We moved in May 24th 2010. We were basically lied to about EVERYTHING. The water bills are upwards of 70 dollars a month. Prosper doesn&#39;t own the water pipes so Frisco is cleaning the water and charging the apartments which in turn are passing the charges down to us. The front girls are annoying and look like they should be working in the mall. Vanessa lies a lot. You pay 40 dollars for a gate opener and it never works. Kids everywhere (was told that despite the schools&#44; not many kids live here). The poor maintenance men work at the Mansions also&#44; so don&#39;t expect things to get fixed fast. Bugs EVERYWHERE! Loud construction at 8AM and mowing Monday mornings. Random cops all the time. The &#34;gym&#34; is really tiny. The pool is nasty&#44; small and boring. 

Other than the bad things - I love our unit. The rent is pretty reasonable. Could use some more storage because there is NONE! I like the area and the maintenance men. Neighbors are fine&#44; little loud but nice.

We have lived at The Grand Estates of Prosper for almost 7 years now and have loved every day here. The management team, here is very helpful and understanding, and Mallory the Property Manager is outstanding and one of the best property managers I have met. They just upgraded the apartments with new flooring, dishwasher, microwave and stove. Service requests are done quick and right the first time. We have 3 lakes that get all kinds of wildlife like Ducks, Egrets, turtles, catfish, bass, and more. Property is always kept clean and beautiful, and in three years I have been here as far as I know of no vandalism has happened. This is a safe, fun and over all quiet place to live

These people r absolutely shady and filled with lies!! they will do anything to get u to move in so they get paid!! they r gross apartments full of bed bugs & spiders.... They go around and solicit to other apartment complexes after hours and send flyers in the mail.... They are very unprofessional... if you are $3 short on rent they will try and avict you! After you sign the lease to move in & actually do move in and they get paid for it they will try EVERYTHING in their power to kick you out. This apartment complex is maybe 50 percent occupied me & all ofy neighbors left the day our lease was up! They will make you get on your hands and knees and scrub ur apartment clean even paint it.... then on your move out statement they will still charge you for it all. They tried to tell me i o them $$ for new blinds b.c. mine were &#34;chewed&#34; up.... i got into a huge argument with them & finally made them come show me where they were messed up and they COULDNT!! They said oohh uumm sorry guess not... but hey since we already ordered your apartment new blinds could u still pay us for them.... lol really.... oohh and dont go talk to Jose.... or Rainy... they r a joke and Mallory is a B*****. full of lies DID YOU KNOW THAT 93&#37; OF PROSPER POLICE CALLS R FROM THAT APARTMENT COMPLEX ALSO!!

Worst complex I have ever lived in. I&apos;ve never known &quot;luxury living&quot; to include drive by shootings, break-ins, and drug bust. The management team is worthless and their lack of commitment to their job has made the property a breeding ground for criminal activity. Do your research! Check police reports for aggravated assault on April 5, 2016 and June 2016.

I recently moved into the Estates of Prosper, and I have to say I am highly impressed by the grounds, the apartment, and staff.   

My apartment is beautifully updated with granite counter tops, all wood floors, and a large garden tub!   My apartment is luxurious without costing me an arm and a leg.   

The leasing staff is very friendly and are always there to assist!   I worked with Simon who was hilarious and efficient.  He respond to my e-mails quickly.  Miranda was also there to assist when he wasn&apos;t available.  She  and him are a dynamic duo!  I even got a bottle of wine and welcome bag at move in.  

Carla is the Assistant Community Director.  She takes the time to send out friendly &quot;rent due&quot; reminders every month.  There is also a community yard sale e-mail blast that goes out from residents wishing to sale items. 

I&apos;ve only been here a short while,  but I have to say I&apos;m glad I moved here!!

I have to say hands down the Estates  of prosper is a excellent  community to live in, the management staff is Amazingly Welcoming

I will say what sold me on living at the Estates of prosper is that it&apos;s Gated and very Safe !

My first time living in an apartment and they, the staff, property manager Hyang, Regional VP, Mary Beth and owner Carol Cicero have made for certain this will be my last. Poor Management, Poor Maintenance, No follow through, no emergency process in place, playing with residents lives and health. Do not waste you time, roach infested, unkept property. The picture they paint is beautiful but up-close you can see all the flaws and lack of maintenance and cheap upkeep. They lie, they deceived me! All they think about is you paying your rent whether your apartment is livable or not. Mixed type of blinds, mixed faucet handles, damaged doors, poorly insulated. I moved in and the apartment was infested with roaches. Their maintenance man John told me they knew the apartment wasn&apos;t ready, he told them but they moved me in anyway! I had to exterminate my self and clean up dead bug. I took the bag with dead bug to the front office and put it on their desk! I had a one year lease, I have only lived in the apartment I leased 6 months due to problem after problem! Don&apos;t waste you time, it is not worth your health, not your sanity of the lies and back and forth with their BS! I have so many pictures I could upload!

This place is absolutely gorgeous, if I died and went to heaven and told this is my apartment for eternity I think I would be very happy. The neighbors are friendly and I like having a great view from my balcony. Being right off Coit is very convenient. No problems so far!

I just moved in from Louisiana . Truly It was little stressful deciphering where, however, visiting on my 1st apartment shopping, chatting with Jasmine at Orion seriously she walked me thru & showed me everything, answered all my questions and really made me very welcome from then on the process was soooo smooth. Very cordial nice and friendly there! Home safe Home!

I have lived here a year and I can honestly say I love the amenities. I like to walk around and see the wild life and meet a lot of nice people. The staff is super friendly and the maintenance team works fast and fixes problems within the same day.

It has been fabulous so far . Great neighbors and quiet at night . Dog park and pool nice to have . The staff and maintenance are 5 stars .  The ducks are fabulous and fishing is off the charts !!!! Great place to live .
