TERRIBLE PLACE DO NOT LIVE HERE

Terrible customer service, poor maintenance, high crime, and overall terrible experience. On top of that if you do not let them know 60 days prior to your lease ending they will charge you a reletting fee. Stupid to me that you need to notify internet to vacate on a lease you're no renewing. Move in here and you'll regret it.

bad experience!!

Management is all but unavailable by phone. You have to rely on a texting service to answer your questions, and 90% of the time they don't actually know anything or resolve your concerns. I once had to wait for eight days just for maintenance to fix my tub. Trash rooms get so crowded you can't even open the doors. The paper thin walls mean that you have to endure listening to barking dogs and loud neighbors at all hours of the day and night. And if you submit a noise complaint, the management just tells you to suck it up and deal with it. This is by far the worst experience with an apartment I've ever had. And for all that, you're still expected to pay over $1500 monthly for a crappy experience.

Supportive Staff

I reported an issue that required immediate attention in the parking garage. Christopher P. addressed the issue immediately and stayed present until the entire issue was resolved. I appreciate Christopher's prompt attention and empathy regarding the matter.

Crime is very high , new owners promised upgrades then said they can’t do them and raised rent. These Apts are very out dated!!! No one ever answers phones and yes new management UDR. Terrible place moving soon as possible!!!!

The neighborhood is good and all, but the noises could be toned down a bit and the neighbors stomping upstairs knocking things below my apt is very unnecessary, so if I was to recommend the area, I would let others decide on it.

------ apartments, no security. Horrible management and staff is unfriendly and rude. They are desperate for tenants so let anyone move in. Problems with large dogs and owners don’t clean up after them.

Hi coolsprings leasing office /property owner, Requesting you to please extend my lease. As I can't vacate in this covid 19 situation outside I am staying here for 2 years. This is a world wide situation and all the flights are canceled. Please think on humanitarian grounds . I am with family and I have a rescheduled flight after 3 weeks . Can't take a risk of shifting in this situation. Please extend my current lease as you already have may vacant apartments for new people. I know the rules, but in this situation please help as I am already with you for 2 years. This is the time and its not always.

This place is nice, but there is one glaring problem. I keep on hearing water flowing down through the walls in my bedroom. Sleep is sacred, not matter how good the other things are, if you can't sleep in a quiet environment, it sucks. Complete deal-breaker, I don't know what nut-job thought engineers thought that was ok. Stupid design. Just from this alone, I can't recommend it.

I thought moving into this complex was difficult and unorganized but now that I am moving out it is even worst. The staff never knows what is going on. I often wonder if they ever talk to each other since when I call I always talk to a new person who does not know what I am referring to.

When we first moved in 3 years ago it was very nice , we had our share of maintenance issues but liked are apartment so we dealt with it. The halls and stair areas iin building 2 are dirty all the time, people drag their trash thru halls or leave trash everywhere. There is constantly a smell of weed or Curry and I'm certain there are people living here not on the lease, clientele has taking a dip and not in a good way. Garage area is dirty too along with people driving too fast . This used to be a good spot but I recommend looking elsewhere .

The construction of these apartments is disgraceful. The walls are so this I can hear full conversations in adjacent apartments. If people are yelling, which happens quite a bit, it's extremely unsettling. The sound of the flushing toilet (which is directly above my bedroom) from the apartment above is so loud is startles me awake at night. The sound of people walking in the apartment above is pure torture. There is a low frequency bass response (from the heels making contact with the floor) that resonates in my head and I can literally feel the whole apartment shake. These are not luxury apartments. They are poorly constructed shells with zero attention paid to the actual livability as it relates to sound and privacy. By far the worst apartment experience of my life.

I absolutely LOVE my apartment!! It's conveniently located to my fav restaurants and places I love to shop. The location is close to the toll way so it's easy to get to work. The office staff is pleasant & I've never had an issue with maintenance.

I love this community because it has all the things you need. Great staff, great service, competitive rates and a great location. Cool Springs at Frisco Bridges is located very close to some of the very best restaurants and all the shopping you'll need. Located near the Dallas North Tollway that runs north and south, and the Sam Rayburn Tollway that runs east and west, makes it easy to get anywhere you want to go.

I have truly loved my home from the first day I moved in! There is always a few things at the top of my list for any home: No pest control issues, quiet neighbors, and friendly staff. I can truly say Cool Springs has exceeded my expectations and my top items have been no concern! Haven't had any bugs, neighbors are generally quiet, and staff has been great from the day one! I love the interior parking garages and feel very safe here. As a young, single woman, safety is of upmost importance. They have a patrol service AND courtesy officer. The neighborhood is amazing, I'm too spoiled not having to drive more than 5 minutes for food or fun! I highly recommend this community.

I couldn't have picked a better place to live! I needed something with enough space, but also affordable after graduating and I'm so glad I came across Cool Springs! The area is perfect with anything I could ever need in surrounding areas and the staff was so welcoming!

I lived in Cool springs for almost a year and they had horrible maintenance and I left the property because of that .. the oven door all of the sudden while using it broke .. it was lose from day 1 .. I complained about the oven door and they kept saying for almost 3 months they r ordering it .. I was not able to use the oven .. later when I left the apartment, they charge me for the oven door and dirty carpet .. I had rug on the carpets but okay I can give the benefit of doubt .. but they we're charging me for the oven door .. like seriously .. they kept my deposite for $250 plus charged $117 more .. Carissa Ledesma, accounting manager is so rude .. she won't come on the call and speak with u after giving the words that the payment will be waived .. the $117 is on my credit .. this is so not fair .. I don't know how to reach the upper management .

I recently moved in a few weeks ago and so far the staff has been great, always willing to help and friendly. Quick to get maintenance out when needed, quick to reply to questions. Highly recommend to others looking to rent!!!

Started out as a nice apartment back in 2013-2014. Condition of common areas, hallways, and pools deteriorated over time. Management did not see to care to keep up the place very well. Office staff was also not very helpful. In fact, most of the time, they seem indifferent. Expect repeated requests to be filled out for the same thing. Also, the fire alarm was a major issue while I lived here. The worst summer, it went off almost 6 times over 3 months at all hours of the night. Fire fighters commented saying that it was dust and/or badly installed system components perhaps set too sensitive. Tried to charge me for rug upon move out. I wrote a letter and explained normal wear and team and the bill went away. Would not ever rent there again.

The apartments at Coolness Springs are great and the leasing office was very helpful and nice. I recommend choosing Cool Springs if you're looking for an apartment.

BEWARE! -Lived there for about 1 year in 2015. You get what you pay for, pricing is cheaper because appliances are piss-poor bottom of the line(Service had to unclog the dish washer every month, never had that issue before). -Cell phone reception hardly worked in my unit, thought it was just me but everyone who came through said the same, wouldn't have thought to look into something like that. -Lastly, they nickel and dime you on the way out, if your unit is not 'Immaculate' you will get hit up for extra fees. Just know what you are getting into before you sign, might be for some people, just wasn't for me.
