Great new management team!!

The ladies in the leasing office always take care of me and any problems I have !! The maintenance team is always taking care of any requests that I have. Be patient they are busy but they will take care of you !!

    Do not trust the staffs word. Get everything in writing and get names.

    Living experience (Cons): Paper thin walls.Maintenance cleared tickets without repair. Maintenance then entered the apartment without notification. Still didn't fix everything. And left the door unlocked. Pool shuts down every other week because residents bring glass bottles. The parking lot is not for the weak. Look both ways always. Rent 1400+.Sounds awesome. After all other charges and having to pay SRP you're looking at 2G for a decaying 2 bedroom. *ASK TO SEE THE APARTMENT YOU ARE GETTING. DO NOT LET MORADA SHOW YOU THE EXAMPLES. Refused to put the handle on a refrigerator that had holes for a handle! We didn't ask for a new fridge. Just put a handle on it. They legit gaslight us by saying "Some fridges don't come with handles." And we said,"Yeah but there's two holes,one at the top and on the front of the fridge. Where a handle should go." Never got a handle. When we were talking about moving in, the young lady we had told us on multiple occasions rent will be due once you move in and will always be due on that same date. Preached it with her honor. We got a notice of late payment, on a piece of folded paper just on the floor in front of the door. Left important information on folded paper,on the floor, in front of every apartment. Never taped it to the door. Towed car first day in apartment before 8 am. STAFF never said you couldn't park rear first. Not when we signed,not in the lease. One sign says it...at the back of someone else's spot. No lights in either bedroom. Or Living room. Ceiling fan in only one bedroom. The other bedroom was sweltering all year. Living experience(Pros): Great distance to bus stops. Frys is less than a 10 minute walk away. Walmart 12 minute car ride away. Lams is a great store across the street. Upgraded google thermostat. Conclusion: It's a waste of money. You're better off at an efficiency. If you must live there, be on them about every move they make. Because they are so sloppy in their horrible tactics. Get names and ALWAYS have whoever you spoke to email you whatever you both agreed upon. For clarity and your records. ( Moved out. Inquired about security deposit. Karina told her staff she used our security deposit to pay for utilities; we already paid utilities and rent before moving out. In short Karina stole our deposit.) Be very careful with Grey Star management at any apartment complex.

      Friendly Community

      Really liked living here. Sadly its time to move on. Just purchased my first home. just wanted to show my appreciation for Morada Rise. Its been great living here. I loved my 2 bedroom its so spacious. I never had any issues here just minor maintenance stuff but they were always on top of things. Going to miss the girls at the front office. Shoutout to Ana!

        Love it here

        Staff here is so great. They made moving in so easy and I love it here. It is gated and the pool and gym are very nice. My son also moved in to an apartment here because of how much I loved it. I definitely recommend living here!

          Nice Community And Affordable

          My mom and my sister just moved in and they are loving it. We had visited many places before this one and the office people all seemed to be too busy, no genuine care. But Ana was so kind and helpful. From the moment we walked in for a tour and were greeted by Ana we felt at ease. She addressed all of my mom’s concerns and walked her through the whole process from applying to the day of move in. The community itself is very nice and clean. SO many green trees around. The pools look like they are kept clean all the time. Although the area is not the best the management really does try and care. Some thinks are just out of their hands.

            This is not home, this is a living nightmare at Morada Rise

            Do not move into this apartment complex unless you really need a place asap. Everything is wrong with this apartment complex starting with management. I did not have hot water for 4 days. I've had a clogged bathtub going on 3 weeks now. A draining sink that is damaging the wood going on 3 weeks. A leaking toilet going on 3 weeks. A non functional washer they refuse to fix going on 3 weeks and not to mention how dirty it is. A dirty AC going on 3 weeks. I had a previous tenant access my mail. The gates have never been open letting homeless people get in an sleep around. Black mold that they just painted over. There are so many issues with this apartment complex and I live in one of their "newly upgraded apartments." Do not be fooled!!!!! They do not care about people here. They treat us so inhumane. Extremely incompetent and heartless. They do not care about our problems!!!

            All of them work inside the office are Wack.They treated me like a chiwawa.They don't care about your Family or your poor kiddos. situition . They just care about their To much$$ Rent. After that they give you a hardtime to fix it, in your apt. And they call you a yay yay. No mercy. Bihha..Buhha.100% not recommended. God is Good. God bless us all.

