The web site is well-maintained and easy to use. The rental office staff is professional and polite. I love my new apartment, my screened porch, the new carpet and upgrades throughout. The location is ideal for me, and I have lived in the area for over seven years.


This is a rebuttal to the  Anonymous  posting on 6/1/2013 regarding Rose Hall Apartments in Virginia Beach.

1.  I have lived on this property for just shy of two years and have come to believe that this property is by far&#44; one of The Best in the area.  The grounds are meticulous; the common areas in each building are VERY professionally cleaned by the property Cleaning Staff.  The Office Staff is Completely Competent!  The Maintenance Staff go Above-and-Beyond!   YOU should have vented directly to the Manager- - - NOT posted your feelings on line!  Normal way of doing it...
2.  Shame on you for bashing an employee of this company.  Perhaps&#44; if you had an issue&#44; you should have addressed Your ISSUES directly to the Property MANAGER instead of throwing any employee  under all 18 wheels of the Semi!  Employees are Rental Agents&#44; etc. . . Property MANAGER is just that -- THE Manager of the Property.  
3.  Though some of us have opinions regarding the dress codes these days&#44; that&#44; however should not factor in the ability of the employee to perform his/her job!  
4.  Some units have screened-in porches.  When you signed your Lease&#44; you should have read the do s-and-don t!  It clearly states what you can and cannot put on the porch.  How would you like to live on a property where tenants hung their  laundry  out on a porch where it can be seen by others?   I surely do not!!   Additionally&#44; the difference in the rent from the one-bedrooms and the two-bedrooms is $30.
5.  Many properties do not have washers/dryers within each unit.  The fact that Rose Hall provides them on the first floor in each building&#44; to me is a Major PLUS!   If you did not want to use the washers/dryers in the building to take care of your beach gear after visiting the pool&#44; perhaps you should have taken it to a Laundromat!
6.  With regard to security issues and rules about having to pay twice   Should have addressed this with the Manager and not gone world-wide with your unsubstantiated comments!  
Rose Hall is such a lovely and incredibly secluded property . . . away from the highway noise&#44; etc.&#44; with many&#44; many lovely trees throughout the property.  It&#39;s like living in a park!  I certainly recommend it to others!


I lived in Rose Hall for a year and a half.  I love the place! Its soo quiet and the people who lived here are all friendly.  my neighbors were real cool too.  The fitness center is pretty big and has everything I needed without driving to a gym. Some days when I get off late&#44; I run at night past 11pm and still feel safe. I never had an issue with noise complaints.  The best part in the summer time is hanging out on the balcony all day without getting bitten by mosquitos because they are all screened in.  They have BBQ grilled layed out everywhere for use near all the units.  Joe&#44; Ashley&#44; and Christine really keeps the place running smooth. It&#39;s like clock work for the Engineers and house keeping staff... they are always running around&#44; keeping busy. Anyways&#44; I would suggest Rose Hall to everybody and my friends. If it wasn&#39;t for the ARMY&#44; I wouldn&#39;t have moved... but if I do happen to get stationed here&#44; I&#39;m coming back.

I miss this place already...

I&#39;ve known about Rose Hall Apartments ever since I was a little kid.  I grew up right across the street.  I&#39;ve always come to know Rose Hall Apartments as a very quiet&#44; secluded&#44; relaxing&#44; and beautiful residence.

The first thing you notice about Rose Hall is how beautiful the landscaping is.  They have a wonderful crew that does a marvelous job on everything.  Walking out from your apartment to your car to go to work is a really enjoyable experience.  Plenty of shade too!  There are benches located here and there surrounded by beautiful flowers and plants&#44; luring you to sit down and relax.  By the rental office there is a magnificent fountain with benches and foliage/flowers surrounding it giving a nice center piece to the heart of the complex.

The apartments themselves are designed wonderfully.  I found there to be more then enough closet space in a 1 bedroom.  The bar joining the kitchen and living room also adds a wonderful flair for entertaining.  On moving day&#44; I walked into a clean fresh smelling apartment.  There wasn&#39;t dirt anywhere&#44; and everything looked brand new.  On the move in inspection sheet&#44; I hardly had to indicate anything.

The maintenance crew here is ON TOP OF IT!  If something goes wrong&#44; they are faster than you would expect to stay in contact with you and fix the problem.  You never see maintenance idle.  They are always working hard keeping the complex beautiful and fully functional.

Now&#44; the staff...  Who would have thought that going to pay rent would be a pleasurable experience.  Everyone in the rental office is a pleasure to do business with.  Always bright and smiling faces&#44; always eager to help with any problems you may have.  They genuinely care about your residency at Rose Hall.

I was sad when I had to leave Rose Hall&#44; I would have preferred to stay.  It has been the most pleasant apartment living I&#39;ve ever been exposed to.  I had to leave because we had two loving cats that we couldn&#39;t bear to be separated from any longer.  Luckily I had a friend who was eager to watch them while were were staying at Rose Hall.

