretty notable downsides when it came to our living conditions and amenities. For one, Yes there is a pool but it closeâ€™s multiple times a year for weeks a time. Thereâ€™s also plenty of instances of kids from neighboring complexes that hop the fences and use the community pools at their discretion. They claim on site, 24/7 maintenance however they can not work until it is daylight outside. Unruly neighbors that when you call the office, they let you know that there is absolutely nothing that they can do even though one of the tenants isnâ€™t on the lease. All this leads to my final straw. After informing our leasing office and maintenance workers that we had a problem with our AC, they sent somebody up who let me know a few things. One, the painters that recently painted the apartments had painted over all of the markings on the AC unit so they werenâ€™t sure which one was ours. They filled up the one AC unit that was low on Freon and told me it would get better soon. I woke up the next morning to comparable heat and throughout the day it had remained until the following morning when it was 87 degrees inside and just 82 outside. They did some due diligence and brought me a window unit AC but only for a 600 sq ft dwelling where ours is 849 sq ft. This did not help in any way, shape or form as the temperature proceeded to climb to 93 throughout the course of the day with my 2 pets at home. This forced us out of our apartment for the weekend as, even though they were aware that one of their tenants does NOT have an adequately provided dwelling, they decided to book it home for the weekend. We are still at a hotel and they are letting us know to go through renters insurance knowing good and well that they wonâ€™t cover us without any damages to our apartment. They are denying any sort of responsibility for compensation in the matter. I could NOT recommend anything more than staying as far away from MAA Bear Creek as possible. Save the headache & your money.
