Great community and location. Renewal process was super easy. Maintenance is prompt and the use of the community app makes putting in service requests easy. All units have smart home features. Overall very clean!

The move in was great, everyone so friendly and welcoming me in with open arms. I enjoyed the different foods trucks that comes out to the community every week which is so convenient when you may not want too cook dinner on long tired after work.

Tenants Beware

My experience here at Avasa spring branch has been far from pleasant, & I strongly advise anyone against living here. I do want to preface that the complex is currently conducting a community wide repair, and provided us with a 72 hour notice that they would be accessing our apartments. On 9/11/24 (NOT being the appointed day) while I was in the bathroom, I heard a code being input to access my apartment, having had half a heart attack, I barely made it to the door, still with my zipper & pants unbuttoned as one of the maintenance guys along with a lady barged in unannounced. Frankly, as a woman who lives alone this was one of the most disturbing experiences that I’ve ever had in any apartment complex (not to mention, that this is also a safety concern). The staff looked surprised that I would be annoyed, I mean my heart was only pounding out of my chest & treated me like I was a nuisance in the way of their day. The apartments are nice and I really like the lay out and dedicated laundry room. But the inside definitely has some wear and tear. The office staff is extremely helpful which was a nice surprise from many other communities. The noise level is my biggest issue. Neighbors can be heard all through the night each and every night. Pool noise after hours can also be a bit much. Other than noise, no complaints.

Staff good, living space not so great. I have pretty much said everything in another box, but I am not happy with the overall quality of this apartment for it to be this much, like the tub breaking in, my refrigerator not working on the first night here, the bugs, the effectiveness and swiftness of maintenance (which I do understand that they are working hard to complete things). I also do appreciate the staff, I just wish that this apartment was more thoroughly inspected before move-in.

So after the hurricane, no power and water, an all we received was some notes telling us to wait, took about a week to have all of that back and still no compensation. It’s so funny to think that we have to pay for the week that we dont Even stay there!

This natural disaster affected over 2 million residents in Houston, and we were unfortunately not exempt. Please know that we did not request for the water or electricity to be turned off; these outages were beyond our control. We worked diligently and tirelessly to have CenterPoint come restore both services as quickly as possible, but the extent of the damage to the entire City of Houston made this a challenging process. While we cannot control natural disasters, we do want to help in any way we can. You are more than welcome to submit a claim with your insurance provider or even FEMA for any losses or inconveniences you experienced during this time. Community is great office staff is great. The only concerns are about our units specifically. We have laminate tiles peeling up, messing grout allover the shower, sloppy paint work, we have the biggest one bedroom unit and not only are we shoved in a corner with no daylight. We can barely walk without our neighbors complaining of noise. Would renew here but feel like we’re over paying for what we currently have. We also got a garage that was filthy open getting it.

Wish things would work; smart rent app; elevator. Front leasing staff are amazing I must say. If my neighbor upstairs wasn’t nosey and the elevator and smart rent app would work I would have no complaints. I love my apartment and the location in the city. My view is amazing and I love sitting on the balcony. But just wish things would work; but sometimes things are out of our hands.

Thin ceilings and walls. Security measures are subpar a door doesn’t lock outside of the office. Anyone can access the pool by opening from the inside from the outside. The amenities are nice and the yoga and workout classes are a great plus.

Average. Trash service is not good, and expensive. The surrounding area is too industrial. Need to enforce the rule about picking up after your pet’s waste. There needs to be cleaning of the corridors of every floor at least once a week.

The community is newly built and management has changed since it's been built. The new community management company is reasonable and has plans for enhancing the apartments over time. Since taking over, they have added cameras at the entrance gates, refreshed the grass areas on site, adjusted the reserved parking process/spaces, placed signage for visitors/deliveries to know where they're going, etc. You'll always have your typical apartment complex discrepancies no matter where you go, it's an apartment and you're living with a lot of people you don't know and can't control, but Matthew in the office is always a great help when needed. Maintenance requests are typically completed in a timely manner, they also help keep the grounds clean.
