Please learn from Rayna, apartment manager, she's the only reason Im staying with this apartment community. Leasing agents need more education. You work there to learn your system. There was a leasing agent worked with community about 4 years, and she doesn't know the right information and doesn't even want to help resident. Maintenance staff are slow or short handed. Don't give update to resident. plus, too much bugs inside of your apartment due to the poor finish and dirty neighbor.

It's been good. A little expensive and I intend to negotiate next year for a better rent price but it's still pretty good over all. The apartments are nice and spacious and can't ask for much more than that.

We’ve lived here for two month now and it’s been a wonderful experience. The staff is friendly and helpful. My only complaint would be that the rent portal doesn’t allow for multiple payments so having to get a cashier check or money order is a bit of a hassle when you have funds in multiple accounts. The fitness center is great, the Amazon package center is fantastic and I love that it is a gated community.

It’s very nice and neat community near by. Schools and shopping is near and easily accessible. I am enjoying the stay here and going to be here for few more years for sure. I would definitely recommend this community for all my friends and family members

It is a very nice, spacious and pretty property that is kept very clean in general with an exception of the trash collection area. The location is great and the services are pretty decent as well. Not having a Jacuzzi is a minus and a big one in TX. Most of the apartments do have those in the pool area. Being animal friendly is appreciated since both of my animals are ESA's.

Move in so easy and it’s a good community near to my office and lot of restaurants and activities near by. It’s a silent and non smoking community for families like me to live in and has lot of amenities along with a lake view with surrounded peaceful environment to live.

Community is good but the Community management and service people were rude. First of all I did not receive apartment in a good condition, it was not clean and I spent one day to clean it up. Management said since there was 4 days left for move in, they could not make it ready. There was one service guy behaved rude for asking to clean the patio. They advertised as 500$ off on first month's rent on their website upon moving but they applied it to security deposit which is non refundable. When I asked about it to manager and staff, they did not listen to my concern and disconnected the call while I was speaking. Overall management was not good. I don't recommend this community it is not worth the price you pay.

Awesome move in

Great move-in experience! I am loving my new apartment and location. My leasing agent left a nice welcome gift in my apartment for me to see when I first walked in. I've never experienced like that before.

Moved in just a month ago.Location is good and property is clean. Great fitness areas and pools.The road noise is a concern if you stay anywhere close to the Luna Rd street side. Its a very busy path during the day and sometimes at night, with loud heavy diesel trucks and also a BNSF train track. The trains can run at any times during the day and night but seems to be more often at night, of course.

Amazing leasing and maintenance team and the community is well kept, quiet and clean. Very close to all of the restaurants and businesses in Las Colinas and surrounding areas in Irving. 2 pools, 2 gyms and lots of community space.

Laly is so helpful

I’ve been living at the Cortland Water’s Edge for a couple of months. Getting to know the area and the way things are done can be difficult at times. But even before we signed our lease, LALY, helped us non stop and still does. I love living there, always clean, and always quiet lol. Great place to stay and great scenery, it’s close to everything.

Safe community to live in. I absolutely love our attached garage and how well lit the parking lot is after hours. The office staff and maintenance have all been amazing nice people. Overall I am pleased to be living here.

Great touring experience

We toured with Leslie and she was very kind and informative. She showed us 5+ homes in the Texas heat with a smile on her face the entire time. She shared great feedback on all of our concerns and questions and did not attempt to falsely sell us anything. We appreciate the candid honesty and we cannot wait to live in a community with such a great representative to help us!

Location

Nice location. A bit pricy but convenient to Dallas and Las Colinas. The interiors are a little aged but the service team takes good care of the exterior. I like that there are 2 pools and that they are monitored. Overall I am content here.

Renewal Rates Well Above Market

ACTUAL renewal rate increases annually (last 3 years): 2021-2022: +28-38% (depending on which length you select) vs. Dallas, TX market of +15% 2022-2023: +26-30% (depending on which length you select) vs. Dallas, TX market of +9.7% 2023-2024: +12-13% (depending on which length you select) vs. Dallas, TX market +6.2% Cortland & Royal TX Partners LLC have spend the last 3 years engaging in price gouging tactics. Raising rent at the market pace would have been difficult enough, these groups took this as an opportunity to price gouge every single year, which is very disappointing. If you are a prospective resident, I would stay away from ALL Cortland properties (not just this one). Whatever price they tell you today is likely to go up WELL ABOVE market every year, so keep that in mind and look elsewhere. While I tried to work with them in the first two years, I have not tried for this cycle (yet). As of this writing, I can confirm that for the last 2 years, they do not work with existing tenants or offer any discounts. I have tried in the first 2 years and they refused.

Nice place to live

Nice place with decent pricing. They do a good job of maintaining the community. Service requests aren’t frequent but are addressed quickly. Office staff is polite and helpful when needed. Overall pretty good experience.

Coming up

I've had a few ups and downs living at Cortland Waters Edge. I have lived here for 4 years and things are going to happen. Overall, anytime something has gone South it has been addressed promptly and professionally. The ladies in the office are cheerful any time I visit. They seem to be making a great effort in giving the place a facelift. The buildings themselves need some love, but when I spoke to management, they shared their plans for the coming year. I'd recommend the place. It's been a pleasure.

Great Community!

I have been in this community for a few years now and it has changed a lot over the past year. All of the changes have been very good! I am seeing more areas getting attention it has not had in a long time and more things being better taken care of, for example they implemented wrist bands in the pool which is great because now my family and I can enjoy the pools without all of Irving being in them as well! Keep up the great work, I look forward to seeing what else you do!

Cortland

Five stars! This is a top apartment property in the Dallas area! The neighbors are friendly! The staff is welcoming, friendly, and attentive to tenants needs! I would recommend this property to everyone! The maintenance staff is prompt and the grounds are well kept! It’s in a great location for walking paths too and is quiet but close to local shopping! So glad I discovered Cortland!

I like this community maintenance. They also try to resolve problem immediately. Amenities are good. But new trash team are not taking recycling boxes if unfolded. Also we are paying for that. Lake behind is also good.

Very nice community. Overall pleasant living minus upstairs neighbor noise. I understand kids will be kids, just dont choose to live upstairs and not be considerate of where you, the bumping & noise above your neighbors head.