              Morada Rise Apartments: I DO NOT RECOMMEND. I have been a resident of this complex since 2015. It hasn't been the best, but it was bearable. However, this experience of moving into my third unit here under the new management has surpassed all levels of mismanagement, cases of over-promising and under-delivering and has been one of the worst experiences of my property-renting life. - Unit was supposed to be ready 31 October. ?? - Monday, 1 November: Turned in security deposit ? unit not ready?? - Promised move-in Friday 5 November ? - Wednesday, November: Confirmed 9am move-in for 5 November? - Thursday, 4 November: "we sign leases and give keys at 5pm, but we're confirming for 5pm on Friday" ?? - Friday, 5 November morning, *turns in 1st mo rent* ? - Friday afternoon, "we're sorry, it's not going to be ready until 10a tomorrow (6 November). ?? - Saturday, 6 November 10:45a, *heads to office, ready to move* "we're sorry, the unit is still not ready and our lease system is down. We have to wait for a tech to COME and fix it..." ???????????????????? - Sunday: Closed - Monday, 8 November, 9:30a - the same lady from Saturday (who offered empty "I understand your frustration," without offering any type of solution), was in the office alone. No type of management had yet to come in for the day. She says she messaged someone because the leasing system was still down. To which I asked, "there is no standard operating procedure for when technology doesn't work? I mean, every lease I've ever had has been done without internet-based computer software..." She said, if there is, they hadn't showed her how to do it. - It is now 1p, and they are not answering the phones. I have spent money renting moving equipment in preparation to move, because responsible adults plan things. I waited until Saturday morning to pack my kitchen because we were supposed to move then. We've been spending money we don't really have on eating out all weekend. I broke my 9-month old son's bed down. He was up at midnight waiting for Mommy to reassemble it because he couldn't sleep in the too small bassinet in the one bedroom. And they have the audacity to charge the same as houses that are twice the size and have more bedrooms with a garage. Yet, they either aren't paying the staff enough to hire people with problem-solving capabilities OR they haven't equipped their staff to be able to utilize problem-solving capabilities. Either way, they had a lot to say about previous management. While I did have my share of problematic leasing managers here (including the one manager who told me my husband, who was in the hospital recovering from a coma, had to COME IN to the office to sign a new lease), but in trying to move in or change units, the previous management didn't give me this much headache. I don't want a canned, rehearsed, empty apology from whomever minotors the online reviews. I want action - including reimbursement for the electricity used on Friday and Saturday finishing what should have been completed before Friday, rental credit extended to next month because I gave a cashier's check expecting to move in the same Friday I gave it, and some sort of concession for the money I used being forced to eat out and, paying for unused rental equipment. And I won't even start on the fact that they charge a full day's rent when they don't give keys until 5pm. You're charging a full day when I only have possession of the unit for 7 out of 24 hours of the day, less than one third of the day. Overall, this management company/ team has a lot to learn. And I wouldn't recommend them to anyone unless changes are made. Do better. Be a better company.

                Worst place ever to live. My car is constantly getting broke into. Apartments are dirty with roaches. Garbage just gets thrown in piles outside the dumpsters. Kids unsupervised at the pool. Mailboxes are broken into and mail scattered everywhere. If you like living in a unsafe environment this would be the place.

                  Front Gates never closed once during the entire time we lived there which resulted in multiple thefts and vandalisms to not just myself, but also to my neighbors... yet every single time we or our neighbors said something to management it was "the first they've heard of anything like that happening" and would give a BS cookie cutter runaround to not ever help us because "crime knows no address" or whatever the saying they give you goes so they won't ever have to be held accountable for not keeping you safe and secure in an advertised "gated community" which I repeat, the front gates NEVER CLOSE letting ANYONE in easily! People who don't live there purposely come to the complex to openly do drugs(and sometimes will leave it out) when small children are nearby playing, when again, advertised as a "drug free zone". Security is a joke, only the for 1 hour a day randomly which they sit on their butts and play on their phones doing nothing the entire time. On site officers are only there select days and when they are, they sit in their car doing nothing as well. If it's a day that the officers aren't there and something happens, good luck on the police arriving in a timely manner (when we got robbed last, took officers 8 hours to arrive and security kept sending us to voicemail). Management will dazzle you to sign a lease then do absolutely nothing to help once you've been there for about a couple of months. Good luck getting things actually fixed by maintenance! We had countless tickets for dish washer repair, but it never once was fixed throughout our whole lease! Pool key only works for 1 out of the 4 gates. Doesn't matter if your safety is at risk(even if you have small children) or how many times they've violated leasing agreement... they will not terminate the lease until "someone's been hurt" ..yeah... Loved being told that one by management. Overall, neighbors are nice, units are nice (if you're in a building not infested by roaches), however the complex is poorly ran by the management there. Also, there's no sense in calling corporate, they're just as bad.                     The apartments are nice. When asked for maintenance they can be on top of it but when it comes to enforcing rules they are a zero. Dog crap, weed smoke smells coming from outside my window, and cars being parked the wrong way.

