This apartment has a nice and clean facility but the best part of all is the staff. Whenever i have any problems, they always get it done in a very timely manner with updates. The staff are always open to listen for complaints or issues and get them done even though there wasn’t a lot of them.

My daughter and I just had a tour with Gabby of the amazing building. She was so detailed in her tour. It was absolutely genuine and very helpful in my daughter‘s decision to live there. I’m happy to say she will be living in a beautiful environment with amazing amenities and what appears to be a great management team.! Gabby was wonderful thank you so much!

My Humble Abode…

I am an unmarried professional who has worked all around the world. In each of these locations I generally end up in an apartment for my term there. The Modera Six Pines has been one of the most pleasant residential experiences I have been involved. In. It truly boasts the nice and relaxing country feel, while literally being minutes away from all the big city conveniences. Moving here from Los Angeles, Gaby was very helpful via email and phone prior to my arrival. Upon arrival, I entered this grand space flanked by the leasing office with a gourmet coffee machine and plenty of seating to relax and enjoy. It was even nicer than the pictures available on the website. Gaby gave me the grand tour, of which I was no less than impressed. This community is filled with amenities, the useful type, not the ones no one uses or even cares about. I quickly decided this is where I wanted to be. The leasing process was seamless, straight-forward with all aspects plainly stated and explained in great detail. I’ve now been here nearly a month, the time has passed quickly, I have used most of the amenities at least once, neighbors are amazing and the staff is second-to-none. I would highly encourage you giving Modera Six Pines a look of you’re in the market, you won’t be disappointed!

Great place to live!!

Modera Six Pines was my home for almost 3 years. I recently ended my lease due to work relocation, but living at Modera Six Pines was truly amazing!! The manager Melissa is such a wonderful person and makes you feel welcomed. Melissa and her entire team made it living here such a wonderful experience. If you’re looking for a new place in The Woodlands make sure you stop by, you won’t regret it :) the community is kept cleaned and the amenities are great! I never had any issues living here. I am definitely going to miss this place!

Modera six pines move in

I live here now for 3 weeks and everything is good and the people are helpfull and kind. The pool and gym are both really nice features of the building. The staff helps a lot to make the move in as smooth as possible.

Modera Six Pines - Best Apartment Complex in The Woodlands, TX!!!

I am so proud to be able to call Modera Six Pines "Home.' It has been over 25 years since I lived in a such a beautiful apartment complex. The minute I walked into my unit in September 2023, I as instanly sold on it. I truly love my apartment w/ double balconies facing the pool. All of the residents I have met here are tremendous people and all of the staff at Modera Six Pines always provide exceptional customer service. I signed the longest lease I could but I am so happy here, I might be living here for the rest of my life. Thanks to all the Modera staff for always providing a warm welcome several times a day while I walk my dog. I also greatly appreciate everything you have done for us here at Modera and thanks for always being so sweet to my dog.

IMPORTANT!

Attention to those who want to move and those who want to extend their contracts!! First of all, I am not satisfied at all with this site where I have been living for 7 months. We are faced with a manager (Melissa) who knows nothing, is disrespectful, and lacks professionalism. We wake up at 2-3-4 in the morning because of the noise from our upstairs neighbor, and the manager says she can't do anything about it. In fact, she even says she can make noise at 2 or 3 in the morning if she wants to. So, is there no consequence for this behavior, or when I say I will make noise too, she threatens to report me to the police. She's trying to threaten me, but she's targeting the wrong person. The most disgraceful management I've ever seen in my life. Before moving here, read my review. You'll sign a 12-15 month contract and if any problems arise, they'll just say we can't do anything and ignore you. Don't fall for their initial smiling faces, they're like bats, far from humanity. I can't wait for my contract to end. By the way, the parking lot is not safe at all, you may wake up one morning to find your car windows broken and your tires stolen. In short, do not, I repeat, do not move here, I highly recommend One Lake Edge for best Management,best location,best price and best quality !

Best Residential Complex in The Woodlands

The staff at the Modera have been awesome and always happy to see us! The property is new so everything smells pleasant and fresh. The location is perfect and so close to shopping, dining, work and play activities. And the best part is the new Lifetime Fitness just opened next door and is just steps through a gorgeous water fountain plaza from your front door!

Great community!

The application and move-in process was very easy. All the staff at Modera is super friendly and made us feel very welcome. Without a doubt it was the best choice. Our apartment is in excellent condition, all brand new!!! The amenities are great and the community is very quiet and conveniently located.

