Nice New Apartments, But Still Some Drawbacks to Consider
I recently toured Pax Place at Cascade in Sterling, Virginia, and came away feeling like the community has potential, though there are still a few things worth noting. Starting with the positives, the units appear to be brand new, which is appealing since no one has lived in them yet. The layout is more like stacked condo-style apartments, so you will either have someone above you or below you. Each unit includes a private garage, which is a nice feature. The garages are very long, but they are extremely narrow. If you drive anything larger than a typical sedan, such as a larger SUV or truck, parking inside could be very difficult. One thing we noticed is that there did not appear to be dedicated visitor parking. Guests would likely have to park in nearby retail lots intended for restaurants or shoppers, which could be inconvenient and potentially risky if parking enforcement is strict. The alleyways behind the garages are also somewhat narrow, which may make maneuvering larger vehicles a bit tight. Many of the units overlook the pond, which is a really nice feature. The view is peaceful and would normally be very tranquil. Unfortunately, during our visit the entire perimeter of the pond was covered with litter. It’s unclear whether this is from ongoing construction nearby or debris washing in from elsewhere, but it was disappointing to see and hopefully something management addresses soon. Inside the units, the bedrooms are a little on the smaller side, but the primary bedroom should still accommodate a king-size bed with two nightstands. The stairwells are somewhat narrow, though with some planning it seems like furniture could still be moved in without too much trouble. One odd design choice is that the showers do not include built-in niches or shelving for soap or shampoo, so you will likely need to purchase a shower caddy or organizer. The finishes themselves looked nice overall. The area around the development is still being built out. A lot of the amenities featured in the marketing photos are not actually present. There is currently an amenity fee of about $150 per month, but the only amenity available is a pickleball court. There is no gym and no pool at this property. Overall, Pax Place at Cascade seems like a community with promise once the surrounding area is more complete. For now, we are still reviewing our options, but it remains a possibility.