                      Okay, totally gonna write an honest review for any family looking at this complex as potential...I think this complex is very beautiful. At least my unit, 8 was fortunate enough to get an upkept unit in good condition. All applicances are in working condition and if maintained is needed, they fix the problem within a week. But you gotta call them to remind them at least once cause they will forget. My unit was infested with roaches in the beggining but after a few treatments with the exterminator and keeping your apartment clean, they went away. I really love my home but DO NO MOVE HERE UNLESS YOU WANT TO LIVE IN FEAR. And I say that because the other residents that live here are ruthless. They do not care about who is sleeping at 1 am while they are outside honking their car horn for some idiotic reason. Major drug use here in the complex. People are tweaked out walking outside shirtless yelling nonsense in 50 degree weather at midnight. I can't have my family from out of town stay here without feeling embarresed because it stinks like pot everywhere. The smell even gets inside your unit. I used to think I lived somewhere same until my car got vandalized not once or twice but 3 times, 2 separate cars. People are constantly breaking into your mailbox. Again I still thought I was safe until last night I heard 7 gunshots outside my window and I see two black guys running. that's where I draw the line. I'm getting out of here as soon as I can. And don't move here . Not ideal for a family and young kids. This is the ------

                        I moved into the this apartment complex on 11/10/15 (apartment #----). My brother and I who both would be the renters asked if we could view the apartment before we signed the lease, and we were told that we could not review the apartment before we signed the lease and paid (THE BIGGEST LIE IN THE WORLD!) I signed my docs with this employee named ---- or whatever it was (difficult to pronounce). We move in and the next thing we know we have some unexpected guests...ROACHES!!!! ROACHES AND MORE ROACHES!!!!!! Totally unacceptable and disgusting. (Also, the apartment's smoke alarm continued to go off, the appliances such as the microwave were filthy). Just a total disgrace, and I was paying to live in this terrible mess. So I go and talk with property management employee ------ on 11/13/15 (she basically says she understands how I feel because she lives in the complex too and rent free, and she had a roach issue but I should be able to manage because she did). WHAT THE HECK!!!! Who in the world wants to pay to live with roaches. Like seriously???? I once again go to talk with the management on 11/15/15 and she tells me she understands and she can't do anything about it, ----------------------- is the one in control. Mind you, ------ tells me that we would be able to move into another apartment since they do have openings available. SO, I return on 11/17/15 to talk to ----- (I guess she was too busy to talk to us so she sent her assistant, ---- to tend to our problems). Basically ---- tells us that they need to go in and inspect because the apartment was suitable before we move in. HOW?????? This apartment could not have been inspected before we moved in because Roaches were coming out of every crack in this apartment and of course I was killing them and keeping them in a bag as proof. ---- said NO!!!! throw the dead ones away because even when they are dead, they can still multiply....Like rlly???? So she also suggest that we can look into other apartments in the complex if some were available (she also said the same thing initially this morning on 11/25/15 after I complained that the ROACHES were still in the apartment). Later on, ----, -----, and the maintenance guy come to my apartment and tell me to my face that they see no evidence of roaches so it must not be a serious issue or infestation. Naturally, the unexpected guest ROACHES come out when no one is around, and I tell them that I've killed numerous ones and this issue is beyond disgusting and I won't tolerate it. They say please let us bait the roaches and take the necessary steps. Their actions did not do a thing because the ROACHES continued to come out and play, anytime and anywhere. When I tell you I received such unprofessionalism from this property management it's disgusting. From ---- (or whatever her name is), to ------, to ----, to -----. They need to be FIRED!!!! Not a single one is ethical in their practices. Honestly, they deceived my brother and myself with this whole residence. I decided to break my lease on 11/25/15 because I cannot bare living with ROACHES and suffer the mental anguish. These four ladies or should I refer to them as superb employees of Parkwood Apartment have taught me a life lesson that I shall never forget. They back talked, spoken against one another's business practices, and were not knowledgeable of their jobs. IF YOU ARE THINKING ABOUT MOVING INTO THIS COMPLEX, I BEG OF YOU NOT TO!!!! The service is horrible, the models are a pure set up. THEY WILL DECEIVE YOU. I believe in superb service and this has been the total opposite. A 1 star rating is too good for this complex and the employees that work there. I even offered to pay to move to a cleaner, roach free apartment which they said I could do....then backtracked and said I would have to wait 3 months into the lease. DO NOT WASTE YOUR TIME AND MONEY WITH THIS PLACE.

