Very convenientbut stray cats are a problem.
I have lived here for two years and the only issues I have are the price of the rent and all these stray cats running around. They walk all over your cars and they even scratched up my new paint job! I have complained about this to management but they have done nothing. How hard is it to get someone from animal control to gather them up. And to make matters worse some residents keep feeding them which is not helping them it´s making it worse. Healthy strays produce more strays...get a clue people!

OK if you can tolerate kids screaming and cats running wild.
I have been here since May 2000. The rent is high even in this depressed market. There are several unsupervised children screaming and stray cats entering the building and in common areas. Management is very responsive to maintenance requests. The office is pleasant to work with most of the time. Parking is excellent and the neighborhood is quiet. However there are no services within a close walking distance. Near BART.

High Rent/Bad Mgmt
After the first year here, we would have recommended it to anyone, but the last six months have been HELL! <br>Mgmt. only cares about getting their rent. (22% increase in second year). Have had the car keyed 4 times, with response from the mgmt of "that´s not our problem". <br>Bicycles and toyes in the hallways, children playing with stray animals inside the complex and a neighbor who was High on PCP throwing his mother out the window. Mgmt does not respond to any problems. <br>People are constantly trying to open your door at night, we´ve had people just walk into our apt. and the apt. mgr. (Georgina) will not respond to requests for maintenance to not enter an apt. without the tenant present. Have had apt. construction works follow and sexually harrass my girlfriend and then sit on the back of her car so she can´t leave. (this is in the secure, gated parking). <br>I would not recommend this apartment complex if you value your material possessions.

exoensive place, but well kept, good security and near the bart station
minuses > <br>expensive place, small apartments for the rents they charge, scowling management.. <br> <br>pluses > <br>secure place, good parking, accessible to bart/freeways, nice landscaping, low noise levels, good privacy

Good location & amenities but unresponsive management
Location is great, apartments are fairly well-appointed, amenities are pretty good. But service is not that great and management is unresponsive and arrogant about it. Common areas are constantly slightly dirty and unkempt. Simple questions about maintenance are not responded to. Broken (vandalized) door handles in our building for several months now despite multiple requests for repair. Petty crime in parking garages (thefts, broken windows, storage areas broken into) is largely ignored by management. Also have had hassles with trashy Section 8 residents and no support from management. I would recommend Mission Wells overall, but prospective residents should be aware of these issues.

Well-kept, good management, good neighborhood
Nice neighborhood, 10 minute walk to BART -have walked it late at night and never felt threatened. Common area is well-maintained; fitness room gets crowded and could use another treadmill. Our rent history has been: $1280 (yr1), $1370 (yr2), $1375 (yr3), $1670 (6mo) (all include $50 extra for vaulted ceiling) Can´t remember what rent would have been for full-year lease most recently. Lots of families, great insulation, I guess, ´cuz we never hear our neighbors. Minimal insect problems (ants one fall, none since) Very slow with unit maintenance. $75 charge for paying rent after the 3rd, and they mean it. (ouch)
