I’ve been living at Calais Midtown for a month and a half now. I normally wait to write reviews to ensure that I’m able to write the full experience. Touring: The tour was great and the friendly leasing agent is what made me sign at this property. I later realized that I was not given the full details about leasing here. Application Process: This was simple enough. Their application was easy and the response was fairly good. The issue with this is that it took 4 times for the team to send the accurate lease. One of those times was on my end, as I requested that it be amended later. Moving In: I would recommend being proactive when trying to move in and ensuring that you have everything completed. It feels as if it is up to the resident to do the follow-up and ensure that you have the paperwork. I did have to go back and forth with the bookkeeper, as the system was not allowing me to make both payments that they were requesting and was mandatory. The bookkeeper was extremely friendly, but mentioned that it was an IT issue on their end and the issue was not resolved until after I moved in. It’s silly for them to have mandatory double-payment when their system does not work at that capacity. Overall, the rest of the moving process was fairly easy. The unloading for movers was a little unclear and one of the leasing representatives was yelling at my movers that they could not park where they were parked. She stopped being verbally aggressive when I asked if there was an issue from my balcony as I had been watching this interaction. I had previously asked this and they did not mention the other options that we had for unloading. Once again, I would be proactive about asking where exactly your movers can unload. Post Move-In: Yikes, this is where things get rough. Cons: SmartHubs: My thermostat did not work for a month/ The plug has worked for 2 days total out of my month and a half that I have been here. It was up to me to call their vendor when I first moved in, as the maintenance man stated that he had a ton of other work orders to complete and apologized. Lack of staffing: This has been a trend prior to move-in, so I should’ve known. The team always seems to be overwhelmed with the amount of work that is on their plate. The account manager has mentioned this multiple times and has apologized over and over. At the end of the day, this is a business for them, so the excuses for them not returning an email or responding to an issue in a timely manner get old. Packages: Parcel lockers are not enough to cover all the residents. A $200 package was left next to the Lockers because there is no capacity, so beware of that when your order says it was delivered. Management has stated that they are adding more in the future, however, until that happens there are consistent issues with packages. Elevators: These can be non-existent at times.. since I’ve been here it appears that 3 out of the 5 weeks the elevators have been broken. This makes it especially difficult for delivery drivers and/or guests to get up, as the only access to the actual apartment floors are via a different door and require a FOB. If you are an ADA resident and require an elevator or ramps, unfortunately, you may not have access to your home, as there do not appear to be other ways to get up to your unit when the elevators are down besides the stairs. Trash Pick-up: This can be hit or miss. Sometimes the hallways will smell bad because people have their trash out and it is not picked up for a few days at time. I’ve also left trash out during the scheduled times that they provided in the information packet at the time of move-in, so I truly do not know what goes on with that. Parking: They do not tell you at the beginning that this is not free parking.. even for residents. You are required to pay $40 to $45 a month to have your vehicle here and they make no exceptions as you are not allowed to use visitor spots for personal use. On the bright side, they do have visitor parking available. Pros: Noise: My neighbors are nice and respectful of everyone around them. There is normal apartment noise, but it is definitely not something out of the ordinary. Maintenance: The maintenance team alone are insanely professional & respectful. They do not show up on time for appointments if you set one, but this is due to them having too many work orders and not enough staff. At least this is what they last mentioned. Condition of Apartment: My apartment was presentable and they did a fantastic job at cleaning. I highly recommend the first floor with all the windows/balconies and gorgeous flooring. The 3rd through the 4th floor don’t have this, so definitely tour that to see if it is for you. I did enter a few work orders of major things that were wrong like the dishwasher, the dryer, a door falling off the hinges, etc, but the team was pretty good about getting those fixed. The rust in the sinks and fixtures is due to the property being older, so for sure expect that.
