I recently moved into the Villages at Kirkwood not even a year ago&#44; and starting to question my decision. The complex itself is nice and very quiet&#44; however management is HORRIBLE!!!!!! Talk about just RUDE!!!!! The assistant mgr --- has to be the most NON ACCOMODATING person!!!!! Not only do other residents complain but&#44; the staff complains also. Makes you really wonder who is really in charge & why they would have someone who has absolutely ZERO customer service skills working with others. 
First off&#44; you can never reach anyone on the phone & waiting on a call back is just like waiting to be called on for a sweepstake. You have to continously call & hope you are able to reach someone. 

Again&#44; the community is great&#44; however management definitely needs to make the proper and necessary adjustments in order to meet customer satisfaction.

Would NOT recommend this complex with the lack of Customer Service with Management!!!

I&#39;ve lived here for three years and cannot wait to move. Garbage is EVERYWHERE and the rent is too high for the age of the apartments. The only thing good about these apartments is the location. There is a mold problem in the apartments and when asked to have the repair it&#44; they do patch work. Everything is CHEAP. Not worth the money. Don&#39;t come home after 7:00 p.m. and think you&#39;re going to find a parking space - NOPE! And if you want a parking spot&#44; you have to PAY for it! And the washer and dryers provided are from 1985 - NOT EFFICIENT.

So far we have been very satisfied with our apartment at Villages at Kirkwood. We have lived there for 7 months now. It is large enough and receives a lot of light, which is important to us. The complex is quiet, safe, and mostly well kept. Maintenance calls are taken seriously and resolved promptly, even they replaced the refrigerator by a brand new one on 2nd complain about the ice maker. Admin staff have been always kind and willing to help with a smile.  Amenities are just what you get used to expect - a basic gym & pool, dog area. Landscape well groomed. Parking space could be better, but I think that is a common problem in communities alike. Location is a great factor: close to supermarkets, good restaurants, movie complex, stores - while Murphy Rd with all kind of service shops is just around. Quick access to Alt-90 and 59 makes your trip to Sugar Land or Houston a breeze.

This community is very well maintained and the staff is very friendly. The neighbors are also all so friendly but there are some who don't keep track of their pets potty. But overall the apartments are well maintained themselves.

The apartments are nice, older but well kept. The rent is high with many fees you can not avoid. Staff is nice. Overall I give this community 5 stars. The area is clean, quiet and convenient to stores

The apartment I was shown is way nicer than the apartment I actually moved into. Upon move in there are quite a few things that are dirty & damaged. Upon looking at the resident portal it seems as if they have a roach/ant problem & I have seen roach bait/gel since move-in. I am confident that they will fix the issues. Other than that, the property is well kept, secure, quiet and I love the smart apartment technology.

Landscaping well maintained.
Quiet, inspite of the traffic. Well lit up in hallways and walkways at night. Security is not provided as advertisement and Potholes need filled throughout the parking lot.

I'm unhappy on the speed of which service or other tenant issues are resolved. Also upset when water changes occur due to unplanned fire department testing or usage and no bulletins are announced. The front desk should arrive to keep tenants aware of any changes that occur before or after their normal work hours, and tenants should expect to receive a notice of ANY water changes.