                            This place is a joke I lived here for 5 years and I have done nothing but watch it get worse from the time I moved in tell the time I moved out let's see where should I start? OK I will start with the roaches,bed bugs, I have never been so grossed out and mortifyed in my life. Second if you need anything fixed you better just depend on your significant other or your self cause you can put work orders in tell your blue in the face they won't come and if they do they won't have the part and they will have to order it and it will be about a week tell it gets to you. Third this is my personal favorite wake up and go to work and you realize dude where's my car so you imidately just know thanks park wood pay my rent on time and this is the thanks I get really I have had it up to here I have no ceilings to go and last but not least the people in the office I mean you are handed a management position because it is in trusted to you to do your job to the best of your abilities not at park wood the only thing they do is give you dirty looks when they need to get there customers service face on and smile but they can't do that cause I bet they are not even certifyed to work there that's all for now stay tuned I got more......

                              The reason I moved into these apartments was because of the nice layout they had but omg they are located in a horrible location!! I lived in the back of the complex with a roommate and we had so many problems. First off we got broken into and they stole all of our electronics, secondly my neighbor upstairs got his truck stolen in the parking lot and what made me break my lease and move out was when my neighbor next door got shot and killed in his apt!! :( I heard the gun shots and the screaming at 4 in the morning it was such a horrible experience! After that I dipset the hell outta there. I do not recommend these apts! Location is super dangerous and ------.

                                Theses apartments are horrible. I've only been here since the end of January and have had numerous problems. First night here while moving everything into a friend of my bfs who was helping move had his car broken into, the dryer was not working and the cieling fan was about to fall from the roof.AC has went out twice and instead of fixing it they brought me a compressor which did not even cool down my apartment not to mention I have 3 kids and it's July in PHOENIX. It was 89 degrees in my apartment AT NIGHT!! When I first came to look at them I specifically asked the manager if there were any roach issues I was told no, there are roaches everywhere. In my pantry on the counters in my carpet. I've had the exerminators come ever week since I've been here and I'm still getting them. Not to mention nothing in this apartment is leveled. There are big gaps between my sink and the wall. Since ive been here there has been a shooting right outside my window, swat was here having a shoot out, there have been several shootings right down the street.Way to expensive, not a good area,definitely not worth the money. I cannot wait until my lease is up!!

                                  ---- THESE APARTMENTS!!!!! First off let me tell you there is only ONE thing good about these apartments and that is landscaping and some what maintenance . I had a 9 month lease and all 9 months was my worse nightmare. Our first month they tried to charge us with hidden electric fees saying we owed them over $100 when that's the first thing they ask for is proof of electric being on which we had ours turned on the night be4 we moved in then we go and try to pay second months rent which landed on a holiday so we left in drop box and the bitchies try to charge late fees how ridiculous is that oh and they would not except your rent money without the late fees being added on it . Talk about ------ neighbors downstairs so I suggest you if u have kids try not to get upstairs even though we were hardly home when we were they would come up over any little noise we explained to them that we are already as quite as we can be what more can we do besides not walk on floors . There walls are so thin and floors are thin and squeaky you can hear yourself walk . OH YA let's not forget ALL THE HIDDEN FEES they have we moved out and had everything cleaned and how they gave it to us when we moved in even had carpet cleaned before we moved. Out so we can get our deposit back and now they are trying to only give us half saying carpet needs cleaning and walls need partial paint it's like WTF AINT YOU APARTMENT OWNERS SUPPOSED TO CLEAN CARPETS YOURSELF EVERYTIME SOMEONE MOVES IN OR OUT AND AINT YOU GUYS SUPPOSED TO PAINT WALLS ALSO EVERY NEW TENANT I THINK THEY ARE FULL OF ---- AND TRY TO CHARGE US WITH ANYTHING JUST TO GET MONEY OR KEEP OUR MONEY THEY HAVE ALOT OF HIDDEN FEES with all these hidden fees they charge us they need to up grade there apartments or at least there appliances ...All I have to say is BEWARE DONT LET THE OUTSIDES OR FAKE SMILES FOOL YOU !

