Good value, but building is for sale

These apartments (for new renters at least) are a good value at 1350 for 2bed/2bath. The unit I just rented had many problems, but all have been fixed in a timely manner. Although I do have to wonder how the last tenant made do with no heat, a broken bath faucet, no garbage disposal, blown light bulbs, a broken screen door, etc. All fixed, but who the heck would put up with that? Weird. <br> <br>The bottom line is, though, that the units are being sold as condominiums by the end of 2003. So don´t rent here if you plan to stay past November. Tenants who are renting at the time the units are sold will have a choice of a "discount" off the selling price (at the moment they are ridiculously overpriced, so "discount" is relative) or $1000-$1500 to cover your move. Seems fair. <br> <br>For people who have trouble getting things fixed--you have to be willing to confront your landlord. Every apartment I´ve ever lived in has required me to be assertive to get things done. Landlords steamroll timid tenants. That´s just the way it is. You´ve got to be assertive, even aggressive with some of these people. I don´t think that´s unique to this building.

    Lying Management

    Getting the truth out of the Mission Wells office about any matter, no matter how mundane, is almost impossible. Such behavior indicates severe problems at the corporate level. Meanwhile, the property continues to physically decline. My advice is to rent elsewhere.

      New Scummy Rent Policies

      The rent they charge new tenants is now much lower than the one they offer for renewals (For 2 bedroom/2 baths the going rate for new tenants is $1350 and for renewals they offer 1 free month off 1-year lease, with the lease rate being $1595). <br> <br>This is a new problem that I didn´t notice before, not to say that it never existed. There are indications, however, that this is new. They used to tell their specials on the phone but now ask you to come to the office for a quote; apparently they don´t want the renewing tenants to find out that they are getting screwed. <br> <br>Of course, it´s easy enough to find out and their secrecy only indicates their being aware of their behavior being less than fair. I wonder if it´s in the gray area as far as the legality of it is concerned.

        Average - Definately not luxury

        Mission Wells is not a luxury apartment complex. It has a lot of updating that needs to be done. The nice things about Mission Wells is the Washer and Dryer in each apartment. Unfortunately, mine doesn´t work properly. The garbage disposal died on us last week and I´m sure we will have to call Managment for them to stay on top of it. There has been a rash of car break-ins and nothing has been done to secure the apartment complex. Right now my husband is walking me and my 1 year old daughter down to my car every morning, so that I feel safe. Overall - the rent is cheaper than other places but I´d pay an extra 200 p/month to live somewhere newer, safer and more responsive.

          Car Break-In

          This past weekend there was a wave of car break-ins in the garage closest to the leasing office. I owned one of the cars that got hit. This is something that is not new, I have neighbors who have experienced the same thing only in the gated garages! Management´s response, "It´s not our responsibility since we clearly mark it with a sign." My concern, is to what extent do they take responsibility for the tenants and their property...

            A good review...

            Been living at Mission Wells over a year and I have had good experience with maintenance and management. Maintenance is quick to inspect any problem and is more willing to replace something verses repairing or patching. My original contracted rent was competitive and I have had no rent increase. Great location- close to BART, library, stores and parks. Neighbors are very quiet and friendly.

              increased recent auto thievery

              In the last two months, 4 or 5 cars have been broken into, busted glass and interior items stolen. This is in the "secure gated parking areas", if you include the breakins occuring at the street parking the number is much higher. <br> <br>Mission Wells claims that there is a security guard, but nobody who lives here ever sees them. I talked to the maintanence guys about the breakins and the security guards, and they told me that the "security guards" are 1 guy who drives through the underground parking areas once or twice a day. He does so very quickly, never looking carefully at anything. He is strictly going through the motions. <br> <br>Management needs to solve this problem and quick. According to the maintanence people, crime is on a big upswing at Mission Wells. <br>Seems to me that some fairly organized criminals have come to realize that Mission Wells has crap security and is theirs for the taking. <br> <br>Luxury Living? Management is too cheap to buy even one full time security guard to walk the complex. The truth is, a complex of this size could use 4 full time 24/hours per day security guards, and at the price we pay for these apartments, we should have them. <br> <br>

                Nice at one time, but not anymore

                Some buildings in the complex are now suffering structural problems. Water system frequently under repair which means days without water. Management has inspections which means that strange men snoop around your apartment making notes on a clipboard. Chimneys haven´t been swept in years...fire danger? Windows are filthy. Garbage dumpsters in basement overflow on weekends. Some repair work contracted out to sloppy and incompetent people. Office people treat you like an idiot. Get the picture?

