There are a lot of issues with this being a new community with a bunch of construction around the building. There are often dead rats, rabbits, bats, etc. that you will see on the property while walking around or walking your pets. The hallways don't stay clean on the top floor. The dryer vents outside CONSTANTLY slam against themselves so it sounds like gunshots over & over again every single day, which prevents me from being able to 1) go to sleep at night 2) get a full night of sleep due to the slamming waking you up, because it happens when there is wind. I've emailed the community MULTIPLE times about this issue and get no response. They mentioned having them fixed in a community email over a month ago and there were people on the property to fix SOME of them on a completely separate side of the building than mine. I stay on the upper level, so that hasn't been resolved. I do not think it's an enjoyable living experience at all due to that racket that should have never been an issue with a brand new building.

Building Dryer Vents rattles loudly with the wind
This is a serious problem. It impacts one’s sleep, a basic need for a person. Multiple complaints written, multiple promises to fix the problem. Nothing has been actually done. Lack of sleep because of a poor choice of building construction in using a product that creates a loud noise due to weather is a mistake, but promising to fix it for months and nothing has been done is disregard for the well being of residents in not being able to sleep at night on windy conditions.

This is a really nice place, and the studio feels very cozy. The staff is very professional and super helpful. They've been great about giving us all the accessibility we needed for our studio. And it has great views from outside.

Upscale apartments with excellent amenities, right in the middle of a growing area. Floor plans feel very spacious. Covered parking garage, package room, golf simulators and the gym are all top notch.

I love the apartment, I feel the room are a good size. BUT, I hate that neighbors some marihuana and it smells everywhere. I have little kids, and want to live in a smoke free place. Before I moved here, that was the first thing I asked, if it was smoke free, I was told it was, and it definitely isn't.

I had a pest problem and my move in got delayed and I had no internet for a week. So for a total of my first two months moving in I had a terrible time and I almost broke my lease. Now it's alright. I won't be renewing my lease though.

Lack of Management Communication
The community is nice and parking is covered and the garage is tiered. Issues are weed smokers in apartments that seep into the halls and neighboring apartments, people not picking up their dogs poo although there are poop trash bins throughout the property, the package room is great but the carriers don’t know where to put packages so you have to go shopping looking for your packages, when I called the carrier rhey said management would need to call work out the issues. I let them know and no response. There is the issue of how the dryer vent flag were installed as they are very loud when there is wind and keeps me up at night. If management communicated on these issues what they were doing it would be great. I have never had any is these issues in any luxury apartments I’ve lived in. Not sure why there are issues here. There are many more but I’ll stop here.

Overall the building is very nice with great amenities (gym, pool, lounge area and golf simulators). The package lockers need better signage and management needs to communicate with delivery providers about not leaving packages outside the door or along the exterior of the building. Receiving a package at times feels like a scavenger hunt.

The experience has not been the greatest. Complaints have gone to management and nothing has been done. Can't even reach management via phone bc she's never in the office. Not pleased with how everything is going

There are ongoing security concerns. Several areas, such as the trash rooms and parking spaces, lack proper camera coverage. The gates also remain open at times, which has been raised by multiple residents in the community group.

Building, unit and amenities are very nice. Staff here does help with some issues however I have made many complaints about my loud upstairs neighbors and not much has been done. The mail system for packages is not reliable. The separate room for packages seemed like a good idea but many of packages do not get delivered. I am hesitant to order packages to my current address.

The management at North Fields and the way they handle issues is childish. Rules apply to some but not to all. For example, they removed my doormat in the hall because I needed to put a request in to have it. There are 5 others (non-employees) with doormats in my hall who never requested and never heard anything. 2 employees have theirs and of course, have no issues. Another thing they did was removed my Florida State University flag from my fence citing "they need to have full view at all times into the unit at all times." 2 problems with that, there are hanging blinds that cover the sliders out into the yard area, and someone put up shade fabric over their whole fence, it has been up for weeks. The flag they cut down is 2' x 3', pretty see thru as it is old, and was hanging vertically. Make it make sense. They also like to cite the lease terms but it really doesn't mean what it says. According to the lease, no holes in the wall larger than a pin hole for hanging small pictures, etc. That being said, they're perfectly ok with floating or bracketed shelves, wall-mounted tvs, and even outdoor hanging lights as have been on one of the balconies (attached to the bottom side of a higher floor's balcony), since right after I moved in at the end of May. They moved in after I did. Further, if you have an issue with the front office, corporate will not contact you back, the manager won't look at you while she talks to you, and she apparently doesn't know how to read submitted documentation. I received another written warning, same day as one I got for hanging a Velcro bug screen (that was up for 3 months and I got a citation for that one too, without warning), for having an unregistered pet. When I signed my lease, I submitted all necessary paperwork, including her service paperwork as I'm a disabled veteran. Most of the team is great, but the manager is an absolute clown. I was so happy to have found a brand new building where I was one of the first to move in, right across from PGA Frisco (I'm a big golfer), but she has made it so I am nervous to make this place my home. Maybe she was having a bad couple of weeks and took it out on me, who knows, but this has been a hassle of a place to live. And I was barely here 30% of the time for the first 4 months I had the apartment. Samantha and Michael in the front office are fantastic, btw! I'd also recommend building 2, as it has all the cool new amenities. The gym is building 1 is insane, seriously, nicer than 90% of the gyms I have been to.
