The number of roaches and bugs in my apartment is overwhelming, and maintenance never addresses the issue despite multiple requests for assistance. It's becoming a serious problem that needs immediate attention. Also when I moved in, the paint is already coming off of my bathroom sink and bathtub. A lot of outlets do not work, etc.

It's a nice community, but at night there are a lot of people out. The pool gets crowded fast and when it does you see a lot of glass bottles and bags of chips everywhere. The apartment itself needs a lot of cleaning right when you move in. Overall the apartment and the community is okay.

The noise and parties and grilling on patios has to stop. The noise on the weekends and evenings after office staff has gone has gotten out of control. Especially the 10,11 and 12 building. Please offer courtesy patrol as an option for residents to call and complain and have them ask to turn it down or stop grilling. Parties are out of hand on the weekends and run sometimes into 3 am

The apartment has been taken over by new management and they seem to be doing a good job with informing us of things that are happening around compound. They done an impeccable job with the ugly dumpster garbage . The grounds look cleaner the front of my apartment door is much cleaner outside . Great work. The apartments are quite big and comfortable it is an older apartment but workmanship needs to be neater with painting in the baths and kitchen are faucets needs to be updated. And things in general needs to be updated.

I think it's better to see the apartments in person than online because in my case in the apartments that were shown to me in 2828 Royal Oaks the person who attended me was very specific and showed me every detail of the apartment and that's a very good thing because that way you know what you're about to grab and you're sure that you like the place and it's comfortable

My experience has not been good here. The rent increased and I don't have any new interior! My unit looks like 1975! And I am paying $1440.00 a month. When I first moved here my rent was $1005.00 and now it's ridiculous. They don't pressure wash the stairs or walkways and they just look nasty. With trash debris and sticky stuff! I'm embarrassed to invite people over. The staff is rude. And it makes it difficult to ask them anything.

I loved it , no complaint. Would love to stay if their was 3 bedrooms available but not sure if available. My kids love it here along with there friends they made. I unfortunely need more space then the 2 bedroom

Upon moving into 2828 Royal Oaks in 2023 I loved it, however that paradise quickly came to an end when CAF management took over in 2024. Please continue to look elsewhere for residency as you will pay money to be unheard and mistreated all while living in infestation and a non fully operational unit.

I never had a problem during my staying at 2828 Royal Oaks. Recently with the new management I had issues with the rent payment method and also maintainance work. Trash was also an issue since we been having to wait weeks for the roll off to come back.

Nice architecture and layout, it has a Miami-like feeling living in here. I like the sense of being in a resort at times, unfortunately some neighbors play music (bass) to loud. One thing I find very disgusting is the trash bags laying outside of the apartments doors.

Terrible. The move in process was stressful. My leasing agent lacked professionalism. When I first walked into my unit there was roaches crawling on the wall. Roaches living in appliances. I regret signing that contract.

The apt location and the beautiful pools caught my attention. However, the website gives false advertisement regarding special offers, the rental agent- Jessiea is not accurate when it comes to legit leasing information and she seems to not be very knowledgeable of how the qualification criteria is suppose to be in approving or denying applications. I am so glad they don't require any other fees to be paid upfront besides the application fee, otherwise I'm sure it would be total chaos on a daily basis here. Thankful for a non-costly, unprofessional and ridiculous experience.

I recently went in for a tour of the apartments and let me start by saying, the management team is RUDE. -------- the consultant was rude and so was the Property Manager- ---- t I paid $50 for the app and they told me not to worry about the $200 Deposit, somehow I was STILL CHARGED the $200. They told me the couldn’t hold my unit even after taking the deposit out of my account! No one told me that I was denied for whatever reason so when I asked when I should receive my refund for the deposit ---- told me to talk to her attorney.