                  Read this

                  I am writing this letter to thank the staff at Mission Wells. Recently I moved out of the apartment to live closer to work in San Jose. I would like to thank them for their help while I was in process of move-out and throughout the two years I spent with them. I admit that there were some problems here and there, but thanks to their staff the problems were taken care very professionally. <br><br>I would recommend this apartments to people who like a quite, family atmosphere and a safe environment. The rent fit my budget but could have been lower

                    miss-management/no management

                    Management ignored problems on my behalf. So now problems are severe. An ex-employee states that the management is brutal. After management ignored my safety concerns, another woman was accosted by an unknown male assaulter on the inside stairs. It is said that he confronted her with a gun.

                      Please dont rent at Mission wells

                      Key points <br>The only good thing is closeness to BART but is it worth the compromise that you have to make <br> <br>1)Security incidents , one bike stolen from a supposedly secure garage , a women assaulted <br> <br>2)Management is a real pain , totally uncaring and rude liars. <br> <br>3)After hour service requests are ignored plainly (even though It was an emergency for me ) <br> <br>4)Rents are high, garages not maintained and "secure doors" stay open <br> <br>5)For some reason or the other management wants to enter our apartments . <br>(YEAH thats what I want, uknown stragers entering my house from 9.00-5.00 atleast once every month when I am not around) <br> <br>6)staff is rude and has evidently no experience of doing business with customers. <br>Can you beleive it, this jokers dont know what the current rent is for existing customers who want to renew leases <br> <br>7)Gym is a poor joke and you have to pay extra for water and also extra parking spot. <br>I have learnt my lesson and I urge all of you who are planning to stay here to be aware of all this before you make any decision on moving into this nasty place

                        Don´t Rent at Mission Wells

                        This property is definitely going downhill. Security more lax than ever. A woman was recently assaulted in a stairwell. Repair requests are routinely ignored. The units do have some nice amenities, but the buildings and systems are showing their age, and with uncaring management and ownership this decay will only progress. Office personnel are cold liars, but that´s no doubt what they´re being paid to be by the owners. Spend your money elsewhere. I can´t wait to get out. <br>

                          Don´t Rent From Mission Wells.

                          The management staff are only interested in collecting your monthly rent. They are NOT in the least bit helpful when it comes to any other problems. I would never rent from them again! At one point a neighbors car had been attacked by vandals. Their car had been put on blocks and the wheels and tires were stolen and it had been broken into. Our cars were also broken into many times. Rememeber this is SUPPOSSED to be a gated community and we were SUPPOSSED to have security staff. Somehow the gates were always left open during the day from 8-5 P.M. The "leasing consultants" were of complete incompetence. The only positive thing I have to say is the maintenance staff did provide good service.

                            Run as far away from this place as fast as possible.

                            This place is an absolute dump. Just read all of the other reviews and you´ll get a pretty accurate view of what goes on around here. First of all, management is a joke. Each and every person in the office is confrontational and rude. I´ve never had to deal with the manager too often, but on the occasions where I have, she comes off cold and uncaring. Complaints and requests for maintenance are ignored. When maintenance people actually do show up, they enter your apartment eventhough you ask that you be present. Rents are high for what you get. Apartments overall are run down and not kept up very well. Many Section 8 people roaming around all day long amongst unsupervised screaming kids. Doors to "secure" community are routinely left open so that anyone can walk in. Our building has had a big problem with the fire alarm going off in the middle of the night for no reason. The problem has yet to be corrected by management. Overall, this is the worst possible place to live. The people who run it should be fired and tennants should receive all of their money back. We are getting out as fast as we possibly can.

                              ho-hum, like the rest, adequate, silly problems NOT fixed

                              Great location (walk to BART) in general has all facilities -- but it shows its age. <br>I NERVER met with top manager, but (like other reviwers) my opinion is she is a lieing b*tch. Other office staff are GREAT, really good, but they have a BAD BOSS. <br>Stray cats were a problem -- ask about it! <br>Rents were highish, but current times may have brought them down. (The real reason the pools are now unheated, PG&E energy costs and the resession). <br>One car was broken into. <br>In my opinion, minor FIRE CODE infractions -- doors wedged open, broken door closing activators, incorrectly placed locks/handles. <br>Again, this is a sign of POOR MANAGEMENT. <br>These are NOT luxury apts! Just average. <br>

                                Ummm Yeah, Don´t do it..........

