Awesome Resident Service

This property is very old and there is alot of crime in the area. They are charging too much for rent as well as incompetent security guards who allowed my car to be broken in to as well as one of my neighbors got mugged and tried to fight off the attacker while screaming for help from security and ended up in the hospital with multiple stab wounds. do not rent here&#44; the head management is cumbersome and lackluster&#44; she is an alcoholic mess that looks and smells like a stripper from dolls ( one time she came banging on my door for rent halfway through the month and i told her it was only the 19th and she said&#44; &#34; i shouldn&#39;t have to remind you &#34; and then walked off . If you value your time&#44; money and safety do not rent here PERIOD !! this place is a dump&#44; beware. 

I have enjoyed my time here at 5401 Chimney Rock&#44; just renewed my lease.  I like the somewhat old-fashioned buildings and look of the place&#44; and it&#39;s kept up pretty well. The kitchen equipment is pretty old&#44; maybe 80s or 70s&#44; but it works just fine.  The only thing I don&#39;t like is the microwave protrudes over the stove giving you very little space to work with when you&#39;re cooking&#44; especially on the back burners.  My one-bedroom apartment is very spacious&#44; and I like layout of it&#44; nice and cozy.  There&#39;s access to the bathroom from the bedroom and the dining room&#44; so visitors can easily get in there.

Staff is always really friendly and helpful&#44; and they do nice things like provide breakfast and have events&#44; and I won tickets to Schlitterbahn in a raffle when I renewed my lease.  Maintenance has always done a good job when I put in a request.

As you&#39;ll probably notice it&#39;s not in the most upscale neighborhood&#44; which doesn&#39;t bother me much but then again I live alone and am not overly afraid of crime.  They have the security guard which is nice&#44; from all I can tell they do their job well.  I have no real idea of what the crime rate around here is&#44; but I do hear a lot of sirens at night&#44; more so because my apartment is right next to the street.  If you don&#39;t like noise I suggest making sure your apartment is closer to the center of the complex&#44; something I was stupid enough to not check&#44; though I have gotten used to the noise to the point I hardly even notice it anymore.

Only other complaint I have is it seems they should have a better way of communicating policies.  This is my first apartment on my own&#44; so maybe this is just standard and I don&#39;t know&#44; but there are some strict guidelines&#44; to parking for example&#44; that I just didn&#39;t know when I moved in&#44; and from what it sounds like I&#39;m lucky I didn&#39;t get towed my first night.  I don&#39;t expect to go over in detail every policy and every part of the lease&#44; but maybe there should be a few documents outlining important policies and/or guidelines given out so you don&#39;t have to search through the lease to find everything.  Also&#44; I couldn&#39;t have anyway because I wasn&#39;t given a copy of my first lease.  I asked for a copy when I renewed and got it&#44; but then realized I wasn&#39;t told anything about renewing my parking permit.  So I had to go back for that&#44; and now I have to wait to talk to somebody Monday about it.  I would just suggest thinking about more effective ways to communicate about these things.

The pools are small&#44; but are nice and clean most of the time.  No hot tubs.  All apartments have some sort of patio/balcony&#44; mine has a nice big almost mini-backyard&#44; which I haven&#39;t utilized as much as I should yet&#44; but probably will more now because I just got a grill.  Which is another nice thing&#44; you can grill outside your apartment (which may only be the case if you have one of the bigger patios&#44; I&#39;m not sure).  Overall&#44; this is a nice place for cheap in a good location in terms of proximity to central Houston.



Wow I bet if u told them you wanted anti gravity carpets&#44; they would tell you the apartment comes with it. Anything to get you to sign a lease. But watch out&#44; as soon as you sign it&#44; its like you dont even exist. My neighbors. Are so loud&#44; it shakes the pictures on the wall. They won&#39;t do anything about it. I had to buy my own light switch covers&#44; because 2 months later i was still missing some in the kitchen&#44; and roaches were just pooring out of the walls. Maintenance is just as incompetent as the office. My toilet still wobbles guys&#44; i dont know what you did to it&#44; but you didnt fix it! I need a lawer and some good ear plugs!

THESE APARTMENTS ARE BY FAR THE WORST APARTMENTS... IT HAS BEEN ABOUT A MONTH SINCE I HAVE CONTACTED THE LEASING OFFICE ABOUT HOW THE WOOD ON MY UPSTAIRS APARTMENT IS CRACKING AND BREAKING... THEY HAVE SENT MAINTENANCE OUT AND HE DID NOT EVEN SPEAK GOOD ENGLISH... HE SAQID HE WOULD TELL THE LEASING AGENTS AND STILL HAVE NOT GOT A RESPONSE. THE INSIDE OF THE APARTMENTS ARE REALLY OLD AND SOMETHING IS ALWAYS BREAKING. ITS FUNNY HOW FAST THEY WILL RESPOND TO THE REVIEW YOU PUT ON HERE BUT IT TAKES THEM FOREVER TO RESPOND TO A PROBLEM THAT HAS HAPPENED IN THE APARTMENT.

