My honest take on the community-
-Its very dog friendly, and they have dog bag dispensers/trash cans which are rarely if ever out or full. There is a dog park which is lit 24/7.
-Maintenance is fairly good, and on the whole will fix them problems you may ever have.
-The grounds are sorta paradoxical. On one hand the area near the club house is extremely nice and well maintained, but even a walk through the community and you will find trash and debris, especially in the main pond. Which looks nice from a distance but is absolutely filthy up close.
-The rent is fairly decent, with the benefits. They do have a few hidden fees which other apartments dont have which up the cost a bit. The trash service and pest control fees are okay (even though I had a problem with bugs at one point and they focused on my building the next week, which i feel is a good response, but if I'm paying monthly I shouldn't have to do). The entertainment cable fee is probably the dumbest fee. Who in their right minds wants basic standard non-HD cable in 2017 for $45 a month which you cant opt out of. Don't buy the it is also for the website upkeep bull, that is free at every other place I've lived and have seen better.
-There is a laundry room, the card to use the facility is completely mental, forcing you to have money order or go directly to a manager in the office to load through the website. Why can you not just load yourself and charge the card online or have a machine in person for late night washes? Also you can only use money orders to fill on sunday because, I dont know.
-The people in the office are nice.
-The pool stays open pretty late which is cool, and the gym is 24 hours.
-The community desperately needs more sidewalks, and possibly a sidewalk around the pond.
-There is lighting around the community at night, but not very much, Which is both good and bad, there are definitely a few spots more lighting would be nice (like the road near the pond)
-The tennis courts are in Fair condition, but I dont play and I dont think they get much use, but they are there which is a plus for some.
-The dumpster is in front of the office so if you live in the far back you have to transport your trash a bit, either walking it over or driving it over (which can suck if you dont have a truck).
-This community does NOT recycle. Which is stupid in 2017.
-This community is Comcast only due to an agreement by the complex. The internet is decently fast at 200mbps, but I guarantee it could be faster and cheaper with competition, and also most times the service at comcast sucks, plain and simple.
-Last I'm gonna talk about water. The water bill here is absolutely insane. I live alone, shower for 5 minutes a day and run the dishwasher maybe twice a week. My bill is about $45 a month. The water bill is shared throughout the community with a single meter. There ARE water line leaks throughout the community, one you can actually see feed directly from a crack in the pavement into the drainage to the lake. The apartment complex has been told of this by me, no response with complete and total apathy from them (I mean why would they, its not their money they are wasting, and fixing the pipes would cost them money. This is ------.)
Ultimately, I would recommend this community. There are some serious problems here, some can be easily fixed, others management might have to spend some money and time to fix *gasp* Even though its a mixed bag, the people are friendly, the benefits are nice, and I happen to like the apartment on the whole.