                                    I have lived here for over three years first I was happy, apt is in good condition. NO bugs at all ( was my main concern). Even though I was in the very back of complex I was happy. But recently this place has became HORRIBLE!!!!!!!!. Every weekend there will be people arguing, yelling or drinking. I heard my neighboors talked about guys broken in into apartments, but it didnt bother me until now that they broke in my apt steal almost everything... I call and complain about light post been off, gates been open for months, security been sitting down front of the office. But no one seem to care. Not saying that every year rent goes up we started here not paying electricity but then they add it ok I was fine but then every month the bill will increase about $20. When you call the office they take foreverrrrr to answer plus they do it with an attitude. When they showed you apartment model they make everything seem perfect but is not worth it. paying over $700 buck and not been safety. If you have other option go for it is not worth a penny. very bad neighboorhood.!!!!!!!!!!!!!!

                                      I have nothing but wonderful things to say about my apartment home at Parkwood Apartments. I have been a resident for three years and through out my entire stay things can be no better. The grounds are well kept, beautiful flowers, 24 hour emergency maintenance, lighted carports,and security patrol. Also if you want to stay healthy and fit there is a free fully equipped fitness gym. My neighbors are friendly and the staff is GREAT! You will get a chance to meet who I call Ms. Jazzy. She is on top of everything and gets the job done. Ms. Jazzy is actually Ms. Plute, but I call her Ms. Jazzy cause she really fits the name. If your are looking for a place to live and you like the modern look, Parkwood is the place for you. You will have a choice of several colorful accent walls, modern appliances, full size washer and dryers in each apartment, beautiful pools and dog friendly. Come check it out for yourself I am sure you will be pleased. The staff will be pleased to have you and service you. I rank Parkwood Apartments A 5 *****Star in Arizona living.

                                          My wife and I really like this place. The staff went out of their way to get us the apartment that we wanted. We had locked ourselves out of the apartment and a guy from maintenance helped us get back in. The biggest thing that made us move in here was the beautiful plants all over. It is like walking through a park. They really take good care of this place.

                                            Very unhappy and very disappointed with this company. I just moved in to Parkwood Apartments and when I went there everything was perfect, I have been living there about 2 months now! Before sign my contract they stated the water bill will be under my charge, that was okay, they said the water bill was about 45-50 dlls for the 2 X 2 apartment, and divided by complex. The first water bill was for 63.00 dlls and now my second bill is for 75.00 dlls. that means to me that next month my bill could be for 100.00 dlls, THIS IS RIDICULOUS!!!!! I HAD LIVE AT Hampton Square with a 1200.00sf bigger building and I only paid a month 45.00 and in top of that, I went to the office and they said the water bill depends on usage, which is not TRUE! My sister-in-law lives there, we move at the same time, she lives in another complex and she is getting the same bill amount, and it can't be same usage on her building... They are painting the buildings and they make me suspect they are charging on water bill the painting!!!! They are very unprofessional and for me this is FALSE ADVERTISEMENT! Heers Management should do something about it and have a better training on their staff!

                                              the staff never answers the phones. They are rude and incompetent. I get a different story from every person who works there. They told me I was approved a week ago, so I went to get my money order and move in today (went through the hassle of getting cable, internet and SRP changed over) just to find out I had a passed due balance with SRP and they wouldn't let me move in. Even though I made payment arrangements with SRP already, and it was changed over into my name. They had a week to let me know this, and yet they waited till today to let me know what was going on. You just don't do that to people. Terrible Terrible customer service.