I&#39;ve looked at several complexes in the Virginia Beach area.  When it comes to parking availability&#44; cleanliness&#44; beauty&#44; quiet neighbors&#44; fabulous staff&#44; and ammenities; Rose Hall takes the cake on all of them.

I definitely recommending stopping by here if you are looking for a new apartment to see everything this place has to offer.

Wonderful Place to Live

I moved up to Virginia Beach from Texas because my husband was stationed here. (Navy) I looked at about 15 different apartments before I made my final decison and I moved to the Rose Hall apartments. I&#39;ve lived here for a month now and I absolutely love it. I love the fact that the apartments are very secluded from the street and its so peaceful here. I&#39;ve never had a problem with noisy neighbors. My husband came back from his deployment February 1st and when he came home to the apartment he loved it! We live in a 2 bedroom&#44; 1 bath and I love the layout of our apartment. We have a screened porch with a beautiful view&#44; very good size living room and probably one of the biggest kitchens I&#39;ve ever seen in any apartment. The gardens are very well kept and really just the whole apartment complex. When I first moved in I was very concerned about getting laundry done because they only have 1 washer and 1 dryer for 8 apartments but I&#39;ve never had a problem at all. People pretty well spread out through out the week and you can always get laundry done. 
We&#39;ve already had some friends over and they said if they had known about Rose Hall they would have moved here!

I LOVE LIVING HERE!

I fell in love with Rose Hall the minute I drove up! It is in a great location! It&apos;s so charming and the apartments are beautiful inside and out! I&apos;m in a newly remodeled apartment and I love it! The staff at Rose Hall is amazing!! Janelle is so friendly and helpful! I don&apos;t know what I would have done without her! Rose Hall is also pet friendly, has a pool, and a 24/7 gym. I would recommend Rose Hall to anyone!

Virginia Beach Best Kept Secret
Moving out of Rose Hall Apartments one year to the date was a very hard thing to do (because of business reasons).  I have lived in the US and Canada far and wide so it is very important where I live.  It has to be safe and a cozy place I can call home. I prefer a place that is small, not a prefab monster cardboard box with all the bell and whistles of a hotel. And the crazy behavior with living in these types of environment. 
When I walked into the door, I knew this was it.  My 2 bedrooms with the large private screened porch (9&apos; X 12&apos;).  My second living room!!! Updated kitchen and bath with wood floors, marble counter tops, soft close cabinets and new appliances. 
The grounds are pristine. The maintenance staff is available and quick to any of your needs. The management staff is professional and welcoming.
If I have the opportunity to move back to the Virginia Beach area, Rose Hall will be my home again.

These are literally the best apartments in VB. It is located in a historical district which means they have to maintain a certain historical look and keep up with grounds really well. We have been here a little over a year and throughout our time here they have upgraded the washer dryer, dog park, fitness room, pool furniture, etc. every month they hold tenant thank you parties with ice cream, food, freebies, etc. The complex has brand new kitchens and bathrooms. The rooms are huge and they allow pets. The staff is wonderful and helpful. My neighbors don&apos;t bother me bc the walls are thick. They have a saltwater pool. When ever I have problem they fix it within the hour. Basically this place is a gem.

I originally moved here in July 2011 and left in 2019 (for two years).  SOOOO glad to be back.   This is an incredibly quiet, private and lovely property.  Well concealed from the highway and traffic, quiet, quiet, quiet.

Though my year is shown as 2019, let me state that I first moved here in 2011.  I remained until 2017, when I thought moving to a 55+ Community would be a good thing!   NOT!   I moved back in 2019 and have been "Over-The-Moon" Happy since returning.  Quiet, private and secluded,  this is an absolutely lovely property to reside at.   Management and staff couldn't be any better ... always at the ready to take care of any minor "issues" very soon after being notified.  If/When anyone asks, I always tell friend (and others) that Rose Hall is The Best Place to live at!  I'm Happy to be Home!

I would avoid this place at all cost. They don't care about anyone or anything except getting your monthly rent. They claim to be a smoke free property and people smoke wherever they want. They allow residents to leave trash outside on the sidewalk for hours or sometimes even days. They don't do anything about excessive noise, even when the police are involved. They allow tenants to leave stuff all over the common areas inside the building. I have fallen over stuff multiple times and nothing was done. No one even cared. They also allow residents to take up multiple parking spaces with either their vehicle or their "stuff" all over the place. Don' t be fooled like I was. It looks nice, and the office ladies will make you think they care, but trust me all they care about is your rent check clearing on time.

We are Extremely Satisfied with the Rose Hall experience , we previously lived in Chicks Beach. There the staff was unresponsive, the grounds were overgrown. At Rose Hall the grounds are mature and expertly maintained, we were sorry to see the Spruce trees taken down. Our Apartment is larger here and we have a Screen Porch. As I am a Construction Manager who builds Screen Porches ours is special. When the corner posts of the porch needed to be replaced the repair was done professionally and with minimum disruption to us. Rose Hall is a very socially friendly area. Everyone is so polite. It is a breath of fresh air living in a place like Rose Hall.