This Is the worst Apartments Ever!!!!

Parking is a joke there not alot of parking after 6pm there always taken.
You have people that don&#39;t live here parking residence parking.They tow
people cars that live here and they spend too much time towing cars of people that
live here and there cars that been sitting there for years and months and they haven&#39;t got towed.The parking is not helping people who live here slum lord
apartments and the towing who is Arrow Towing are crooked there trying to make
money off people who live here.

There alot of Gangs that come in at night and you got alot of kids running
around with no parents late at night.

There also someone that is scatching cars all the time and also
breaking into apartments and the slum lord apartments do nothing and the
city does nothing.

This is crime and you see the city say about crime but they do nothing
about it . The city and the slum lord apartments like crime&#44;gangs &#44; drugs
and stupid drunk drug towing...

DO not live here my wife&#39;s car and my car were brokin in to with in three days of each other. Management SUCK! when I told then he said &#34; Well you live in Houston... and you should park you car some were else?&#34; I&#39;m do not feel safe here&#44; I am going to break my lease to get out ASAP! First my car next my apartment? whats next ??? This place sucks!!!

SO BAD!! BREAKING LEASE TO GET OUT!!

I lived here and this place sucks.  I had maintenance enter my apartment without permission on multiple times snooping around&#44; car keyed up&#44; kids running like the place is a play ground (throwing baseball around the cars)&#44; poor air conditioning&#44; roaches and my car towed three times.  The only thing that is patroling the complex for security is tow trucks&#44; looking to score some cash from impounding your car.   

If you park without their sticker&#44; it will cost you $180.  You might say this isn&#39;t a big deal&#44; however&#44; they will only give out one sticker for each apartment.  Therefore&#44; if somebody visits or parks their second vehicle in the wrong place it will get towed.  Most of the tow signs are in Spanish as indicated by the pictures I took awhile back for possibly going to tow court.       

I sued my prior landlord over a small disputed amount of money and the asshole apartment manager tried to harass me afterwards!  The apartment complex wasn&#39;t involved in the lawsuit and had no reason to get involved&#44; makes you wonder if rent prices aren&#39;t fixed by these bastards since they try to help each other...  

In any event&#44; my car got keyed up and my satellite dish taken (the apartment manager gave me a week to remove it - mangled the dish while putting in storage after only two days) while other tenants had dishes in common areas.  

I guess slumlords don&#39;t want tenants exercising their rights given to them in a democratic country.  Move your business to China&#44; if you want to intimidate&#44; harass&#44; and feed antifreeze/lead to people.

Stay away from this apartment complex!!!

dont move here! worst place to live at EVER! there is not even enough parking spaces for all the people that live here. people at night have to live their cars parked behind other cars with their HAZARD lights on all night so they dont get towed. only spots available at that time are the &quot;reserved&quot; spots which you have to pay 40$ a month for and people arent obviously paying for it bc its BULLSHIT! i hate this place and you will too! shitty managment! they dont give a damn about your needs all they want is your money.

The apartment is not bad for the price but so many bug/mice inside apartment. I caught 5 mice in 2 days by putting glue trap.

We were looking for a place as close to the inner loop as possible at a reasonable price. Found 5401 Chimney Rock and we got in contact with Joanna. She was great and I admit that she went above what I would expect a leasing agent would do. She made sure that the process was smooth and swift. And when we entered the home there was a welcome basket! (If that is normal courtesy then its good of them to show it and I appreciate it, because I haven&apos;t read about that in many of the other comments). The place itself is really great as well, there is an in home washer dryer which makes life so much easier. The whole place in general is spacious and I would recommend it to those thinking about moving in to at least come by and take a look at (inside) the units. And ask for Joanna (although seeing the people here I&apos;d say any one of them will do great)

5401 Chimney Rock is terrible. The complex is filled with nasty people, 5 to 6 people in one bedroom apartments. My apartment has had roaches in since I moved in last year. Called the leasing office them lazy bitches did nothing. At the beginning of course everybody is nice and friendly as soon as sign on the dotted line that when all hell begins. Parking you can forget about it. They will try to get you to get reserve parking and pay 40 dollars a month and once you sign up for it you have to keep it until your lease is up. Please do not move here.
