This is my first apartment to live at. I don't have issues with noise; however, the smell of weed is inside the halls and by the pool. I thought I paid enough to avoid this issue. Parking is hard and the maintenance isn't that great.

    Application process was smooth and quick. Christina answered all of my questions and even helped when I submitted for the wrong timeframe. The move-in process was just as easy too. Everything was ready upon arrival and they made sure I was taken care of.

      Manager is awesome here! Maintenance crews are fantastic too! They are Johnny on the spot. No complaints at all! Overall community appearance is very nice. I enjoy the location too. Gym and pool exceeded my expectations too.

        I moved into the 26 @ City Point community in Sept of 2023. The management/property staff are amazing. This community is friendly and quiet. Management is always planning fun things for the residents. I will definitely be living here for awhile!

            Dirty most of the time recently the removed the air fresheners from the hallways so at night smells really bad carpets are stain and the elevator is always dirty along with the glass dooor in the buildings most of the hallways have stains .

              Hi! Thank you for your feedback; it is truly appreciated. We recently replaced the air fresheners with a new vendor and a new fragrance. I would be happy to ask the vendor if they carry our prior fragrance for you. Please contact our office team to let us know which building you live in. We also realize that the convenience of nightly doorstep trash collection can add a temporary smell between set out and pick up. We reinforce that garbage must be in tied bags and inside provided bins to deter odor and leaks, and a service cleans our hallways every Tuesday to remedy any mishaps and natural accumulation from these high-traffic areas. If there is anything they missed, please put in a service request. We love it when our residents care about the community as much as we do. It is a community effort to keep the property looking and smelling beautiful. Thank you for doing your part for 26!

              I've been here approximately 10 months, I love this community, I love the elevator and I like the manager. She was one of the reasons I moved here. On my first visit she was very friendly and it seemed like most of the tenants liked her, she worked hard to make this my new home and she remembers the tenants names.Maintenance request or handle quickly.

                Me and my partner moved here from Mississippi so this was a new experience. This community it quiet and calm, very clean beautifully designed. The amenities pool, clubhouse, gym are top tier in my opinion. The staff provide excellent service from the Property Manager to the maintenance crew.

                  Pretty good. So far. There are some little things though. The valet trash apparently used to be 7 days a week. Now it's only 3? Days. And I never received notice that it was changing. Also don't know what days it gets picked up, so you just see trash in the hallways. Also this isn't the apartment side more of the residences but there dog poop I'm the bark park all the time. It's very annoying, I don't want my dogs getting sick, or stepping in some other dogs poo or myself!

Valet trash collects at your door everyday (except on Holidays). Please contact the office for the rules for trash collect to ensure you are in compliance for pickup.                     Walls are a little thin is about the only complaint. Brittany in the office has been wonderful to deal with. I did a a minor issue with the dryer and the ice maker and both times the maintenance crew was there quick. Overall would recommend just beware there's not much silence

                      26@City Point is a nice safe community. I've not had any issues living here other than I can hear everything my neighbors do inside their apartment. Aside from that I feel safe here and the staff members I have encountered over my time here have been great.

                        Good People, Going on 3 years.Good customer service. They struggle with keeping the dog park clean.With what we pay in pet fees here, they can afford a 3rd party to pick up the dog fecal matter. I believe that current management has interest in addressing the problem. But I believe the corporation has a whole Sherman Oaks doesn't want to invest and what it takes to keep the dog park clean.

                              My complex experience has been overall good. Had a bunch of issues leading up to my move in day. Everything was settled and it has been alright. I did sign a 15 month lease the first time and I had to sign my lease agreement in 5 minutes on move in morning and that was annoying. Apparently it was supposed to emailed but it wasn't.

                                The property is not what it seems. You pay for luxury living and everything is either missing or broken. The security of this property is a joke as things have been stolen out of my garage. There is no sense of can do attitude from office as you have to ask them 5 times to do anything and then they get mad at us when we are upset it hasn't been done

                                  The trash service is unreliable and does not come 7 days a week. If we are going to pay $35/month then they need to show up every day. The vehicular gates need to be regularly maintained. Only complaint for landscaping is make sure the mushrooms are removed for dog safety.

                                      Initially upon moving in everything was great but once the original owners were bought out by Sherman this community has quickly dwindled. The office staff is nothing short of awful. The community is constantly dirty and services are constantly unavailable. Also, other neighbors only had a $50 raise in rent vs me who had a $150 raise each time a new lease was signed. Unfair living standards.

                                            Overall, very positive- I like my apartment a lot, and it's a great space for someone who is living alone. Maintenance and management have always been helpful. I like the gym a lot. I only worry that they'll continue to raise my rent to the point that I'll no longer be able to afford to live here. They raised my rent at the end of my last lease, and I'm getting anxious for when my lease is up.

                                                I would never recommend someone to rent here. They were super nice up until you sign. A few weeks after living there, I realized you cannot get good sleep in between the hours of 9pm-4am due to all the couples arguing and throwing things. After you sign, you mean nothing to management. They will breach your lease and tell you, " sorry for the inconvenience. " They will not get back to you for days. A majority of dogs lately are getting parvo due to them not taking action on all the dog poop in the park and bathroom areas. There is construction going on next to the apartments that will sometimes continue their construction past dark. If you work from home, this is definitely not the place for you. Elevators and gates are consistently not working. They also promote luxury living and it is far from it. They have no security cameras and many cars have been vandilized and robbed. Someone came to me asking about the place because they are looking to move, and I told them to stay as far away as possible. DO NOT RENT.

                                                  Total once price for apartment, but when first months rent due, extra fees not mentioned, so rent was over $100 more. Not in garage I was told I would have. Apartment has paint splatters on floor and cabinets. Phone calls to management are not returned if left on answering machine nor emails answered. New manager wants you to make appt to see her, you just can't walk in and expect to talk to her.
