Returning Resident

I am a returning resident. I previously lived at Broadstone Edition for 14 months. My move out was primarily due to downsize from 2 to 1 bedroom and at the time there weren’t any availability at Broadstone. My experience at another community had me realize how lucky I was to be at Broadstone Edition. I have taken everything for granted. From the kind staffs, community amenities, to the smallest details of my unit: cabinet, doors, washer/dryer, wall paints, window, key fob access. Everything is of premium quality, high tech, high standards. I came to have a deep appreciation for all staffs at Broadstone Edition-Irvine, for their kindness, professionalism, and all the hard work that they do. They’ve created a community that truly feels like Home. A special shout-out to Manager Samantha. She is one of the hardest working Manager I know. During my tenancy, I often see her personally patrolling the ground checking making sure everything is neat, clean, working properly. Not once, but many times. When a suspected individual without key fob follow me into resident living quarter and shouting profanity, I called leasing office and immediately Manager Samantha and Assistant Manager came running chasing down that individual. No matter how busy she was, she would make time to be present at both Pre-inspection and Final Inspection with Maintenance Team, per my request. Everything is transparent, follow proper procedures, absolutely no foul play. Upon returning to Broadstone Edition, staffs welcome me back with warm smiles and regards. Leasing Agent Zack go above and beyond to ensure my transition back went smoothly and providing me helpful resources. Manager Samantha and Assistant Manager Karina always respond promptly to all my email inquiries to ensure smooth move-in. After first night stay, Maintenance Manager Edgar call to check-in if everything in unit is alright. I made few work order requests and immediately Maintenance Manager Edgar and Maintenance staff Adolfo came on same day to address. I feel extremely well taken care of here at Broadstone Edition. Safe, warm, and at Home. Their work ethic, transparency, prompt communication, to maintaining sparkly clean public spaces. Every team member work tirelessly to ensure each and every residents have an enjoyable living experience at Broadstone Edition-Irvine. And for that, I am deeply Grateful. Thank you so much! To all negative reviews out there of Broadstone Edition-Irvine, just know that you have taken everything for granted. And you wouldn’t realize that until you’ve lived at a different community. BEWARE. THEY WILL TAKE ALL YOYR SECURITY DEPOSIT

Upon moving out, they’ll charge you $295 for cleaning and prorated 36m painting costs, plus labor cost and painting utilized. I kept the apartment in a great condition, no damages made and they charged me almost $1000 upon moving out ie withholding all my security deposit. The management team sent me cleaning fees of move out inspection from the cleaner for $165 but when I raised it, they said they made a “typo” it’s actually $295. They also charge me an additional $320 for the key fob that I've already returned. Honestly, the management team makes errors and try to take your every penny. More insanely, another $300ish labor + paint costs for normal wear and tear. My one bed is about $3150/mo - if you have that budget, look for somewhere else at least a management team that has a better sense and try not to withhold all your security deposit. they don't even recognize and just trying to take your every single penny of yours. When they respond to your review, they'll say the most generic things vs trying to resolve your issue. This summarizes oerf how my 13mo in that building feel like. I've had issue moving in coz it took them 3 weeks to process a lease and I have to move for a job. Then when I leave my feedback, the same property manager called me. They don't even have property management in place and people onsite are just incapable. During your tenancy, you'll realize they add on services that you don't even need, like trash butler which makes the whole hallway smell like trash because people put trash in the hallway for hours. Then they spray some sort of deordinatizer that smells like cheap perfume and makes your head spinning every time you walk out of the elevator. BE AWARE.

It’s a nice building mostly quiet and peaceful. Management is good and very friendly The cleanliness is very good and acceptable. The apartment is neat inside, and all the kitchen appliances are brand new. Everything is good except the apartment hallways especially on the 4th and 5th floorswhich smell really bad.

Appreciate seeing night guard outside front entry of building. Pet waste stations around exterior building grounds help encourage residents to pick up after pets. Great landscaping

I’ve lived in multiple apartment complexes and this by far has been the worst. For how much you pay, this is not worth it. No parking after a certain time bc they don’t do assigned parking. I feel like there’s more residents than there are parking, after work hours you can’t get parking anywhere except using guest parking. Residents don’t clean up after their pets, there’s poop everywhere in the grass. Walls are thin- you can hear everything w your neighbors, and your whole apartment shakes when people close their doors. Apartment poorly built everything breaks, my closet has collapsed, had to move out the first day bc of water damage, ants were everywhere when I first moved in, the shower shelf built at a slant so I can’t even use it because everything slides off, all the filters needed to be changed when I first moved in, the smoke detector was already dead when I first moved in and kept ringing.

Honestly love living here. Everyone is very polite and respectful. The apartments are brand new, very modern and spacious. The amenities are to die for! The pool is big and quiet. Sometimes there are kids running around but they don’t bother anyone.

Brand new building with top notch amenities, floor plan layouts and finishes. Super friendly staff in the leasing office. The maintenance crew is rapid when it comes to addressing minor maintenance requests submitted so far. Overall a sophisticated and class apartment building that's worth every penny.

There are many issues in the community and worst management to work with. Loud music in empty spaces playing 7 days a week from 8:30am to 8:30 pm for no purpose or anybody in the barbecue area. The place you live is supposed to be quiet so you can sleep, relax and be able to work but don’t expect to have that in this community or inside your apartment. Don’t even expect opening your windows or patio door to get some fresh air since you will get blasted with none stop loud music. The parking is full of dust all over so good luck walking to get to your car and not getting your car dirty, sneeze or caught. The community has the worst management staff I’ve ever dealt with.

I've lived at Broadstone Edition apartments for a month and a half and I'd just like to share my experience so far. This is a brand new property. When we first started looking for apartments, we simply weren't impressed with any in the area. We were about to give up hope of finding something we liked, when we came upon these apartments. The office staff (Madison and Dylan) are the absolute best! Both of them have gone above and beyond to make us feel welcome and at home. They have never once hesitated to help me with anything I've had questions about. We chose a beautiful 2/2 on the 5th floor and the view is amazing! The layout is perfect for us. We have had just a few minor issues arise that we needed to place work order requests for, and each time, the maintenance team (Mario and/or Jonathan) has been prompt, thorough, friendly, and beyond helpful. During my 53 years on this earth, I have lived in many apartment complexes. Without a doubt, Edition takes the cake! From the wonderful office staff, and knowledgeable maintenance team to the gorgeous amenities; we are beyond grateful that we found this place and honored to call it home.

This is by far the best apartment complex in Irvine. Everything is built very well. Amenities are really nice, you don’t have to leave home to have a good time. Leasing office representatives are profoundly attentive and caring. Overall this community is unquestionably 10/10.

The parking lot is not clean, too much dust. And the carpet in the hall way of each level is not clean. For the other aspect, I’m really satisfied with all the stuff effort and solving problem efficient.
