CAUTION TO FAIRFAX RESIDENTS, STUDENTS, and PARENTS
I am writing this review to caution George Mason University students, parents, and Fairfax-area renters who may be considering The Main on University. This property is managed by Cardinal Group Companies, a nationwide student-housing management firm. Based on lived experience, the problems at this property are not isolated incidents or growing pains but appear ongoing, structural, and tied to management practices. It is widely understood among residents and even staff that this building looks appealing in photos, tours, and marketing materials, but the reality of living here is very different. This is not speculation; it is an open secret. While advertised as luxury, amenity-rich student housing, the day-to-day experience does not match that description, especially given rent ranging from $1,400 to $1,700 per month. In practice, the environment is closer to tightly managed student housing, comparable to dorm-style living, without the reliability, privacy, or support one would reasonably expect at this price point. As a student renter in 2025, I was unable to reliably complete academic work because there was no functional Wi-Fi for the entire duration of my tenancy, despite internet service being a core advertised amenity. Multiple technicians, including a building engineer, confirmed that the issue was caused by faulty internal wiring related to rushed construction and poor oversight, not user equipment. Residents were repeatedly told that repairs were forthcoming, sometimes for months at a time, yet no permanent solution was ever implemented. At various points, explanations changed, but the underlying issue was never resolved. At one point, a repair technician used my personal phone, removed it from my apartment multiple times, and asked me to assist with troubleshooting. This situation was inappropriate and underscores how unprepared the property was to address known infrastructure failures that had already been documented and acknowledged internally. Beyond internet issues, the building required frequent and ongoing maintenance visits due to recurring problems, including plumbing and bathroom leaks, electrical issues, broken or low-quality furniture, malfunctioning bedroom keys, access problems, and elevators being out of service. Furniture quality was poor and prone to failure. Basic furnishings advertised during leasing were missing or delayed. Several amenities promoted during tours and marketing were not available at move-in and only appeared partially later, if at all. Administrative and leasing issues were also common. Leases were mixed up, communication was inconsistent or contradictory, and billing increased beyond what was originally signed for, often without clear explanation. Despite housing a large student population, security and access controls were inconsistent, and noise and policy enforcement were uneven. I rarely went more than a short period without needing to contact management or maintenance, or being contacted because another issue had arisen. The only consistently positive aspect of this property was the maintenance staff. They were professional, responsive, and clearly doing their best within a system that limited their ability to resolve root causes or authorize permanent fixes. Management frequently shifted responsibility between on-site staff and Cardinal Group’s corporate offices, leaving residents without meaningful resolution or accountability. It is also relevant context that Cardinal Group Companies has faced significant tenant litigation in other states, including a publicly reported $13.5 million jury verdict in Colorado related to habitability and misrepresentation at another student housing property. While circumstances vary by location, this history is important for prospective tenants and parents to consider when evaluating how the company operates. There is also a strong emphasis on giveaways, prizes, and social media promotions, and residents are encouraged to leave positive reviews in exchange for gifts. This helps explain why some online reviews do not reflect daily living conditions. Among residents and staff, it is widely understood that the property presents well externally while suffering from serious internal deficiencies. Prospective renters and parents should not rely solely on marketing materials, online aesthetics, or proximity to GMU when making housing decisions. Carefully review lease terms, document all communications, and thoroughly research Cardinal Group Companies before committing to this property.
