Office staff is sub standard&#44;very nice when you sign a lease&#44;very rude after they get your money.They will not return phone calls and  tell you that they are with tenants and will not answer the phone. BULL .LIE LIE LIE! They make sure they answer their private cell phones with tenants there and the office phone also.I just hate going in to the office because if you have a problem they will argue about it and inform  you will have to talk to the manager. They removed the night drop box &#44; I asked the front staff why and was told they just did. They fine for everything but only enforce what the want to.Tired of seeing junk cars in the parking lot.Have never had maintenance issue that was not resolved ASAP &#44; Excellent! you must call maintenance to get work done &#44; not the front office the just do not care about the tenants.

I&#39;ve lived here for three years and cannot wait to move. Garbage is EVERYWHERE and the rent is too high for the age of the apartments. The only thing good about these apartments is the location. There is a mold problem in the apartments and when asked to have the repair it&#44; they do patch work. Everything is CHEAP. Not worth the money. Don&#39;t come home after 7:00 p.m. and think you&#39;re going to find a parking space - NOPE! And if you want a parking spot&#44; you have to PAY for it! And the washer and dryers provided are from 1985 - NOT EFFICIENT.

So far we have been very satisfied with our apartment at Villages at Kirkwood. We have lived there for 7 months now. It is large enough and receives a lot of light, which is important to us. The complex is quiet, safe, and mostly well kept. Maintenance calls are taken seriously and resolved promptly, even they replaced the refrigerator by a brand new one on 2nd complain about the ice maker. Admin staff have been always kind and willing to help with a smile.  Amenities are just what you get used to expect - a basic gym & pool, dog area. Landscape well groomed. Parking space could be better, but I think that is a common problem in communities alike. Location is a great factor: close to supermarkets, good restaurants, movie complex, stores - while Murphy Rd with all kind of service shops is just around. Quick access to Alt-90 and 59 makes your trip to Sugar Land or Houston a breeze.

This community is very well maintained and the staff is very friendly. The neighbors are also all so friendly but there are some who don't keep track of their pets potty. But overall the apartments are well maintained themselves.

The apartments are nice, older but well kept. The rent is high with many fees you can not avoid. Staff is nice. Overall I give this community 5 stars. The area is clean, quiet and convenient to stores

The apartment I was shown is way nicer than the apartment I actually moved into. Upon move in there are quite a few things that are dirty & damaged. Upon looking at the resident portal it seems as if they have a roach/ant problem & I have seen roach bait/gel since move-in. I am confident that they will fix the issues. Other than that, the property is well kept, secure, quiet and I love the smart apartment technology.

Quiet, inspite of the traffic. Well lit up in hallways and walkways at night. Security is not provided as advertisement and Potholes need filled throughout the parking lot.

I'm unhappy on the speed of which service or other tenant issues are resolved. Also upset when water changes occur due to unplanned fire department testing or usage and no bulletins are announced. The front desk should arrive to keep tenants aware of any changes that occur before or after their normal work hours, and tenants should expect to receive a notice of ANY water changes.