I moved into the Rose Hall Apartments June 2017. I have always liked this apartment complex. I had friends who lived here over the years and I thought it was just fabulous. As far as I know it's the only apartment complex that has a 9 x 12 screened in porch. When I sold my house I looked at some apartments closer to the beach and I just could not find one that I really liked. Then all of a sudden I thought of Rose Hall. I told my friend who was helping me find an apartment let's go see Rose Hall, almost forgot about them. We came and talked to the resident manager as she showed us some apartments. I told her I wanted a two bedroom apartment upstairs. Everything went fine for the first three years. Little disagreements but nothing major. The last two years is when the issues started.The first issue was my front door. The door kept scraping against the carpet so I placed a work order. The maintenance personnel came out and tried to correct the problem. Well that did not work out too well. He got really upset with the door. He yanked on the bottom part of it and tore part of the facing off the front of the door. They got me a new door but they could not set up properly. I could look through the crack between the door and the door facing and see the lights on in the hall. It may have been a fire rated door but it would not
stop a fire from coming in. Finally after six months or so I explained to the manager that I read the fire code and I was calling the fire marshal for the City Of Virginia Beach.  After about five or six months they had another maintenance person and he fixed the door.
In 2019 I had another major problem. I want to tell you about my porch, I live on the second floor and I am not facing another apartment building. I do not have any trees to block my view. It has one of the best views of any apartment in this community. When I set this up in the summertime with my furniture and my plants it is so beautiful to sit out here. After about two years they had to replace the carpet because it got so wet it was mildewing. My porch is facing east. The 4x4's that run out for two corners of the porch we're rotting. I complained about this problem for about six months. I finally told them that there were bugs crawling up the wood and getting on my porch. Palmetto bugs which are very large. Finally they sent me a memo that a contractor was scheduled to come out and assess the damage. The contractor came out and replaced 4x4's. However, he forgot one critical thing. He did not take into account for the weep holes  for the water to run off porch. After a while when it rained I noticed the water standing on the porch. I called the manager and she said she would call the contractor back out and have him look at it to see what could be done. That was the first lie.  hHe never showed up. I continued to complain because the mildew was getting worse and worse. I ask her what were they going to about the water standing on my porch that was causing mildew. She said I was the one that had to clean it up. I said why do I have to clean it up. She said it was in my contract lease. I said it most certainly was not. That was the second lie. it was the contractors fault because he did not leave weep holes for the water to run out. She said I could do something on the floor to clean it up. I told her I was not cleaning it up. What was I supposed to do with the water? So nothing has been done at this time. I would not use the porch this summer because it was so nasty. I am paying at least $100 a month for the porch and I do want something done to fix this as soon as possible. I will research my options more thoroughly and decide which is the best thing to do first. This is how things are done around the complex these days. Not run very well.

I am very satisfied living here. Maintenance staff is very good and responsive. My only complaint is that there is no water source outside.
I am a native of this area but had moved to Florida for a few years. When I moved back I was told about these apartments by someone who lived here years ago, so I checked it out and loved it.

I first moved to Rosehall in 2006 when there were mostly older residents here I transferred from the Cincinnati Post Office to the Lynnhaven Post Office. I moved out for one year came back retired from the Postal Service and, have been here every since. The grounds are kept clean and hedges trimmed. the staff is friendly, work orders are taken care of in a very timely manner, some people for the most part speak, people walk around the property all hours feeling safe but, most of all you'll never see people hanging out like their on a corner!

I really enjoy living at Rose Hall Apartments. The property is beautiful and well-maintained. It is so peaceful here, and I am centrally located to everything. Everyone working here is very friendly, and I hope to be here a long time!

Rose Hall is an unexpected gem of a place to call home! The apartments are well designed for practical use of every square foot. Closets are large and deep. The kitchen in the two-bedroom apartments have ample cabinet space and a deep double sink. The bathroom is small yet perfectly functional. The tub contains a surface that does not require a bathmat, which is very unique. For apartments off of Virginia Beach Blvd one would not expect the lush and beautiful landscaped grounds that make this complex so special. There is never a parking problem also. In addition to all this, the office and maintenance staff do their jobs above and beyond the norm. Always helpful and courteous with such attention to detail. The staff conducts numerous little gatherings and treats that add to making life here feel so much like a community. With all these good things being said, I can only think of one shortcoming that may cause pause for some. Since these apartments were built before the common practice of a washer and dryer in each unit, each building shares a laundry room. Thus, eight apartments share a washer and dryer. Some residents use a laundromat, but usually this shortcoming is not an issue. It is hard to find a complex better to call home than Rose Hall.

The apartments are beautiful with 42 inch high base cabinets and 1 inch thick granite countertops,, management is great, maintenance is expeditious and the grounds are kept immaculate. We are in a historical district.