                                It was kind of cool at first, but when summer hits watch out! The AC in the den (?) did little but raise our electricity bill. The kids screaming and crying and jumping in and out of the pool ALL NIGHT long is what made us finally move. Don´t even get me started on that damn security phone. What a piece of crap. When we had people coming over they would yell up to our balcony and then when we heard them we would throw down the keys. During the time that we lived there our cars were broken into, several apartments burned down, we called the cops on kids smoking weed out in guest the garage, and we saw a man turd in our storage area. So why did we move again? We almost moved back but then came to our senses.

                                  Just Move on, This place isn´t the place you want to live

                                  where do I start? First of all management is horrible when it comes to helping you out. I´ve enjoy going to Maureen with help, she is a delight. But Georgina (property manager), is a pain! She is a very rude and uncaring person. Don´t even waste your time with her. <br> <br>I´ve met several staff members in the office, they´re very pleasant. But I know they are overworked for nothing. <br> <br>The building that I live in is fine, you don´t rarely see or hear your neighbors. The security issue at the complex is poor, just make sure you don´t have valuble stuff hanging around in your car or your storage unit. My car was vandalized twice, and the apartment complex did completly nothing. <br> <br>To sum it all, Management is poor and the quality of the apartment is horrible. Rent increased dramatically over the years. Take my word, Just move on..

                                    management sucks

                                    Place is not too bad, security is a big problem. Lots of crime, gated security here is a broken down joke. The staff/employees/contractors are routinely given keys, and I have heard many complaints from other renters about unknown people simply walking into their apartments because management hands out the keys like candy. This has happened to me once. <br> <br>Managment absolutely stinks. Totally unresponsive and abusive towards you unless you are giving them the $$. At first, they will humor you and indicate they will solve the problem or try to lie their way out of it. Then of course nothing is solved. Finally if you press the issue they will get ugly. I have seen them actually kick a person out of the office for minor issues. I can´t say enough about how bad management is. Without question, this management is the most arrogant and unresponsive I have ever encountered. <br> <br>Place is decent, but not worth the headaches that management causes. <br> <br>Used to be better, now wejust want to get out. <br>

                                      I concur with most of the respondents here. <br>On the surface, this place looks good. But when you stay here a while you notice that nothing is as it is advertised. <br> <br>The complex boasts two pools, both of which are freezing, with no heat. Management makes up excuses, but basically the owners do not want to spend the $$ to heat the things. <br> <br>The chlorine levels in the hot tubs are inconsistent. They have destroyed several of our bathing suits. They also make you rash up and itch. Management does not care. <br> <br>The gated garage is rarely in working order. <br>Fully 40% of the time our gate is inoperable, and I can only speculate on the other gates. <br>Anybody can walk in and out. Employees here have informed me of crimes recently committed in the parking garages, but management still does not keep up the gates. <br> <br>The primary access to the apartment has a heavy duty locking door, but the handle is broken, and has never been fixed. So not only can anybody have access to your car, but they can also have access to the apartments. <br> <br>There was some recent work done in the complex, and management just handed over keys to the crews doing the job. One morning, about 10am, I have complete strangers entering my apartment--using these keys!! <br>Nobody told me there would be somebody accessing my apartment that day. thank god I was there, otherwise the entire place could have been burglerized. <br> <br> <br>The place is noisy, hard to get sleep sometimes. Management makes no attempts to quiet irritating occupance. They claim to deal with the problem, but they just ignore it. <br> <br>Dogs/cats/pets everywhere, watch out for the piles of dung as you walk across any grassy area. Lots of this, not kept up. Dogs constantly barking, inside and outside the apartments. <br> <br>The place is built poorly. cheap construction. <br> <br>The complex is designed to look good at a first glance, otherwise it is not impressive. <br> <br> <br>Otherwise it has been fine. I am not impressed overall. We are looking for a new place. <br> <br> <br> <br> <br> <br>

                                        watch out- they will try and make your lives difficult when you move out. Call lawyers - there are plenty of things you can threaten with and actually prove if you think about it. REALLY BAD management, it comes from the top (GEORGINA) she lies very well, so you may beleive her - but don´t. <br> <br>They never try and help you and if you do decide to live there get lots of insurance for your valuables and plan to note all problems down so that when they try to take all your deposit money you can prove them wrong. <br> <br>Regards, <br> <br>Rebecca