Worst Experience - Stay Away

If you value your time, energy, and money, stay away from this place while ------- is the community manager. How many residents is she going to try and/or evict before someone puts a stop to this?! The amount of residents receiving letters from “HooverSlovacek” law firm regarding reviews they have left on some platform regarding ------- or some minor infraction you’ve committed in -------’s mind is ridiculous!! She is weaponizing her position as community manager to really harm people’s lives and she’s a very dishonest person! She is giving out evictions like ----- gives away cars! “You get an eviction” and “you get an eviction!” This is the 7th person in the past 3 months to either receive an eviction letter or terminate their lease because of ------- and no it’s not because they didn’t pay their rent. There have been an additional five resident's who have received letters from her Attorney stating if they didn’t like living here and had any complaints regarding the community managers behavior they were free to pay early termination fees and leave instead of actually resolve the problem. I have never seen anything like this before! I am curious to how this place even makes a profit with this type of turnaround with tenants. She is really harming peoples livelihoods and I’m completely baffled by this. Someone in the office should report her because at this point they are just as bad as she is by allowing this to continue. Shame on everyone allowing her to treat tenants this way!!

Wonderful apartment

The staff is wonderful here !! Loving all the amenities the apartment !! They do a very good job at keeping them all clean!! When there is a problem someone comes to fix it so quick!! The apartment is also very close to shopping and restaurants !

Easily the best community I’ve lived in!!

This is honestly the best community I’ve ever lived in…for several reasons Firstly, the gas stove….which is huge for me, because I cook ALOT Tons of cabinet space, bathrooms are setup perfectly, Lifetime Fitness opening across the driveway….I could go on I love the staff…Chris, Kelly, Luca and Eddie are all wonderful and top honors to the manager Melissa It is extremely refreshing to have a manager that actually cares I’ve been in different communities where this was NOT the case and ultimately the quality took a nose dive Never any communication or follow up about anything…not even when my vehicles were stolen. So the fact that she is so involved is such a relief I really hope they keep her around to keep this community as beautiful as it is…or at least until my lease is up Lol. Overall, i really love it here, and I give Modera Six Pines and the entire staff a 10 out of 10

Great customer service!!

I would definitely recommend Modera Six Pines to anyone looking for their new home. The leasing office is always so professional and friendly as well as the maintenance team. I recently had an issue with my AC and the maintenance team went above and beyond to get my AC back and running.

Beautiful Property and Great Staff!!

I was one of the first residents here at Modera Six Pines and I would like to say my experience here has been very enjoyable. From the day I moved in, I felt very welcomed by the staff. Till this day, every morning I walk my dog and he cant wait to see everyone in the office! They're all super friendly and truly care about any concerns I may have. Any maintenance issues I have had in the past were always corrected pretty fast. In regards to the below comments about the property manager, I would just like to just say Melissa has been nothing but a blessing to the property. She tries her best to keep the property at its best. She has been very kind and welcoming from the day I moved in. Anytime I've had any concern, she is always glad to help me. Don't let the reviews below stop you from making this place as your future home. I definitely would recommend this complex! I absolutely love my apartment! Honestly, sounds like the people who are making those reviews just don't like when the actual rules are enforced.

I moved in 3 months ago. Two weeks after I moved in, a maintenance guy tried coming into my apartment without consent. This happened on multiple occasions with different maintenance men who admitted to trying to come into my apartment. Without a work order, or without my consent. Sometimes several times a day I would see my door knob turn. I got a professionally trained dog for my protection, (and have documents of his training) who when he hears someone outside of my door, barks. When maintenance saw my dog, he told me my dog wouldn't do anything if someone came into my apartment. I told management about this, and she told me to keep my doors locked, as they will not do anything about it and they continue to work here and they also live and still continue to live in the premise. I work from home I am with my dog 24/7. The times I am out, I watch him through a camera. I know all of my neighbors next to me and they have told me my dog never barks and does not bother them at all. They are now threatening me with videos standing right outside of my door, provoking my dog to bark, and then saying it is causing disturbance to the property. Then threatening to sue me and send me their fees. Management then tells me that the maintenance will come "up to my apartment" to see if my dog is barking, and then informs me that he lives here. I do not feel safe at this property, as they have been harassing me since I moved here and management has done nothing about it and clearly has no concern about the safety of the tenants living here and they will not let me out of my lease.

I LOVE IT HERE!!

Aside from my noisy upstairs neighbor that has now moved out, I LOVE IT HERE! The property is so beautiful, we are literally down the street from the police department and just minutes away from the mall, outlet stores and fun activities. The staff and maintenance team have done an excellent job maintaining the property, responding to our requests timely and keeping us comfortable. I have enjoyed my stay thus far and this may be my best apartment yet!

I love this place and my home!

I love this place and my home! The office staff is great and they are so knowledgeable and friendly. They made my decision to move here easy. I just met the maintenance guy and he was great and funny! The building is beautiful and always clean and smells amazing. My neighbors are all so friendly and my dogs have enjoyed meeting other dogs. As stated before, I love this place and my home and will be here for a while longer!