                                          lying management

                                          Well, they advertise heated swimming pools. But as we are finding out, management refuses to heat the two pools. They try to blame it on mechanical problems, but the maintanance people have admitted to me that management ordered them to turn the heaters off. <br> <br>Simply put, they don´t want to spend the money on heating pools, and are lying to their clients about their motivations. <br> <br>Also, the apartments are quite noisey. <br>The apartments are made with cheap fixtures. <br>Very easy to damage, just simply cheap. Some items not working. <br> <br>Also, internet connections are limited to 28.8k baud rates. Nobody seems to know why. <br>

                                            The Good vs The Bad

                                            Good: <br><br>1)Washer and dryer in unit <br><br>2)Elevators in buildings <br><br>3)Covered (basement) parking <br><br>4)Above average noise insulation <br><br>5)Convenient to BART <br><br>6)Rent is moderate <br><br> <br><br>BAD: <br><br>1)Increasing crime. <br><br>2)Buildings are generally deteriorating <br><br>3)Needed repairs in public areas ignored <br><br>4)Tenant base seems to be moving downscale <br><br>5)More frequent "culture clashes" <br><br>6)Some units are being rented out as corporate housing. These rotating short-term occupants don´t really care about upkeep or being good neighbors. <br><br>7)Long history of tenant abuse by management <br><br>8)Filth allowed to accumulate in public areas, including human urine, which is sometimes smelled. <br><br> <br><br>FORECAST: <br><br>The new management SOUNDS sincere about trying to make positive changes, but until some really major issues (such as security) are addressed, things can only get worse. <br><br>Perhaps the only thing that will save Mission Wells from eventually becoming a gang-tagged ------ is another economic boom, and the huge rent increases that go with it. But who knows when we´ll see that again? <br><br> <br><br>RECOMMENDATION: <br><br>If you´re a responsible person with a mature outlook, who values such things as a feeling of security, the sanctity of your own space, and receiving the best housing value for your hard-earned money, I would look elsewhere. Don´t get me wrong, there are worse places to live than Mission Wells, but the outlook here seems bleak.

                                              If you want to share your neighbors´ sewage.

                                              This complex has major plumbing problems. First floor apartments periodically have the neighbors´ sewage come up in the kitchen sink after dinnertime. Maintenance is apologetic, but says the sewer system cannot handle rice and other wastes other tenants produce. <br> <br>Really creates a wonderful environment for a luxury rental rate apartment. <br>

                                                Used to be good, now much worse, mgt stinks

                                                Love the unit, maintenance response good, but mgt attitude stinks and they don´t communicate truth to other tenants. VERY high rent, considering I pay $1900 month for large one bedroom and for $2400 could rent 3 bedroom house in same town now. <br>Had major 6-month problem with crazy woman below me ranting & raving all night for months, leaving dog barking from 11pm to 4am, and mgt not interested until police came to put woman on mental hold twice. They say they have storage (what a joke-broken down units, none available for a year) and their "security" responded with "what do you expect us to do about it" when I called on a loug party in my building at midnight when someone threw up off their balcony. I´m paying big money for "luxury" they definately do NOT deliver. <br>I´m looking for a new place. Don´t want to be ripped off by these jerks any longer! <br>

                                                  Where does you $$$$ go?????

                                                  OK, so I have lived here for two years. <br><br>first year was great! This year has been a nightmare! In May our storage unit was robbed. This last Tuesday, many cars were broken into. One of them was mine!!! <br><br>Three total (that the complex will admit too) <br><br>One truck was stolen altogether. <br><br>I have never met a more rude and unconcerned staff in my life! They knew for 12 hours that there was a break in and never notified me. I had to find out about the other break-in´s from the maintenance man. I discovered my vehicle that evening with glass everywhere and everything ran-sacked! <br><br>They told me "Theres nothing more we can do" <br><br>They wont even promise to post a warnign for other residents! <br><br>They advertise a "gated community". But it doesn´t really matter when the garage gates are left up ALL DAY LONG!!! <br><br>I never got a response back in May when the locker was broken into. In August when the stray cats and barking dogs became unbearable, and now after all of this and $1700 a month, I am told....we can only do so much, if you need to go over our heads then do so. Well, they are getting their wish! I will say, The apartments themselves are great, and sound-proof, but the management is in control of all goings-on and they are completely worthless. At this time I would not recomend these apartments, and I am looking for a new place myself. <br>By the way, Did I mention the unsupervised kids screaming ALL DAY LONG, and people running what seem to be illegal daycare centers from their homes?? I learned many new things myself reading these other reviews. I´m outta here!!!
